Great place to live!
We lived at Everton Flats for 15 months, and our experience was extremely disappointing.
When we moved in, the apartment was dirty and clearly had not been properly cleaned. There was mold in the shower, and the toilet seat was in terrible condition. It’s hard to understand how a property that markets itself as a luxury apartment community could allow a unit to be handed over in that condition.
During our tenancy, we had ongoing issues with a leaking window. Every time it rained, water would come into the apartment. Maintenance came once to look at it, but the problem was never fixed, and the leaks continued throughout our stay.
The most frustrating part was the complete lack of response from management and maintenance. About six months before our lease ended, I repeatedly contacted the office regarding the leaking window, a broken door, a refrigerator water filter issue, and other maintenance concerns. No one came to fix these problems for the remaining six months of our lease. My husband visited the office in person multiple times. Staff would write notes down and promise to follow up, but nothing ever happened.
The office staff were unfortunately not helpful at all. We often felt ignored, and resident concerns were consistently neglected.
In addition, the water quality was poor, and there seemed to be a significant number of ticks around the property, which was concerning.
Overall, this was a very negative experience. For the price and the way this community advertises itself as a luxury community, we expected a much higher standard of cleanliness, maintenance, and customer service. We would not recommend Everton Flats based on our experience.

I have been living in Everton Flats for a little over a year and a half, and my experience has been EXCELLENT. From day one, when I decided that this was the place where I deserved to live and could afford, I did not make a mistake in making my decision and making my stay at Everton... my Home. From the attention in the administrative area to the building maintenance (at least in the area where I live), it has been very good.
I want to give 5 stars to Maintenance team, specially to Edwin. He is performing really great job and response super quick to the requests I made. Please give him a raise! )
Being near I88 and right off Rt 59, the Flats are within a mile of shopping with plenty of service options and the units are quiet and specious, particularly if you rent a ground floor Coach House with a heated, private garage right off the kitchen. The rear of the complex is a nature preserve with an extensive lake that attracts a range of wildlfe and adjacent to that is the IL Prairie Path for walking, jogging, and biking. The front desk administrative staff is top notch, as is their facility management staff, for both answering any questions and dealing with any unit issues. And the Club House is pretty cool with a meeting room, large workout room, and a good sized mail/UPS/Amazon room, not to mention great coffee. There are plenty of apartment options within a few miles across I88 but before you make a decision, check out the Flats, I am glad I did.
