Where do I start?
1) checks,,,an owner went to your local office. This was on the 13th of the month. The receptionest took the check a and assured her that her payment was on time. The was finally processed on th 20th of the month. The owner was charged a $100 late fee. The owner was told that payments are not allowed to be taken at the office. That was information she could have used on the . . Another owner mistakenly sent a check 1c short. He was charged a $100 late fee for 1 penney.
2) Other checks...We needed to get a new overhead garage door. To get the ball rolling I used my personal credit card. I sent the invoice to our manager and she got the ball rolling. The problemis your process is unreasably long and outdated concidering how far banking on line has come..
Also, AI can do just so much...human eyes need to double check, like one penney short check.
I could go on and on....
This is a start,

Absolutely awful. I help manage a unit in the south loop and it's has been awful. We went from one property manager that was not great to another one that is absolutely the worst- you will be ignored and get no responses. They may pick up the phone in the corporate office but the people picking up are in Texas and know nothing about your property. Ultimately you will just never get anywhere with requests for help or association matters. If I were a unit owner I would be petitioning the board to change management companies. Can't believe how this company is just collecting easy money while providing no service.
**I have already reached out to the suggested email below over a month ago and it has gone no where. I reached out to management thru every avenue (calling, emailing the ghe xonat the address below and the manager, town square app) and have recieved no help or a real response. I have emailed the co again and included the property manager on 5/15***

I have been waiting since last summer to have a "No parking" spot removed from in front of my house. Which by the way, was put there in error, by the Board, which I was told by the Board.
All I have gotten in response to my numerous requests is..."Thank you for your patience. We are reviewing the situation and will let you know when we have made out decision."
Decision about what? Fixing your mistake? This is ridiculous. Starting to sound like a bunch of power-hungry individuals. Not people that are there to help the residents.

Legal Reference,
A landlord in Illinois is held liable for discrimination or harassment perpetrated by a Homeowners Association (HOA) against a tenant if the landlord knew about the discriminatory behavior and failed to take corrective action. Both federal fair housing laws and the Illinois Human Rights Act prohibit discrimination based on race, color, national origin, and other protected characteristics, covering HOAs, property management, and owners.
Liability for Known Harassment: Landlords are legally prohibited from creating or allowing a hostile housing environment. If an HOA is subjecting a tenant to racial harassment and the landlord is aware, they have an obligation to address it.
HOA is an Agent: An HOA can be considered an agent of the property owner in managing the premises. Under fair housing regulations, owners are generally responsible for the actions of their agents.
The Illinois Human Rights Act: This act makes it illegal to "intimidate and interfere" with an individual's housing rights. Landlords must ensure their tenants can enjoy their home free from discriminatory restrictions enacted by an HOA.
"Aiding and Abetting": A landlord who fails to act or who enforces discriminatory HOA rules can be found liable for aiding and abetting.
HOW MANY FEDERAL LAWS DID CASTLE CREEK OF BARTLETT BREAK???????
PREJUDICIAL AND JUST PLAIN WRONG!!!

I've owned two properties managed by Associa Chicagoland, and in other associations run by different property management companies.
The first time with Associa was ok. This time their processes, practices and support have been the worst experience I've had with any of the property management companies where I've been the customer.
Just a few examples of my first experiences this time around:
- Associa uses a website for the collection of monthly association fees. Their e-payment tool offers convenience for the homeowner and for Associa. But I was shocked that they charge a fee that is about triple the cost of a stamp, check and drive to a nearby mailbox. At a time when utility and credit card companies encourage e-payment for no extra fee, Associa charges for it.
- Everything at Associa seems to be built around minimal human contact and support. At its core, their customer support is based on an automated system and engaging with a website. Sometimes that's ok, sometimes it isn't, especially when dealing with one's home. My last few (non-Associa) associations always had a human answer the phone and easy questions were answered in a fraction of the time.
- In our busy day to day lives, push communications (regular mail, email proactively sent) get our attention more effectively than anything else. Their model seems to put the onus on you, with pull communications. You have to go to their website.
- Instead of having a community property manager as a regular point of contact, who is familiar with your property and has always been the standard, if you want to deal with a person you contact a call center. The automated system will work desperately to try and discourage you from talking to a human. You are put through a long wait. We've all dealt with that with different services, but I haven't experienced it with property management companies.
- My property manager signed his email with the call center phone number and his "direct" line, which is disconnected. There was no communication about the fact that there's no way to reach him directly. The call center could not transfer me to him. They could only take a message and relay it to him. That's the first time that ever happened to me.
- When I finally waited several minutes for my turn to speak to someone, the friendly, professional and well-meaning representative could not answer basic questions or explain essential processes I was expected to follow.
- Mistakes and service failures occur to all of us. I feel that what defines a service organization is how they respond to those situations. Do they reply? Apologize? Address the situation? Is their response timely? Do they fix it for the long term? I raised my concerns with the property manager and various levels of management. I received no reply from any of the several people I contacted. To me, the message was loud and clear - they don't care.
My recommendation to any homeowner or owner's association board would be to fully explore other options and if you do decide to go with Associa, be prepared for a very unfriendly, automated and unhelpful business model where avoiding person-to-person contact seems to be the priority.
I would imagine this model is Associa-friendly, but for the homeowner, it it is customer-unfriendly. And with our homes, urgent situations come up that don't rise to the level of a 911 call, but require the support that people like me pay Associa for. I have no confidence in their ability to support me as a customer.
