    I rarely write reviews, but I strongly advise against renting at this property. While the maintenance team was excellent at fixing an outdated apartment and genuinely tried their best (they are the only reason this gets a star), the overall living conditions and management practices were completely unacceptable. The Move-In Condition We signed our lease sight-unseen, which was a massive mistake. Upon arrival, the unit was filthy. There were actual feces left in the toilet, visible mold in the shower and kitchen sink, and heavily scratched floors. Appliances were in disrepair—the dishwasher was unattached, smoked multiple times, and was never replaced, and one of our AC units was broken for three-quarters of our lease. During our time there, management changed, and although we were told they were improving the experience, their actions later proved that was not true. The Living Experience Throughout our tenancy, we dealt with issues. For our final month, a thick cigarette smoke smell constantly blew directly into our unit from a neighbor, accompanied by other foul odors and extreme late-night noise disturbances that lasted until 4:00 AM. We were told management issued a warning, but absolutely no change was made. Unethical Move-Out & Billing Practices Because of these severe issues, management agreed to a mutual early lease termination. Even our move-out was interrupted because they double-booked the only freight elevator. Worse, 6 months after we moved out, they attempted to send a baseless lease-break charge to a collection agency. I had to fight them for the last year to get this invalid charge dropped and my credit report fixed. The one positive is that if you can get an end apartment, the rounded view is amazing. Otherwise, save yourself the stress, the health hazards, and the potential damage to your credit. In my opinion, I would look elsewhere.

    “Welcome home.” That’s New City’s slogan for welcoming new residents. Ironically, it turned out to be the funniest thing about living there. From the very first day we moved in, we had constant problems with hot water. Turn on the hot water, and cold water came out. Wait 15–20 minutes, and maybe you’d finally get something warm enough to shower with. At night, hot water often didn’t exist at all. During the winter, taking a shower—or even washing your hands with warm water—became a game of chance. We contacted maintenance more times than we can count, submitted countless service requests, and met with management over and over again. Time after time, another plumber or contractor would show up, stick a thermometer under the faucet, confirm what we already knew, and leave without fixing anything. Then the cycle would repeat. By the end of our lease, management still acted as though this was a brand-new problem. Eventually, they simply stopped asking about it altogether and stopped making any meaningful effort to resolve it. It didn’t take long to realize this wasn’t just our apartment. Neighbors on our floor and in other parts of the building were experiencing the exact same issue. Yet somehow, every complaint was treated as if it were the first one management had ever heard. Funny how that works. The building manager lived in a different section of the building where, conveniently, the hot water worked just fine. She repeatedly assured us that resolving the issue was her “top priority.” Apparently, it wasn’t much of a priority, because months passed and nothing changed. Then again, she wasn’t the one taking ice-cold showers while paying thousands of dollars in rent every month. Hot water isn’t a luxury it’s one of the most basic expectations of a livable apartment. But management’s favorite response was always the same: “We’re looking into it.” They must still be looking. And just when we thought things couldn’t get worse, they did. Near the end of our lease, instead of waiting forever for hot water, we suddenly had the opposite problem: scalding hot water came out almost immediately, while cold water became difficult or sometimes impossible to get. What started as an inconvenience became a genuine safety hazard. The regional manager was fully aware of everything that was happening. At first, he sounded concerned and promised to follow up. After that conversation, however, our calls seemed to disappear into the same place as the hot water. After more than a year of living with this problem, the grand solution was a “generous” $300 credit. Apparently, that’s what more than a year without reliable hot water is worth. We later learned that previous tenants had spent months fighting the exact same battle before eventually giving up and moving out. Clearly, this building has a fundamental plumbing problem that requires a real repair and real repairs cost money. Instead of investing in a permanent solution, management simply rented the apartment to new tenants and moved on. Those tenants regularly hosted parties with 50–60 people late into the night, shaking the entire floor, adding yet another problem management failed to address. What New City actually gave us was more than a year of stress, wasted time, endless frustration, freezing showers, safety concerns, and repeated illnesses because we couldn’t rely on something as basic as hot water during the middle of winter. We spent countless hours calling, emailing, filing maintenance requests, waiting for contractors who never solved the problem, and hearing the same empty promises over and over again. Apparently, “We’re looking into it” is considered a permanent solution. At some point, someone should be held accountable for allowing residents to live under these conditions while continuing to collect thousands of dollars in rent every month. A basic necessity was ignored for more than a year. That is simply unacceptable. If you’re considering renting at New City, be careful. Don’t rely on the slogan. Instead, turn on the hot water! “Welcome home” friends.

    I came to this building seeking assistance after my toddler was bitten by a stranger’s dog at the park next door. I had seen the individual enter the building and was simply hoping management could help identify the tenant involved. Unfortunately, both management and the door staff were unwilling to assist or provide any guidance, despite the seriousness of the situation. The lack of concern and empathy during such a distressing experience was extremely disappointing.

    5/5 Stars for the staff and the views! The leasing team are truly professionals that take pride in their job. The community events that they have organized are thoughtful and fun. Maintenance staff is actually SO efficient that I will hold off on putting in work orders until I leave for the day because I know they will be knocking on my door in 20 minutes. Any issue that I did experience living here was minor and resolved very quickly. Cleaning staff, while contracted, is very good. You won't even see any finger prints on windows or elevators. The team here really delivers that "luxury" apartment feeling. If you have ever lived in a building with lackluster staff, you know that the people behind the place are 90% of the asset. The apartment can never be luxury unless the team is luxury. Jenna, Heather and Kevin are rockstars and make every other building I’ve lived in look slumlord operated in comparison. Though there are a lot of positives here, a good portion of what you are paying for are the complex amenities and the view, though they don't disappoint. I took a gamble leasing this unit at the very top of my budget, and I don't feel as if any dollar is wasted. All the merchants give generous resident discounts and my apartment has became the one everyone wants to hang out at so we can enjoy the evening views. If you told me that 90% of the 200 apartments here were rented, I would not believe you. These apartments are so soundproof and the building is full of very considerate adults. My neighbor came by after about 3 months to apologize for her puppy barking all the time and I wasn't even aware she had a dog. In fact, I can't even hear any doors closing or elevators dinging. On Saturdays in the summer when the pool was full, everyone was quick to make room for others, offer to share snacks and beverages ect. Outside of the summer pool area, people really keep to themselves. If you are looking for a mature and low-key community, this is a great place for you. Alternatively, if you expect to invite large crowds, stay up late with music or are a loud household, you will likely be noticed pretty quickly for violations. -Grills, cinema room and shared spaces were great for entertaining and suspiciously under utilized. (Probably because the apartment units are so nice) I was able to leave my drinks in the community fridge and never had issues. -Parking is very steep at $275 monthly in a garage that is 80% empty throughout the year. There isn't any displaced revenue from resident usage and you could probably trick us into perceiving it as a better value by looping parking into the rent. There are other garages within the neighborhood charging half the price. I was too lazy to switch it around at this point but if I had looked prior to move in, I could've saved about $1200 on parking for the year just by walking 1 block. - Unexpected pro are the outlets everywhere in the unit. The balcony has a fantastic outlet, great for lighting, sitting outside with a heated blanket, charging phones, ect. Outlets are all over the apartment in the floors and on the walls. Decorating felt so easy because I was never limited in where I could place certain furniture items. I truly wished that units were available for purchase in this building- it’s the type of place that you really want to stay forever!
