  I have been living in this building for two years now. While the location is absolutely fantastic and the views from my unit are genuinely beautiful, the overall management and maintenance of the property leave a lot to be desired. If you want to avoid constant headaches, I really do not recommend living here. Lately, the living conditions have become incredibly frustrating due to major building failures. In the middle of peak summer heatwaves, the air conditioning in my apartment breaks down constantly, making it completely unreliable when you need it most. On top of that, we have been down to just one working elevator for my floor for nearly a month. Because of this, the wait times are ridiculous, averaging anywhere from 6 to 8 minutes just to go up or down. The building itself is very outdated and poorly maintained. While I fully support and think it’s wonderful that the building accommodates residents on government housing assistance, the lack of basic upkeep is unacceptable. The common areas are consistently very dirty, and there are severe, persistent odor issues in the hallways and shared spaces. The laundry room is also a prime example of this neglect, as it is always extremely dirty. Furthermore, the bike room is a total disaster. It is completely cluttered with abandoned bikes that are missing pedals, saddles, and even wheels, clearly left untouched for years. This is something that could be cleared out and organized so easily, but despite multiple requests from residents, management completely ignores it. The location and views are the only things keeping this place afloat, but the management’s sheer lack of effort to maintain a clean, functioning, and comfortable living environment makes it a place I simply cannot recommend.

  Beware. If you care about having consistent AC and heat then you might want to find another building. The heating and cooling system is old and totally shot, but the management company, Avanath (they’re terrible), refuses to spend the money to replace it. My air conditioning breaks constantly and doesn’t work about half the time. The sun just beats through the giant windows all day long and turns the apartment into a sauna. It’s extremely frustrating, as the design of the windows isn’t compatible with a window AC unit so there’s nothing you can do but suffer through the heat. It’s brutal. During the winter, the heating system functions better than the AC, but still consistently breaks. These issues occur throughout the entire building and I overhear residents complain about them all the time. Yet, the system continues not to work properly and it doesn’t matter how many work orders you submit. Also, note that they don’t even activate the building’s air conditioning until June. So you’ll be without any relief from the heat during those 80 degree days in May. A few positive notes about the building: the views and location are great, the rent price is reasonable, and the people in the leasing office are friendly.

  Perfect Location and Attentive Management! There are so many great stores, restaurants, an urgent care, and pharmacies in walking distance: Target, Trader Joe’s, Mariano’s, TJ Maxx, CVS, Walgreen’s, The Fresh Market, Sephora, Chipotle, Starbucks, Roggenart, Klein’s Bakery and Cafe, Stan’s Donuts, Blue Mercury, Landmark’s Century Theatre, several thrift stores, and Clark and Diversey Currency Exchange. There’s Hot Yoga, Pilates and fitness studios next door and across the street. Soooo many great coffee and tea shops!!! The lake is a few minutes away and public transportation is plentiful: The 76, 22, and 36 buses are literally right outside. You can get a cab or Uber in minutes. Our Community: We have a diverse and inclusive community of great people in our building and neighborhood. The building is pet friendly. You’ll always see neighbors walking their fur babies! The Apartment: There’s air conditioning when it’s hot and heat when it’s cold. Maintenance is prompt and courteous. Any issues are fixed in a timely manner. We have a great view, everything works, and we’re happy with our unit. The Building: New washers and dryers were installed in the community laundry room, there’s storage, a fitness center, a package delivery system that’s secure and reliable, and even covered parking in the building. There are new renovations coming to the building! Management: They’ve been extraordinary! Every building has issues. Management is open and receptive always looking for ways to make things better for tenants. Jeremy and his team encourage community and lead with kindness. We love it here!!!

  Avanath purchased Lincoln Park Plaza (LPP) 4 yrs ago & their goal is to churn tenants by raising yearly rents at a rate higher than can be offset by your annual raise at work (cutting into your future retirement, ability to pay off debt etc) The % of your salary Avanath takes accelerates quickly to where you can no longer afford to live at this property in a short period of time. I tried asking for a slight break in rent by asking them to consider challenges of living in sect 8 housing but Avanath doesn’t care about tenants & continues to demand unfair rent hikes each yr. This property was previously managed by BJB who supported tenants by not raising rent each yr to avoid forcing tenants to expedite the search for alternative housing. BJB’s goal was to keep residents & avoid excessive maintenance & repair costs from continuous turnover. -There’s no doorman for this bldg so packages are stolen. Transient people wander the bldg. Elevators break dwn so you’re forced to take fire stairwells to leave the bldg. You see transient people sleeping in stairwells offering you drugs & you feel unsafe. Stairwells are filled with cigs, ash, drugs & you find vomit & its awful smell all over the stairs as you make your way dwn. Avanath isnt compliant replacing lightbulbs in stairwells so hopefully you don’t trip over people loitering & smoking in stairwells on weekends & evenings. When this info was brought to the property mgr he replied “what do you want me to do about it” dismissing it without care -LPP is a smoking bldg even though it claims it’s not. Avanath slides a note under your door stating no smoking that’s it. Smoking of cigs, vape & drugs persists on every floor seeping into your apt. You experience headaches from the smoke especially evenings/weekends as there’s no security on-site -There’s NO climate control in apts! You’re at the mercy of Avanath & let me assure you comfort is not a priority. For 3 months in Spring/Fall temps will be in 80/90s along with oppressive humidity. It’ll be 10 deg hotter in your apt plus heat index w/ humidity. But Avanath won’t turn on AC until late & they cut it off early so you’ll be lying in bed at night in your sweat thinking why did I rent an apt in this bldg? It’ll be 80s outside & Avanath has heat blowing into hallways exacerbating the heat problem! It’s an old bldg & for anyone understanding laws of thermodynamics this bldg is a heat trap! Inside your unit you can only crack open a window a small slit which doesn’t allow proper air flow & you’re not able to install a window AC unit with this type of design. The heat & humidity you endure damages your belongings electronics etc so you constantly check your space for mold & mildew which adds to the toxins you inhale while living in this bldg. Also beware during hottest points of summer the AC CONSTANTLY breaks down! Especially during wkends so you’re lucky if you can avoid heat stroke while living in these conditions -There’s no in-unit washer/dryer so for the high rent Avanath charges this amenity doesn’t exist. You must go to the basement & hope your clothes aren’t stolen same as your packages -Avanath claims there’s a gym but it’s not. It’s a closet in the basement with mirrors & a few outdated pieces of equipment. For the high rent Avanath charges you this is not an amenity -The property mgr doesn’t come into the office until 10-11a making himself as unavailable as possible. To add insult to injury Avanath throws some AI named Angela in our face which is worthless. Best decision I made after living in this bldg for 6 yrs is to leave. From my experience & fellow residents we feel Avanath is inconsiderate, heartless & poorly managed. They don’t understand the Chicago market nor do they care. When you call the office they often dismiss you hanging up on you before the conversation is over -Avanath loves to placate people using unfeeling robotic responses that are passive microinvalidations. In the 4 yrs Avanath has managed this property there have been 3 different property mgrs & every time they bring in a new mgr it gets worse
