Repeated problem with assigned parking: my exclusively assigned space has been occupied multiple times by unauthorized "guest" vehicles. When reported, management confirms they can identify the vehicle's owner but takes no real action — no ticket, no towing, just a note the guest ignores. Residents are then pushed into an overflow visitor lot or the street, risking their vehicles. By contrast, I was told that if a resident parked in someone else's space the same way, management would call the police — an inconsistent standard. Other residents in the building report the same experience, suggesting this is a policy gap rather than a one-off. The building itself and amenities are solid, but resident parking rights need consistent enforcement.

I lived there for 3 years and liked it. The staff is great. Any student and medical resident should consider Vista since it's so close. Good value for the money.

I’ve loved living at Vista KC Condominium! The location is perfect walking distance to KU Med, great restaurants, and shopping. The building is secure, and the staff is truly amazing so friendly and easy to work with. It’s been a wonderful place to call home.

Lengthy but hopefully encompasses everything I’ve experienced here at Vista.
Firstly, don’t sign here unless you want convenience of being close to KU Medical Center and that is the sole factor you care about. It’s almost as if they leverage the tight schedules of students at KU to their advantage, so that they can never meet our needs and ghost us despite 1) constantly emailing and 2) showing up to their office.
Upon signing our lease, we were assigned a unit that was previously 1 studio apartment and 1-bedroom apartment. They combined the units to be a 2 bed-2 bath unit. While advertised as a “2 bed-2 bath”, one of the bedrooms was inhabitable with no windows (doesn't this break some housing code?). The washer-dryer unit was tucked away in that room with no-windows (not really a shareable washer/dryer– had to enter my roommate’s bedroom every time I needed to do laundry).
With the odd unit layout, we also discovered that the apartment unit had TWO separate A/C units that would cover two separate sections of the apartment. With both thermostats on, there were two separate utility bills that skyrocketed to a total of $350+ which is absurd. Why is this even a layout option? When meeting with Kayla the property manager, she said that there was nothing we can do except turn off one of the A/C units to save money. That was the only thing we could do, which meant the peak of summer and winter were absolutely brutal with our living room/kitchen getting over 90 degrees in the summer and low-50 degrees in the winter. On top of that, there were moments where our A/C units did not work and would blow hot air in the summer and cold air in the winter.
Despite getting charged immensely for A/C units that would not work and having it leak water during the winter (soaking my clothes and warping my dresser), we have not been provided any accommodations for reduced rent or a portion of our utility payments refunded (from it not working). Which is baffling because we met with Kayla and she persistently said she could work something out for us– many, many empty promises with no follow-up on her side, ever. We sent plenty of emails with routine follow-ups on whether these issues could be addressed but nothing from Kayla. If you can’t do anything about the damages or the poor A/C unit, I’d rather be told that directly than being left hopeful on something that can’t be fulfilled.
While slim, I do want to acknowledge the good from Vista, which are the people at the front desk, custodial, and maintenance. Very sweet people who do their best to ensure the lobby is clean and welcoming. They greet tenants in the lobby and do an excellent job. Maintenance was attentive (within 1-2 days) but the problems occurred incessantly.
