    I’m a tenant not a client and never hired GC they were forced upon me. So my review will be about only one person. I guess it’s the only good thing that GC has done well. They hired a fantastic worker who has always been there for me. She’s very easy to deal with. She’s been there in every way she could if it’s a question or problem she’s on top of it. She always has the answer and if not she will get the it. And then get back with you promptly. The person I’ve been writing about is GLAIZA she truly deserves all the 5 stars if not more! As for GC from reading the reviews they’re very good to their clients not so good for tenants. They actually charge tenants administrative fees. I will never understand why a tenant has to pay there administrative fees when they never hired GC. Is rent not enough to pay in these times when every $ counts. It’s just wrong. But if you have a question or a problem call GLAIZA she is on top of her game!!

    One of the truly worst management companies I’ve ever experienced. Roach, mice, and rat infestation throughout the entire complex. Sent exterminator out a few times, but only worsened the condition. With young children this was an extremely unsanitary living quarters. Large amounts of mice/rat droppings in the shared laundry space for the complex. All tenants in complex files multiple complaints to address the ongoing infestation, yet was not solved. Many rats (10+ a night) scurrying through the dumpsters and underneath cars in parking spaces. Our family and other tenants had rats crawl underneath of cars, which resulted in car damage. Management company acknowledged the issue and even asked to lower rent over $1,000 if we chose to stay another year. We moved out and they still charged us an incredibly high amount for simple cleaning, although in the lease it describes any irreplaceable damage as the only way to get charged. We left the unit spotless. Unless something drastic is done at the complex, I would absolutely avoid living here. 7512 N. Claremont Avenue, Chicago, IL. Terrible experience.

    We were tenants for 5 years with GC. Though our time leasing with them was good it was our move out experience that made us realize exactly how terrible of a property management company GC is. They took advantage of us and our situation while we were most vulnerable and my only regret is not taking them to court over all the crap they put us through. My husband got a promotion at work which had us relocate to another state. So we told GC we unfortunately had to break our lease. They responded by saying we had to pay the remainder of our lease, while was 7 MONTHS. We obviously fought this because that is unrealistic and NO WHERE in our lease did it state terms of that nature. We were able to negotiate down to three months rent, which was also pretty ridiculous considering it was over $7,000. Then we got the the move out inspection. We were charged over $500 in damages. Most of the "damages" were pre-exisisting and we had told the maintenance team who said "we'll note this on the work order." Come to find out they didn't do that on several things and we were charged for it. I will agree with GC that there were some damages that we were willing to pay because they were our fault, but during negotiations, they sent a bill to "flex deposit" who put us in collections. WE WERE STILL NEGOTIATING. We even have emails stating they would drop some charges, but still sent the full bill to collections. This is unacceptable and not professional at all. This is NOT how you do business and the office/management teams should really be ashamed of themselves. We even asked them if we could repair the damages and the representative told us if we did that we'd still be charged because we "aren't professional repairmen." How are you supposed to avoid damages if you can't even make repairs? Not only did GC charge us for pre-exsisting issues, but we paid 3 flex deposits over the 5 years we were there (which totaled over $5,000) and found out that those do not cover any damages and they are non refundable. They also tried to up our rent during one lease renewal by $500. This is after we out money into the home by making updates, that they approved. Then they tried to gauge us by making us pay more rent. It's really sad, because we recommended GC to friends who also used GC, who were also screwed over by them during move out. Their situation was much worse though because they were kicked out so the owner could sell the property. They had 3 children at the time, one of which was a newborn. All together, GC is a terrible company to work with should your life circumstances unexpectedly change. I was pregnant while dealing with all this and the stress they caused was insurmountable. It left me in tears and extremely upset on many occasions. It makes me sad to know that people can be so heartless to people who were good tenants and took care of the property as if it was their own for years. One last thing to mention is that we had a package mailed to our GC rental property after we moved out that was mistakenly not forwarded. We reached out to GC and let them know and for DAYS they refused to help us by picking up the package or assisting us in anyway, even when we offered to pay for their help. They tried to lie to us and tell us it was too far of a drive from their office, stating it was 45 minutes, when in reality it is only 12. I couldn't believe they would be so unwilling to help after all they put us through, but I don't know why I was surprised when they had already started to show their true colors prior to that. I wish I could leave a better review. Out of the hundreds of reviews I;ve left on Google this is only the third negative one I've left. Solely because it is such an upsetting situation. We felt held hostage in this situation and that isn't fair or right business practice. GC, you should be ashamed of yourselves and really evaluate how you handle yourselves in the future.

