  When you buy a home in this community, Pulte is in charge of the HOA until all of the homes have been built. This review is for Pulte’s HOA. Imagine it’s early in the morning and you are getting ready for work. Someone rings your doorbell. It’s a construction worker telling you need to move your cars out of your garage that very moment otherwise you will not be able to move your cars in and out of the garage for the next three days. Because they are going to start digging up your driveway in the next five minutes. You received no notice of this before this moment. Luckily you answered your doorbell in time but your neighbor didn’t and they are actually stuck. That’s what happened with us. A week prior to this the HOA sent a general email to residents about road repairs. However signs were not posted in advance and the owners were not notified even a few hours prior so they can be prepared. It’s frustrating to pay HOA fees for such incompetency, lack of communication, and lack of organization. Do better.

  I moved into the property only two months ago, and multiple serious issues have already appeared. The wooden stairs in the backyard are splitting and breaking, the garage concrete floor is cracked, the garage ceiling drywall compound and tape are peeling off, and the basement floor has multiple cracks. In addition, the HVAC ductwork has burst/opened, and the downstairs bathroom exhaust fan is barely functioning. I nearly fainted from poor ventilation while taking a shower, Despite the serious defects, they continue to deny that anything is wrong and refuse to properly address the issues. I am very disappointed with their response and customer service,I purchased a newly built home, not a decades-old resale property. The condition of the house has been extremely disappointing and, in many ways, worse than a 20-year-old home, I sincerely hope your company will take these safety concerns seriously and address them properly,Dealing with repair issues every few days has become overwhelming. I’ve had to repeatedly miss work and wait for warranty personnel to arrive, only for them to deny responsibility and claim that the defects are not covered under warranty. This experience has been extremely frustrating and disappointing.

  There is a gap between the garage track framing and foundation，The area is not sealed properly, causing air and light leakage，This looks like incomplete exterior sealing， This is a workmanship issue, Construction Manager said is normal 🤦🤦🤦🤦🤦, very disappointed quality of construction，Two months after moving in, the backyard staircase broke, the garage concrete cracked, the cement beside the garage split, the basement floor cracked, and the duct pipe fractured.
