Beware! RUN AS FAST AS YOU CAN!!! This is the worst apartment complex I have ever encountered. We are co-signers on our daughter’s apartment. For over a year, we have been dealing with being overcharged on utilities. Every month we get a refund from the apartment complex, but it is a battle. We’ve been notified by employees there are units in each building that are being overcharged on utilities. Yet, for over a year NOTHING has been done to fix the problem. Just multiple calls to get a refund. We tried calling the utility company ourselves, but they can’t do anything because we do not own the complex. Safety is a HUGE concern. Homeless sleeping in stairwells. A door being broken for months with multiple complaints to staff. Not to mention things in the apartment that are broken, requests submitted, and nothing is done. For the amount of money in rent, go anywhere else. If I was being paid hourly for the amount of time that has been spent addressing these issues I wouldn’t have to work. The management turns over regularly so really nothing is ever accomplished. I will give management props for sounding professional. But follow through is AWFUL. If you read this, I can’t stress how horrible this property is managed. Save yourself time and stress and go anywhere else

DO NOT LIVE HERE. I am going on my third year here at the Lex. When I tell you this is the worst management I have ever dealt with, I am not kidding. For over a year our utility bill was wrong. I myself as a college student tried to get it fixed but why would they listen to me. So just imagine seeing your rent being 1,200 dollars when it’s supposed to be around 900. They can’t keep the apartment hallways clean ever. The door is broken and I myself saw a homeless person sleeping in the stairs. Good luck with any problems you have because they aren’t going to take you seriously. The amount of times I have heard “no problem we will get it fixed and checked out” is insane. I think I could run an apartment complex better than this. Oh and let’s not forget about the homeless issue on the property. Understandably it is everywhere but when it’s on an apartment property, I think there is something to be done. As they sound professional when responding to all these bad reviews just know nothing is done. Save yourself the time and do not even bat an eye at this place. Please go to any apartment complex but this one because just know once you’re here you will absolutely hate it. I wish my living experience here could’ve been better but they ruined that real fast. I honestly just hope this helps anyone who is looking for off campus housing. Please do not live here.

Basically best friends with the maintenance guys now. (Shoutout Butch & Jacob you guys are my only hope lol) It hurts to breathe in my bedroom from all the mold they discovered so now I have to go to the doctor. Elevators didn’t work when I had a broken ankle. Locks on the outside doors are all broken so literally anyone can get in (lots of homeless people hang right outside the apartments which I have no problem with but they could easily get into the building) I stepped on a piece of glass outside the day I moved in last year due to all the garbage laying around. See pictures for details …

My daughter shared an apartment with three other girls during her sophomore and junior years at the University of Kentucky. Throughout their time living there, the air conditioning was consistently an issue, the dryer only worked about half the time, and maintenance was extremely slow to respond to repair requests. The complex has only one elevator, and it was broken several times, including on move-in day, so be prepared for long waits and long lines. I just helped my daughter move out in the summer of 2026, and it was 90 degrees inside her apartment. While management has no problem collecting rent, they seem to have a serious problem properly maintaining and repairing their buildings.

PLEASE READ I have lived here for two years and I can say it is probably one of my worst experiences ever. This apartment complex is unprofessional. The management has changed. I believe two or three times since I’ve been here. They do not take care of their Residents by any means anybody who is on here putting five stars reviews. They are getting something from that. They give out prizes for people who leave reviews. My apartment has had water damage since the time I moved in till now it’s still the same problem I currently live with mold in my ceiling and it just progressively keeps getting worse water drops on the floor every time it rains. I’ve went to the front office multiple times and they’ve said they’ll come and do something about it and they have it and it’s straight up negligence. They don’t clean the apartments when you first move in I hired professional cleaners to clean my apartment because it was still dirty. Whoever the previous residents were who lived in here before the couch is all scratched up The apartment still had hair all over the place. My dishwasher broke on multiple occasions and it took them over a month to even get me a new dishwasher. And now this is the second year in a row that the pool has not been opened when it said it would be opened, but that is what we pay for, and it still isn’t open. Overall, if you have somewhere else to live, do not live here at all. There is much more options. There is cheaper options. One of the maintenance people have literally told me do not live here. If you don’t have to if it’s coming from the inside, then that is a problem that is a major major problem that needs to be fixed. THIS PLACE IS AWFUL. It’s filled with trash, homeless people get in the buildings. Something that happens to your car, they will not give you the camera footage. You will have to subpoena them.
