    I lived at Hawks Pointe 1 for a year, and it was by far the worst renting experience I’ve ever had. To start, the apartment was never properly cleaned before move-in. There was urine covering the bathroom toilet and walls, along with dead bugs scattered throughout the kitchen. The apartment also made all of my belongings smell like cigarettes, which wasn’t helped by neighbors smoking inside their units. The carpet was constantly crunchy and dirty. Mold and moisture were a constant issue in the bathroom because the ventilation system didn’t actually work. Throughout the apartment, the vents were clogged with dust, dirt, and likely mold. By the end of the year, the water heater had sunk into the ground, and mold had begun growing on the walls. To make matters worse, the ceiling caved in after construction workers hit a pipe, causing significant flooding. The flood ruined the carpet, damaged my furniture (and yes, this apartment isn’t furnished—even though you can rent fully furnished apartments elsewhere for the same price), and left the walls brown, stained, and peeling. Although every issue mentioned above was reported to management, little to nothing was done to resolve them. Eventually, I chose to stay elsewhere before my lease ended because the conditions had become unlivable. Unfortunately, I was left to deal with nearly every problem on my own. I would rate the neighborhood a 6.5/10. It was relatively peaceful most of the time, but there was a shooting at one point (idk the outcome, but it happened to one of the units close by on the property) , and garbage was constantly littered around the property. The laundry room was always a disaster, and the only area that was consistently maintained was the leasing office (hmmm I wonder why?). The pool( which is never open btw), lounge, gym, and much of the property were either under construction or poorly maintained. Construction crews frequently left rusty nails, debris, and other hazards on the sidewalks, parking lot, and apartment stairways. During the summer, the entire backside of my building had to be rebuilt because it was literally rotting away. On multiple occasions, construction workers looked directly into my apartment while I was home, which made me feel extremely uncomfortable. Do not rely on the leasing office or management to keep you or your residence safe. Phone calls often went unanswered. Emails took days to receive a response. Maintenance requests took weeks to be addressed, regardless of how serious the issue was. In general, every interaction I had over the phone felt rushed or rude. At one point, the leasing manager, Samantha, hung up on me before I could even finish speaking while I was following up on a maintenance request for a leak in my bathtub that had already existed for months. She was dismissive and gave me attitude throughout the entire conversation. The only reason I’m not giving the staff a 0/10 is because there was one other employee, whose name I unfortunately don’t remember, who was always kind, reassuring, and genuinely tried to help but it was not Samantha or Michael and I know that for sure. Overall this place is a scam. Do not live here unless you want to deal with constant maintenance issues, unsafe living conditions, and management that does not follow through on repairs and probably laws (lol) . My experience was so bad that I left before my lease was over. I genuinely worry about the health and safety of anyone who chooses to live here in the future. EDIT: bathtub leak was early on in the year first week of move in. My tub was not fixed for at least a month, and It was only after they received the water bill (we didn’t pay utilities) that they fixed our tub. A maintenance request was placed, however it’s odd that there wasn’t “on record”. I can assure you a phone call was for sure made, as the bathroom tap was consistently leaking HOT water and made the bathroom humid and smelly. Thanks for the reply! But clearly safety standards are not your top priority.

    Living there was fine. I stayed there for about 6 months on a sublease. There was a few broken windows and repairs were slow, but the staff were friendly. I had a very, very frustrating experience with the leasing office, though. I was looking to take over someone’s lease for the following school year and both of us were trying to get the office to send me over an email to get it finalized. After a month of them saying they would send it over that week and then getting nothing, the manager texted me saying they had someone else that wanted the space and offered me a different room. I said that was fine, but was confused because the girl I tried to take the lease over for hadn’t heard anything about this. A few days later, they filled both the room I had beef trying to get for a month and the other one they offered me, then tried to get me to take one that was $200 more a month than the room I was trying to get. I’m beyond frustrated and tired of this and trying to find a place to live if I don’t want to stop looking for work for this Fall, now, because that wasn’t what I agreed to.

    Hopelessly terrible living conditions. Maintenance does not care about fixing any issues- apparently there is not a single plumber available in Lawrence so they can’t order one. 😂😂

    My child lives in a 4-student apartment on the bottom floor, partially in a basement. The bathroom tub/shower has a significant hole in the ceiling where the above apartment tub drain leaks through the ceiling and into the bathroom. I've spoken to management after there was slow response to a plumbing work order. The toilet is usable during an emergency but you get to stare at your above neighbor's dripping gunk. I won't gross you out with pictures. I helped my student move in to the apartment in August 2025 and thankfully we took plenty of pictures at that time. I was appalled at the minimum bar of quality acceptable at the community. The whole place smelled awful, carpets looked very drab and overall the place looked beat up. My child was paying a little higher rent elsewhere but wanted to help me save $ for rent. My student never inspected ahead of time but went on a visit to a friend staying there and had a pleasant visit at the same complex. I would love to give this place a better rating and surely something can be done so current or future tenants never have this experience. If I was a manager at this property, my heart would break in this situation and even scratch up enough of my own hard earned money to make the condition more pleasant. I would look at it first hand and definitely give a huge apology. Hopefully this will all be rectified so the next students will have better living conditions. This makes me think there must be dynamics behind the scenes that affect this situation I described. For example, plumbers are scarce in Lawrence or at least ones under contract. Drywall contractors are hard to find. Budget is tight to enable the affordable rent, etc.