    The good reviews cannot be from tenants. I move every couple of years for work, so this isn’t my first rodeo. I rented this house knowing I wouldn’t be there more than a lease so I stored anything that would be hung on the wall never put a single nail hole in any wall. When I moved in the main shower was so clogged that I couldn’t take a shower. I reached out to maintenance and they said that was a tenant maintained item. Again, I had never taken a shower. I turned on the stove and it was so dirty that it smoked. OK I need to clean the place. When you move out, they give you instructions on normal wear. It includes leaving nail holes in the wall not to touch up the paint, etc. However, I cleaned the baseboards and wipe down any visible dirt that I could find. We completely cleared out everything cleaned up the yard. I cleaned top to bottom, not wanting to get charged for anything. After a 14 month lease term, they tried to charge Us $1600 to repaint. There was nothing NEW Wrong with the paint when we moved in it wasn’t perfect. In fact you could see patches from previous tenants hanging TVs, etc. We took pictures of everything and noted it When we moved in. We also vacated two days early and asked them to go through it with us so that we could talk about anything that they felt wasn’t done and they refused. So this charge came after we moved out and did not have an opportunity to do anything about it. This place is a total scam they “settled” For charging us $800. We actually replaced showerheads, fixed our own toilet because they were taking so long, replaced caulk around the tub because it was rotten when we moved in. And they still had the nerve to charge us on the way out, even though we left it better than it was. We are Professionals that take great care of a house. This was definitely an unforeseen and disappointing move out experience.

    LANDLORDS/OWNERS BEWARE OF USING GC EDIT-Response to GC's comments: 1) I find it incredibly interesting that you seem to always comment that you "cant find someone in the system" when it's a negative review, but never question a positive review that coincidentally pops up right after a negative review is posted. 2) If unnecessary work orders aren't required, why was I told that the paint "must be fixed since it was reported" by one of your customer service reps. Even after I told them we didn't need it fixed since it was such a minor issue? You claim transparency and urgency, but again, we reported multiple issues on our inspection report after move-in and none have been addressed. You've ignored them. Even after I've sent follow-up e-mails regarding them. 3) I also don't know why 2 different maintenance techs would tell me "we get in trouble if we don't report an issue," if that wasn't the case. 4) Reaching out to you via e-mail or calling and asking for a manager has never got us anything but excuses and fake apologies. None of our issues have ever been resolved, even after speaking to Shania....multiple times. 5) I also think it's important to note that when you look through reviews of GC, all the positive reviews come from landlords, and all the negative reviews come from tenants. I feel like that says something about how this company operates and who they actually prioritize. ****** Original Review It appears that GC is requiring their maintenance techs to make unnecessary work order requests so they can charge you for the work call. I am currently a tenant in a GC owned property and last week we had a tech out to fix our broken washer. As the tech was leaving he took a photo of some paint that was chipping on the wall (it had been that way since we moved in and it was noted on our move-in review). He said he'd get a work order in for it. I told him it wasn't a bother to us and that we had already noted it when we moved in. The tech then said that they're essentially required to find something to "fix" and if they don't, they get in trouble. To me this sounds like some shady business tactic where they're looking for any reason to send out a tech, so they can charge the landlord under the guise that the tenant made the complaint. What makes it worse is that I had a message from customer service in less than 24 hours telling me they could have someone out next week to fix it. Meanwhile, it took them 4 days to get back to me about the broken washer. So, if you're a landlord/owner currently with GC, I'd keep an eye on those charges and ask to see who actually submitted it. And if you are looking to work with them. DON'T. There's also plenty more wrong with this property that I feel is the fault of GC and not the landlord, but that's a post for another day.
