    I've been really impressed with Arbour Place from the moment I started the moving process. The grounds are immaculately kept — it's clear that a lot of care goes into maintaining the property, and it makes a huge difference in how the community feels day to day. The amenities are wonderful and have exceeded my expectations. But what really stood out was Shane. He was an absolute pleasure to work with throughout my entire move — patient, knowledgeable, and genuinely helpful every step of the way. No question was too small, and he made what can be a stressful process feel completely manageable. Highly recommend Arbour Place to anyone looking for a well-maintained community with a team that truly cares!

    My spouse and myself had to make a sudden move from Colorado to Indiana for job related reasons, we were in a situation to where we had to find a place fast! That’s where Shane stepped in at Arbour Place Apartments. I cannot say enough about this guy! He is a may take me a few hours, but it will get done guy!! He gets it done! The whole process of moving is a nightmare, but Shane stayed in touch with us to insure us that we would have our place to live when we got here to Indiana. He explained everything that was needed to make the move in process go as fast and smoothly as possible. We finally moved in ,and love our community and Shane! He cares about his job and it shows!! Him and his staff work hard to make sure that the complex is safe , beautiful for everyone to enjoy. I can not thank Shane and his staff enough for helping us settle into not only a new home, but a whole new state! He is more than management, he’s truly a friend! When we were looking for somewhere to live everyone was telling us that we couldn’t go wrong with Arbour place! And we completely agree!! They honestly care about their residents and that definitely makes a difference! Thank you Shane and your amazing team for helping us settle in ,and for being on top of things! You guys are truly amazing and we appreciate everything you do!! We look forward to a long stay at Arbour Place!

    Shane was absolutely amazing throughout the entire process. He was always prompt, accommodating, and incredibly friendly from day one. What really stood out was how he continued to go above and beyond even after I moved in, making sure everything was taken care of and that I was comfortable in my new place. It’s rare to find someone who genuinely cares about their tenants and provides such outstanding customer service. I highly recommend working with Shane if you’re looking for a smooth and stress-free experience!

    Rented an apartment here back in 2025 - I learned many lessons and ultimately ended up breaking my lease and paying 3 months of rent in fees to leave. TLDR; Make sure to tour the complex, seeing all 5 star reviews should be a red flag, and weigh your options before choosing to move here. How I messed up: ~ I didn't tour the complex Apartment complexes that open up to the outside mean bugs have direct access to your apartment (vs apartments with elevators/lobbies outside of your door). I constantly saw spider webs on my front door, all over my windows, and on the apt balcony. There were large webs even from the street light down to the roof of my car..I couldn't believe that was possible, There were also roaches that came into my apartment from the front door having a large gap. I also didn't check out the neighborhood. There is extreme traffic nearby that can be dangerous at times. And ultimately ended up not liking the location. ~ I trusted the 60+ five star reviews This is a new complex but Floyd Denton is an established company with many complexes they own. Having all positive reviews without one downside is definitely a red flag. Even the most positive review should include pros and cons - everything isn't peaches and cream. I ended up joining the Arbour Place Residents Facebook Group. When I had expressed many of my issues and concerns, many people thought I was playing the villain and discredited my experiences. When I had last checked the group, many residents that downplayed my issues were the same ones having the same issues and couldn't believe they were happening. This is very hypocritical and I would beware making friends with these kinds of people or even being near them. ~ I chose a 2nd floor apartment I could hear my neighbors in every direction. Working from home was a complete nightmare. I like working long hours and could barely concentrate. I knew all of my neighbors schedules like I was their manager..The neighbor above me, I knew when they put on their shoes to walk around and when they got in from work - I could hear every footstep. The neighbor below, I could help when they left out as well. The neighbor next door, I could feel the bass from their music system. This is the biggest reason why I had to leave ASAP. Work is how you get paid and I could not jeopardize the bag.. ~ Although I had many dislikes, I did have some positives Relatively safe area, didn't experience any crime during my stay Easy application process & I did receive my full deposit upon leaving (was able to use it directly on my lease break fee). Was able to learn many lessons about apartments and what to do/not do when choosing an apartment. Although I ended up breaking my lease and paying 3 months of rent. I really have to thank Arbour Place for teaching me some life lessons. It was my 2nd apartment and I believe I won't make the same mistake again. It was an expensive one but I know what to stay away from next time when renting.

    Living here has been a literal nightmare. Like many other residents, I was baited by the high ratings on Google. Little did I know the reason why is because they beg for your review when you tour, and the buildings are so new that very few people have had a chance to experience how awful living here actually is. For starters, stuff is constantly broken here. The trash compactor is always filled up with boxes that people didn't break down properly, causing it to break and trash to end up all around the compactor, making the place look like a dump. The car wash didn't work for a large portion of the time I lived here. The EV chargers are constantly not working. The office has done barely anything to resolve the issue, having an electrician come out a couple of times before seemingly giving up on fixing them. The power has gone out a totel of five times while I lived here. Edit: The power has now gone out another time, totalling to six now. Two of the times were reasonable, heavy snow and a driver who hit the power line pole, but the other three times, it literally just rained. There is always dog poop somewhere on the sidewalk or in the grass. People do not pick it up despite the multiple trash cans and free bags, yet they refuse to actually figure out who is doing it. The parking here is terrible. People are always complaining about how they have to park on the other side of the property because there is not enough parking. The office said they would implement a parking pass situation, but then they never followed through, and they have been telling residents it is "coming soon". For half of the time I lived here, I have been forced to deal with an HVAC system that has not worked properly. I have complained over and over to management, yet they refuse to have someone come out and actually look at the HVAC system. There is an awful odor coming from the vents that the Indiana health department mentioned multiple other units are facing the same problem with as well. They brush it off as "construction debris", but construction debris does not give me a five month long sinus infection. The system also resulted in me needing to buy a dehumidifier due to the humidity getting as high in here as it was outside. They refused to do anything to fix this as well for a very long time, despite multiple other units needing to be completely replaced due to mold covering the walls, cabinets, and appliances. The build quality on the apartments is atrocious. The door handles stick halfway down, the doors don't actually line up properly and don't close, the walls have tons of cracks from the building settling, the floors are creaky and uneven in certain spots, and the outside doors have tons of cracks in them, allowing outside air and bugs to freely enter the building as they please. Maintenance here might be the only good thing, as despite all of these issues, they've done the best they can with what they have, even if they've already gone through multiple difference maintenance people in the single year I've been here. Despite everything above and my documented issues of them violating the lease and Indiana law, they decided to take it one step further and threaten to evict me and charge me late fees not in the lease after my autopay was mysteriously denied with no warning or notice until 2 weeks after rent was due as my "bank is not supported" after 10 months of using the same payment method. I genuinely hope that you do not choose this place to live. You are better off living in a cardboard box in the woods, as you get the exact same experience as living here, but at least you don't have to pay $1700 for rent and deal with the awful new management. I attached photos as just a few small examples of what I've described to show this is in fact all real issues that they have an entire Facebook group about which is basically dedicated to complaining about all of the issues with the place.
