  Mallory at Shoreham and Tides made the entire experience seamless from start to finish. The moment we walked in for the tour, she greeted us with a huge smile and such an outgoing, welcoming personality that my client genuinely thought we had known each other for years. Throughout the process, Mallory went above and beyond, especially when we ran into a small hiccup during the approval process. She was proactive, communicative, and truly cared about making sure everything worked out smoothly. From touring, to closing, to move-in, she made my client feel supported every step of the way. It’s rare to find someone who combines professionalism with such genuine warmth and dedication. Highly recommend working with Mallory if you’re looking for an exceptional leasing experience!

  Honestly, the management in this building has been absolutely terrible. They never try to work with residents or meet anyone halfway. They permanently closed the hot tub and basically told residents that using it was a “privilege,” so we have no right to complain. That response alone says everything about how they treat people here. After I raised concerns and asked questions, the manager literally stopped even saying hello to me. It felt childish and completely unprofessional — like a circus, not a luxury building. The only positive thing about this building was the front desk staff, housekeeping, and maintenance team — they were always kind and helpful. Everyone else in management was a nightmare to deal with. Also, the ventilation system barely works. You’ll feel like you’re suffocating year-round, and during warmer months you basically have to keep the balcony door open just to get some fresh air into the apartment. Overall, extremely unprofessional management and a very disappointing experience. I would never recommend living here.

While priced at market rates, both buildings show their age—recurring issues like elevator outages, plumbing problems, and unreliable AC (a long-standing complaint tied to the two-pipe system) are hard to ignore. Utilities are billed via RUBS, which can feel disproportionate, especially in shared living situations or when guarantors are involved. There are also some transparency concerns: recent inspection failures, past electrical issues, and lack of clear disclosure may be worth verifying independently through city records. Amenities don’t always match what’s advertised either (e.g., pool access limitations), and ongoing construction—with required addendums—can significantly impact day-to-day living. Renovations are mostly cosmetic, though the shift to hard flooring has noticeably reduced sound insulation. Parking is also expensive and not guaranteed without paying a premium. Overall, for similar pricing, you may find newer, better-managed buildings in the area that offer a more consistent living experience and clearer value.
