  I'm writing this review now that I have moved out of this apartment complex, I wouldn't wish living here even to my sworn enemy. Firstly - the roaches, particularly in the B building are EVERYWHERE, that building is absolutely INFESTED and this is even after black diamond came 5 SEPERATE TIMES in over a span of 6 months. The building is very cheap - walls are paper-thin and the quality of people that live here are absolutely terrible. (remember that isolated SWAT incident?) The price of the units for the size that you're getting (even if its in a downtown area) is REDICULOUS. My bill for a 360 SQUARE FEET ROOM (I wont even call it an apartment at this point) was NEARLY 1,000 CONSISTANTLY EVERY MONTH. I now live in a 1.3ksqft apartment and my bill has only gone up 200, for over TRIPLE the square feet. It's completely robbery. Homeless people are consistently walking around the property diving into the dumpsters and asking people for money, the management (particularly Shawn) are consistently terrible at giving a proper notice to enter your unit. I really hope that this review finds someone before they decide to get a unit here, I really do - PEG Properties really took an L acquiring these two buildings.

  ROACHES, ROACHES AND MORE ROACHES!!! If ya want a place that comes with roommates who don't pay rent and are always up in your stuff without permission....this place is for you!! Only thing worse than the living conditions is the lack of management communication and accountability. Would not recommend this place to my worst enemy.

  My time at AVIA is almost at an end, and while it has come with all the standard pros and cons of apartment living, I do want to compliment Caitlyn Fleming from the front office. She is absolutely amazing, so kind and sweet. Explains all of your questions in depth and she really strives to provide excellent assistance for any issues you’re having!

  If I could rate this zero I would. The apartment itself is average. The community is horrific. Right now building A has a smashed in glass door. From attempted break in. Residents leave the doors open with rocks and I’ve seen a homeless person sleeping in the stairway. I’ve complained for months about smoke inside my unit circulating from within the air system. They didn’t believe me until one of the tenants above moved out. THEN they issued a statement about how bad the unit smelled and they would issue fines. This was 70 days later after ignoring me. The staff doesn’t want to help and doesn’t want to hear complains and doesn’t realize that’s their job. I was told I could move to get away from the smokers. And then the night before told no because they didn’t like my complaints. It was implied they would evict me. Basically for comparing via email. 😂 Which that is where you’re supposed to complain. Overall you have to consider that they have some cheap studio units and if you want the nicer two bedrooms on the end and can afford that you’re going to be next to some rough neighbors. Really the smoking is pretty bad. Inside and out. So if you like that. This might be your place. I also was given a legal letter reminding me not to post bad reviews but this is freedoms or speech and fair review. So you decide if you want that kind of landlord!
