    I’ve only been living in this apartment for five or six days, and I can already say with confidence that this is not a community I would recommend. The experience started before I even moved in. The process of getting my keys on lease start day was far more difficult than it needed to be, requiring documentation I’ve never been asked for at any other apartment complex. What should have been a simple move-in turned into a frustrating and unnecessarily complicated process. My biggest issue, however, is the way management communicates with residents. There are numerous rules that are not clearly posted, included in move-in information, or otherwise made easily accessible. For example, if you need to dispose of anything larger than a standard trash bag, there’s a separate process that involves contacting the office and arranging a paid pickup. That’s completely reasonable—but nowhere was that process explained ahead of time. The same applies to pets. Residents are apparently not allowed to let their dogs use the grass anywhere on the property and instead must walk them across the parking lot and off the property. Again, if that’s the rule, that’s fine—but it wasn’t communicated during move-in or posted anywhere I could find. Instead of simply reaching out with a friendly message explaining these policies, management sends passive-aggressive emails to the entire community whenever someone violates an undisclosed rule. Shortly afterward, I received a direct email stating they had “received multiple complaints” because my dog relieved itself near someone’s patio. Rather than saying, “Here’s the policy for pet relief areas,” the approach immediately felt accusatory. In less than a week of living here, I’ve received four separate emails like this. None of the issues themselves are major, but the communication style is. A simple, direct explanation of the rules would solve these situations much more effectively than community-wide emails followed by messages implying resident complaints. Another thing that stood out was the atmosphere created by management. On two separate occasions, I parked outside my apartment while management staff were outside working. Both times, they stopped what they were doing and stared me down as I walked from my car to my apartment. My friend and I received the same treatment the first time we used the pool. It genuinely felt like we were being watched as though we didn’t belong there and were trespassing. After these experiences, I went back and read the property’s reviews—something I wish I had done before signing my lease. I found many reviews describing the same issues I’m experiencing: complaints about poor communication, excessive rules, passive-aggressive emails, and many, many disputes over security deposits. I normally take online reviews with a grain of salt, but after only five days here, I understand why so many people left them. My experience so far has closely matched what others have described, and it’s concerning that I still have nearly twelve months remaining on my lease. To end on a positive note, the apartments themselves are actually quite nice. The unit is clean, updated, and I have no complaints about the apartment itself. Unfortunately, the quality of the property is overshadowed by what has so far been a very disappointing management experience.

    I lived here from 5/2025 to 4/2026 and had a really good experience! This place deserves a better rating as the bad reviews are from many years ago. I lived in a 1 bed 1 bath apartment, no pets, on the 3rd floor with a wood burning fireplace. During my time there, I didn’t have any bad interactions with the office staff or experience any poor situations that would make me rethink my living arrangements. There are a couple times I need maintenance help (kitchen sink was leaking, smoke detector batteries were dead) and both times the problems were fixed the very next day. The maintenance staff was kind and attentive, truly no complaints about them. Caitlyn (and Tami) in the office send out emails regularly to residents detailing policy changes, pool hours, pet policies, updates on potential outages, roadwork, etc. I really appreciated the open line of communication the staff shared with the residents. The pool was always clean when it was open and well taken care of. They keep up with yard work - I saw maintenance every week cleaning up tree branches, mowing, etc. They did send out regular reminder emails of complaints they received about pet waste on the property and reminded people that it was a lease violation. I feel they handled this situation appropriately. They occasionally drive around the property themselves to ensure everything is in order. They do send out emails if they notice a new vehicle they haven’t seen before but that’s just to ensure safety - not to restrict your guests from visiting! It’s in a fairly quiet area. It’s off Claflin Rd which may be one of the busier roads in Manhattan, but it’s Manhattan, KS not NY so that’s not saying much. The one qualm I do have is the trash service. It comes regularly and if I remember right, approximately 2-3 days a week. Occasionally on Mondays, the trash service would come by around 4:30-5am to empty the dumpsters and that was a bit disruptive to me but then again, my bedroom had a sliding glass door that did nothing for insulation so that may just be a personal qualm. I never had to submit any noise complaints as I was lucky and had quiet neighbors. I do think the front doors could be a bit more insulated. When I would sit in my living room, you can hear conversation out in the stairwell but it was far and few in between that it didn’t bother me. I was on the 3rd floor so I never experienced any bug related issues but they are very good about spraying for pests and sending out email reminders for when this service will be performed. I received about ~80 emails during my time in this apartment but I’d rather a communicative office staff than people who ignore you and are hard to reach so this was a big bonus to me. The gym is 24/7, you just need a key card in order to get in but it’s always clean, though slightly small, it’s decently equipped for an apartment complex gym. The location is also a plus - it was 5 minutes away from Kansas State and right up the street from Dillions, with easy access to the highway. Overall, I’d recommend Georgetown to anyone. If I ever move back to Manhattan I would live here again in a heartbeat. Additionally: Upon move out, Caitlyn came by and did my walk through and was very reasonable. I had to slightly clean up the inside of my washer as there was some dust/lint bunnies, and scrub up some marks in my bathtub that I was not fully able to remove. A month after the end of my lease date, I revived a majority of my security deposit back (minus $35 to clean the tub) which I was happy with.

    Lived here for two years, my overall rating is below the average, it's a quiet community and I like their maintenance staff. The two-star rating is only because there’s not much options in Manhattan, KS. Otherwise I would only give 1 star. However, the various rules in this community are strange and pointless. I was once asked by a staff member to take off a couplet that I had put on my door to celebrate the Lunar New Year. The staff said only Christmas wreaths are allowed on the doors, which sounds a bit racist. The sound insulation is very poor and the doors and windows are not well sealed. Then when you check out, they will find a way to deduct most of your deposit.

    Pros: Safe and clean, fast and friendly maintenance, good location and nice amenities. Reasonably quiet; you'll still hear neighbors from time to time but not bad Cons: They nickel and dime you on deposits, especially when you check out and/or have pets. Among the more expensive places in town. Lots of tenants not following rules (cleaning after pets, speeding through complex) puts a strain on respectful tenants as everybody gets bombarded with emails from management. If you rent here, make sure you clean well and be there for checkout.
