    Significant Administrative Issues, Broken Amenities, and Poor Move-Out Experience My family and I lived at EdgeWater at City Center for three years. For the entirety of our tenancy, we were reliable residents who paid rent on time and maintained our unit responsibly. Unfortunately, our experience (particularly during our move-out) demonstrated significant administrative disorganization, a lack of flexibility towards tenants that had supported the complex for three years. Prospective tenants should be aware of several recurring issues we experienced: 1) A major selling point when moving in was the community amenities and resident events, but execution fell WAY short. In our experience, key amenities were out of order or unavailable far too often (specifically the pool, the hot tub, and the fitness/yoga room tablet). Additionally, management frequently advertises special community events for residents, but these were regularly cancelled. 2) Management failed to provide an official written move-out packet or instructions prior to our departure. Expecting tenants to meet unwritten standards without providing clear expectations or a documented baseline of the unit's move-in condition makes move-out charges feel arbitrary. 3) Despite acknowledging administrative oversight on their end regarding move-out documentation, management refused to reconsider “damages” - I.e., a light bulb out - and cleaning charges assessed via third-party evaluations. No benefit of the doubt or courtesy was extended to us as multi-year tenants. While management frequently requests patience and grace from residents when internal delays or broken amenities occur on their side, that same consideration was not returned when resolving our final account. Based on our three years here, I strongly encourage prospective renters to consider living elsewhere unless you are meticulous about documenting and organizing every interaction, indifferent towards being able to use amenities, and remember to request all move-out guidelines in writing well in advance.

    If I could rate no stars I would. I’ll start from the beginning: Before we moved in, we asked if this apartment had a bath tub in and they reassured us it did based on the floor plans they showed us. When we signed and paid for everything we were able to walk in and guess what? No bath tub. Went back down to talk to management and they said oopsie some apartments don’t have it. Couldn’t offer us any discount or other units at the same price. They actually showed us more expensive units and also at the other location as well. Had problems with the bedroom being too hot, even with the ac blowing at 68. They came in and said it’s because there’s a lot of windows, nothing could be done. Also our unit is above a garage and you can HEAR it being opened and closed. Also bugs everywhere, even with pest control being called multiple times and there are still have gnats flying around. Ants are a big problem and all we got was ant traps. They told me they couldn’t seal the windows so we’re out of luck. Also called maintenance because there was a gap in between the front door and floor, even can see light through it. Told us nothing could be done so we would get flys and bugs coming through there and when it was trash day it would smell terrible in the apartment. You can hear people above you, especially at night. And not just normal walking, like if they’re running or banging it will ring throughout the apartment. I called multiple times and even had police come in and was told nothing could be done. Even with multiple videos sent to the apartment manager. Pool was closed a lot this year, and the hot tub was constantly broken. Had a lot of “special” events they hosted canceled. You also need to PAY to change the water filter in the fridges, even though it DOESNT say that in the rent agreement. And they won’t alter it either. The “yoga room” tablet was constantly broken or unavailable. So no point in that. The gym is tiny and one of the treadmills sounds awful every time you use it. And they won’t fix it. The elevators were down for awhile, and once the complex was notified, they couldn’t give an estimate when it would be fixed. So that sucked trying to haul baby stuff every single time I had to leave. Also commenting on they’re very STRICT on trash. If you leave a trash bag on the floor they won’t pick it up and you will be fined. Same with boxes, so follow the notes that are on the sheet. And we weren’t aware that there’s a checklist on cleaning when you move out so we got the sheet and it’s a charge for every little thing that’s not cleaned. So be warned. Only nice things I have to say: maintenance was very nice and Jazz from the complex was nice too. We were here for a YEAR and are happily moving somewhere else. All that money is NOT worth all this hassle. Please PLEASE move somewhere else. Anything is better than this place. It’s not worth the headaches especially for how much this place is asking for.

    I came by for a tour on 4/4 and I just want to give Jocelyn a good review. She was very informative, broke down costs, talked about resident events currently happening and ones in the past. She provided me a quote and followed by email after as promised. She even suggested I check out the sister property across the lot, which I decided to do and it was a night and day difference which is why I had to leave a review. It was like pulling teeth talking to the young lady over there. So thank you again Jocelyn for your help.

    This review represents a serious service failure I encountered living here. Last November, my fiancée and I scheduled an apartment tour to find a larger unit to move into in preparation for our marriage. At the time, I was living in a studio and specifically looking to upgrade within the same property. We worked directly with a leasing manager named Alberto. We told him our timeline and when we would need to initiate the moving process. We signed up for both email and text alerts and he agreed to put it in writing and relay it to the team that we were prepared to place a deposit immediately once a qualifying unit became available, without delay. We continued to monitor the website weekly to see if anything opened up. Communication continued initially, but sometime in december Alberto stopped responding entirely. We emailed 3 times stating our continued interest in placing a deposit but got nothing. We received no email alerts, and no text alerts from the notification lists we signed up for either. Because of this lack of contact, we were forced to begin exploring other housing options. When I later walked into the leasing office to provide notice to vacate, I was informed that the exact units we had been waiting for had been leased three weeks earlier. At that point, I was also told that Alberto no longer worked for the management team. We were never notified of his departure, our emails were not forwarded or reassigned, and no one followed up with us despite our documented interest and readiness to place a deposit. As a direct result, we were left with no option but to secure housing elsewhere, which is requiring us to pay double rent for two months. We requested a reasonable resolution to reduce this burden to one month of overlapping rent due to the clear service issue but this request was denied. It took three nervous weeks for management to even provide that denial. During that time, we had to repeatedly walk into the office because the communication was so poor. We had been given the runaround the entire time despite management stating that in the past they have worked out solutions for unexpected issues like this. I am in financial burden due to the failure of the online notification systems and the inability of this team to function as a unit and provide basic service.
