  We have lived here for one month. We have lost one piece of siding already. The piece above it is loose as well. Shameful! The vent for our water heater needs caulk already. The picture below shows they never caulked part of it, and another part they just didn't caulk well. I recommend asking for the garage to be insulated. They do not insulate it. They do not provide a screen for the sliding door. We did not get a shower rod in the main bathroom. Our PM stated that we are to receive one. We never received it. They hit our in progress home with a telereach when building the home next door. They did fix this issue. Pictures below. Once you sign, Ryan Homes couldn't care less. Thankful for Adam Pulley in the warranty department. He returns a call once warranty let's him know of a problem. He came out to photograph the siding and get the crew notified. He called a second time to notify me that they have the siding ordered and it will be installed by Wednesday of next week. The warranty team followed through and fixed our siding on Tuesday.

  We are currently in the process of building a home in the Briar Creek community, and while the builder side started off well, we immediately faced challenges after signing the purchase agreement. First off, Sandra is great. She has been wonderful to work with. Nicole Johnson is a great relator to use for this communiy! However, NVR Mortgage is terrible and completely ruined what could have been a great and easy process. If you are looking to build a house here, be fully aware that the advertised incentive for cash back at closing provides no real value and should be completely ignored. NVR will make empty promises about matching the market and being competitive, but they do not follow through. Their tactic is to give you a highly inflated base interest rate, which then forces you to use your entire builder incentive just to buy the loan down to a normal, standard price. This makes the incentive basically worth nothing. My advice if you want to build a house here: absolutely work with Sandra and hire Nicole Johnson as your representative but do not fall for the percentage based money back incentive. Instead, only accept builder credits that go directly towards design upgrades, free upgrades, or a direct reduction to the base house price. Save yourself the headache.
