Welcome to The Highlands, a luxury apartment community in Overland Park, Kansas, where extraordinary comes standard. Indulge in brag-worthy one, two, or three bedroom homes with upscale finishes, thoughtful features, and the extra space you crave. Step outside to a full range of posh community amenities including two beautiful saltwater pools and a newly renovated clubhouse with fitness center, all set on lushly landscaped grounds in a welcoming pet-friendly community.
Living here has gone downhill fast. Current management is unnecessarily difficult and constantly looking for reasons to control and charge residents instead of actually helping.
They claim to be “green,” yet forced us to throw away a perfectly good couch because it didn’t meet their arbitrary standards. Wasteful and hypocritical.
Maintenance is unreliable, communication is poor, and getting a straight answer from staff feels impossible. On top of that, I witnessed a staff member speak to my father in a condescending, disrespectful way, which was completely unacceptable.
Overall, this place feels hostile and poorly managed. It’s clear priorities are not with residents. Save yourself the stress and look elsewhere.

Since Mission Rock Management took over this property, it has been nothing but chaos. What used to feel organized and resident focused has turned into a frustrating and poorly managed experience.
I went to the leasing office to request a key fob, and they told me they only issue one per person per apartment even though there are clearly two people on the lease. That makes absolutely no sense and creates unnecessary inconvenience.
The staff at the front desk are completely unhelpful. There’s no effort to offer solutions just a flat “no” to everything. I tried to access the gym and asked if they could simply open it for me. Instead, they told me I had to leave my ID just to borrow a fob. even though I’m already in their system as a verified resident. That’s ridiculous.
Since the previous administration left, the level of service has dropped dramatically. This place advertises itself as “luxury apartments,” but there’s nothing luxury about how residents are treated. It feels cheap, disorganized, and poorly run.
And the worst part? Every complaint is met with the same generic, scripted response: “Sorry to hear that.” No accountability, no real solutions, no improvement.
This is not what residents are paying for

Most staff are very nice, the place is lovely, and maintenance is really good.
I like living here.

I am so glad I moved to the Highlands!
It is such an upgrade from my previous apartment at 138th and Pflumm Rd!
I can’t say enough about the staff (Alyssa) and their maintenance team. Dyelan came by to check out a problem I was having and helped me with the other things in the process. He was very professional and went above and beyond what I asked of him. I will be a tenant for a long time!
