    My husband and I lived at Waterside Residences from November 2024-August 1st 2026. Our apartment was your standard, mass produced unit. It had some quirks like a lopsided fridge and vinyl flooring that wasn’t properly glued down, but it was a comfortable and safe place to call home. Communication regarding amenities being unavailable and when pest control would visit our unit wasn’t always clear or concise, and we did have a 5 month period where our washing machine wasn’t consistently working and the maintenance team was completely inept in solving the problem. We renewed our lease in November of 2025 for nine months, which was a cheaper option than a 12 month lease for some reason. We knew we were wanting to move from the start of this year, but that choice was further solidified when we received our options for renewing our lease. The lease on the apartment was going to increase over $200, not including the extra fees that the complex charges, from when we had first moved in in 2024. That seemed steep and we knew we had made the right choice. The staff at Waterside had always seemed lax, so we were not worried about the move out process. At worst, I had assumed that we might not get our deposit back since that seems to be the standard for apartments these days. I had called the office two weeks before our move out to go over expectations for moving out. The only thing I was told to do was fill holes if they were bigger than a nail hole, and that we could leave our keys in the unit when we moved out since we technically had until midnight. On move out day, we stayed behind for an additional four hours after everything was cleared out to deep clean the apartment to the best of our ability and turned in our keys to the office. Yesterday, we received our bill for final charges regarding our move out. On top of keeping our deposit, Waterside Residences charged us an additional $490. These charges were thanks to discolored toilet seats, a broken refrigerator bin, and “loss of life” for the carpet. The carpet was the largest and most outrageous charge. I am unsure whether or not the refrigerator bin was broken. I did not personally oversee the cleaning of the refrigerator so I did not contest that. The toilet lids were discolored and scuffed when we moved in, and we noted that in the post move in paperwork we filled out and gave to the office. As for the carpet we had no clue why these charges were being issued. We do have an adult dog but he had never had an accident in the unit, and had never done anything to the carpet other than walk on it. I tried to contest the toilet seats but was told that there was nothing I could do to get that charge removed. Initially Desmond, the assistant community manager, told me that we were being charged for carpet repairs on account of pet urine. I knew my dog had never had an accident in the apartment so I requested proof of damages. He provided that to me and I discovered that there was actually no detection of urine in the report. The report indicated that there was discoloration in trafficked areas (obviously we walked in our own apartment) and the detection of pet odor (again, we had a dog. A dog that we paid pet rent on and all of the corresponding fees for having). The documentation also included a photo of the carpet that showed the discoloration in an area that went from the door of the bedroom to the closet. We had vacuumed thoroughly but we did not rent a carpet cleaner, and I did not think to take photos of the carpet before moving out. I know that it did not look quite as discolored when we had moved out since we had gone through so much effort to clean and had freshly vacuumed. Given the lax nature of the staff I let myself be trusting which was a mistake on my behalf. I wanted to write this review to warn any future tenants about the nature of this apartment complex and its management. It is over priced, and you will be charged exorbitantly after you move out for the general wear that comes with living in a space..

    Nice apartments, the lake smells like poop, and it has poop on the trails, and the music during the pool party was poop. Poop everywhere. Mmmm!

    Been living here for about 8 months and we LOVE it! Our staff is very attentive, amenities are amazing, ESPECIALLY the gym + 4 pickleball courts?! Amazing! Thank you for everything you guys do day in & out!

    I moved into this complex in January from out of state. Everything seemed great and my leasing consultant was extremely helpful .I had a couple issues with my apartment when I got there and maintenance was quick and easy. My experience here quickly plummeted as soon as I realized I had no freedom in my own place of living. If you like to have a couple friends over or host a get together you literally cannot do it in your actual space. I have had several instances where I have received Rude notes on my door and even had the police called on me when I had two friends over. There was a whole month where somebody on my floor was smoking weed and the hallway reeked for the entire period of time and I don’t believe the situation got handled. Also you are only allowed two guests at the pool. The rules don’t seem to apply to everybody in my opinion because I’ve seen large groups out there, even staff members. Overall the Apartment truly is luxury/resort style like the photos and the amenities are great, but in my instance this isn’t the place for me.
