Very good apartments compared to other apartments I rented before in the area. Clean and pretty apartments with great closet storage. The management was friendly and repairs were done pretty quickly. They returned all of our deposit after living there for 3 years. Downsides: we could hear noise from the neighbors and the appliances were old.

My husband and I rented from WatersEdge for nearly three years in two different apartments. We loved living there. Wendy and Maria are always so kind. They’re knowledgable, fair, friendly and helpful. They were fair and reasonable with our security deposits at both places and maintenance was almost always out to fix issues within a day or so, depending on their urgency.
WatersEdge is a quiet place to live, which is great. Seems to be largely working professionals or small families. It was generally very safe with the exception of a small amount of car break-ins (mostly with unlocked car doors if I remember correctly). Regarding the goose poop - the areas around the ponds especially get messy, particularly in the spring. But at the same time - that’s all of Champaign. It’s not a huge deterrent for us but if your dog is inclined to eat it, definitely keep an eye on them. I wish the neighborhood overall felt more residential and walkable, but that’s not management’s fault and comes with the territory on the north side of town. The WatersEdge property itself is very walkable with a road that makes a nice paved loop and well kept sidewalks through much of it.
You can definitely hear some neighbor noise but it’s not terrible. We lived on the second floor intentionally - the first floor is probably a bit louder.
Overall - it’s a nice place to live and super close to a ton of things on North Prospect while still feeling quieter. Would recommend!

Landlords are slow to respond, unprofessional, and rarely fix anything that a request is put in for. There was a leak in the sink, they simply turned the water pressure off instead of fixing it. There was rust and water damage in the sinks, they came by and 'fixed them', which was just spray painting over them with white paint. The stoves frequently wouldn't work, as well as the vaulted ceilings causing the fire alarm to go off frequently because ventilation wasn't installed properly for said vaulted ceilings. They dye the ponds, upcharge for them, and leave them full of garbage.
They will take your security deposit and find any excuse to not return it after moving out, including just lying. The managers are unprofessional, unhelpful, and exploitative. Do not move here unless you would like to be ignored, disregarded, and charged excessively for anything and everything. The landlords will mislead and gaslight you for every penny that they can.
