  I dont know why there are so much of bad reviews, but i dont see any of those complaints from my side. While signing the lease i was also scared of the reviews but I am living now from 2 months comfortably without any issue and hope nothing will happen in the future also. And the residents complaining about the trash and roaches should also remind themselves that they are also be responsible for the garbage and trash they put out.

  It’s definitely been a headache. This is now my second year at The Lex, and while things have gotten better so far, it’s still far from great. I’ll start with the positives. The location is pretty nice, and having the shops underneath is really convenient. The apartment itself is a good size, and my roommate and I have plenty of space to live comfortably. We honestly would love living here if it weren’t for some pretty major issues. The biggest issue by far is our AC and heat. They haven’t worked properly since November 2025, and it is now September 2026. We have submitted probably 20–30 work orders about the issue with little to no response or resolution. We were eventually put in contact with people I would consider the “higher-ups,” and after months of back-and-forth, those people ended up leaving The Lex without the problem ever being resolved. Because of the high temperatures over the summer, with our apartment often reaching 90+ degrees, we now have mold growing in our bathroom. We’ve reached out about this issue as well and have yet to receive a response. Another problem is that our downstairs neighbors smoke pretty much daily. Normally, what they do in their apartment wouldn’t be my concern. However, because our AC unit appears to have been installed improperly and doesn’t have a proper seal, the smell comes directly into our apartment. Anytime we have guests over, we basically have to apologize for the strong “za” smell throughout the apartment. Our washer and dryer were also broken for a few months last year. To their credit, they eventually replaced them with a brand-new set, which was very nice, and we haven’t had any issues with them since. Last year, we also dealt with a lot of false fire alarms and Wi-Fi outages. Thankfully, both of those issues seem to have improved. We got new Wi-Fi, and I don’t think we’ve had any major issues with it for the past 3–4 months. Trash is pretty hit or miss. It doesn’t seem to get collected consistently, so it will sometimes start piling up. Parking has been okay overall, although my car was broken into earlier last school year. I spoke with management, and they told me they would investigate it, but nothing ever came of that. There also aren’t very many guest parking spots, which can make having people over difficult. I do want to make it clear that the regular staff, especially reception and the maintenance employees I’ve interacted with, have been very friendly and pleasant to deal with. They’re real people who work hard and seem to genuinely try to make the environment better, and I respect them for that. I think the problems really start with upper management and what feels like a lack of communication and care for the complex. I’ve talked with quite a few employees who work here, and unfortunately, there hasn’t been a lot of good to say about how things are being handled. That’s what makes this place so frustrating. The Lex genuinely has the potential to be a great college apartment. The location is good, the apartments are spacious, and there are some great people working here. Unfortunately, it has fallen short in too many important ways. At this point, I don’t think I’ll be renewing for next year, and that’s honestly a shame because I would’ve loved to stay if these issues had been handled properly. Overall, based on my experience, I would recommend looking elsewhere if you’re searching for a college apartment.

  BEWARE BEFORE RENTING AT THE LEX APARTMENTS IN LEXINGTON, KY ⚠️ I would strongly recommend anyone considering The Lex Apartments to think twice before signing a lease. The condition of our daughter’s apartment when we moved in was completely unacceptable. Do not fall for the model unit you are shown during the tour. It does not even compare to the condition of the actual apartment we received. Most of the furniture was in poor condition and terrible quality. The unit was **filthy and poorly maintained**, including: - Mold inside and on the refrigerator - A bathtub/shower that was rusted and in terrible condition - Mold and deterioration around the trim in front of the bathtub - A bathroom vent that does not function, resulting in mold on the ceiling - A stove and oven that were absolutely filthy and unacceptable upon move\-in - Extremely poor paint work, with paint all over the flooring and hair painted into the walls throughout the apartment - No baseboards in nearly half of the apartment - A door that is not hung on the AC unit - A loose washer drum that appears to have maintenance issues - Window trim that appears to have been chewed up by a previous tenant’s dog - Mailbox keys provided to us that did not work - A light fixture that does not work - Missing outlet covers - A sink faucet that is nearly falling off Even more frustrating, several maintenance issues have still not been fixed after more than a month. These are not minor cosmetic issues — these are basic maintenance, safety, and cleanliness problems that should have been addressed before the unit was rented. The common areas aren’t any better. The hallways consistently smell like trash, and the dumpsters are frequently overflowing. Trash piles up because the dumpsters are already full, leaving the surrounding areas looking and smelling terrible. If you’re considering renting here, please don’t! Do not assume maintenance problems will be taken care of. Based on our experience, I would not recommend The Lex Apartments and would encourage anyone looking for an apartment in Lexington to look elsewhere.

  This is the worst apartment complex I have ever thought I could live in. I have a trash shoot right above my bathroom so I am constantly hearing a crazy noise all day. We have bugs coming out of the ceiling and pest control is denying coming. We have yet to had a manager reach out after we have requested multiple times, our washer sounds like it is about to explode. Our dryer barely turns on and there is a burning smell coming from what is so and so-called a luxury apartment. There is leftover tape in bathrooms. There is mold in bathrooms. There are broken blinds. There are stove tops this is an apartment complex. It is nothing like it was advertised. It is completely different than what they promote on paper. I don’t recommend this dump in any way
