    Lived here for a year 2024-2025. Ok apartments they are just really old duplexes that have been renovated so all the issues that come along with that arise. The insulation is really poor and we would have electric bills in the winter upwards of 400 dollars for a 2 bed 1 bath. Lots of mold behind the walls that was growing through and into the shower. Walls are super thin. Garbage disposal always smelled disgusting because they were having issues with everyone’s usage backing up. Underneath our sink flooded the entire apartment randomly once. Neighborhood is safe and quiet. Maintenance was super nice and pretty quick. Front office girls don’t ever really know what they’re talking about and never get back with you unless you call a hundred times. Not worth the amount of money you pay.

    We’ve had a wonderful experience with our 2 bedroom, 2 bath duplex at 52 Flats. The layout in the newly remodeled unit is perfect and feels thoughtfully designed for everyday living. One of the biggest surprises was how much storage space there is for an apartment. The primary closet is especially impressive and much larger than expected. Maintenance has been 10/10. They are always quick to respond, friendly, and easy to work with, which makes a huge difference. The location is quiet and peaceful, yet still very convenient to shopping, amenities, and Purdue University. We downsized and moved because of a medical situation, and the zero-entry units have been a perfect fit for us. The only downside for us is no garage, but overall we’ve been very happy here.

    I’ve tried to be patient, but after living here, I cannot recommend this place to anyone who values peace of mind at home. On the surface, the apartment is newly built and clean. That’s where the positives end. First, the true monthly cost is far higher than expected. My base rent is $1,525, but after water and amenity fees, it jumps to $1,620. Add electricity—even keeping the thermostat at 71° and using minimal energy—and my total reaches nearly $1,870 per month for a 1-bedroom, 1-bath unit. That is extremely steep for what you get. Second, despite keeping my home immaculately clean—no food left out, trash taken out on time—I dealt with fruit flies all summer long. The community tried to help, but the issue was never resolved. It was frustrating and persistent. But the real reason I’m writing this—the reason I have lost all peace of mind—is the sound insulation. It is shockingly poor. I can hear my upstairs neighbor walking, stomping, and even creaking floors clearly in my apartment. Right now, a family with two young children lives above me. The kids run constantly. The stomping noise is so loud and relentless that it feels like someone is banging on my head. I have spoken to the neighbors nicely multiple times, but nothing changed. Management’s only response is to send noise complaint emails. There is no courtesy officer, no real enforcement, and no solution. To be honest, there is not much a community can do with such poor construction, but the lack of meaningful action makes it worse. I have never lived in a place that made me feel this uncomfortable in my own home. If you need quiet, sanity, or fair value for your money, please think twice before signing here.

    I highly recommend this place for people who prioritize cleanliness, quick maintenance, and quiet neighborhood. My family with two young kids has lived here for more than a year since last summer in a 3bed/1.5bath unit and also extended our lease until next year. The very first reason that we chose was because of the hard wood flooring for my infant who has sensitive skin. While we have lived here, I’ve found there are more and more good things in this unit (3B1.5B) such as, very nice and flexible managing/leasing team (e.g. prorated rent), quick and intelligent maintenance (they figure out/solve every problem so quickly!), regular pest-control (I haven’t seen any roach), clean water (I guess the pipes are pretty good), new appliances, pretty reasonable electricity/gas bill, cool during summer and warm during winter, and additionally, immediate recovery work after heavy rain/tornado a few month ago and snow removal throughout the winter! For my family, two cons were no direct bus to Purdue right at this place (although there is 24E during spring/fall semesters within walking distance) and no parking garage/car port option (although the same goes for many other apartments around here). Hope there will be some great options one day! By the way, the road to Purdue by car is nice through the US52/231 without any traffic issue 24/7.
