There's no other place like University Village. My wife and I lived there for nearly 3 years (9 semesters).
Cleanliness:
They have a cleaning crew that does a deep cleaning between move-ins. When we moved in, the apartment was spotless (and we made sure to leave it that way at check-out because that's fair.)
Maintenance:
Maintenance will take care of everything. They never tried to make excuses and they don't delay. Whenever we put in a work order, they fixed it within a day or two. And they don't just try the cheapest solutions. If something needs to be replaced, they're replacing it. For example, shortly after we moved in, we had no hot water. We called the emergency line and the on-call maintenance worker who showed up within 30 minutes (and that wasn't even a huge emergency) provided a temporary fix for that night (because it was too late to do anything else but it still worked wonderfully) and then they replaced the water heater the next day.
The worst thing that happened to us is that the AC broke in the middle of August and the apartment was in the 80s, but they fixed that as well! I feel like trying to get that fixed anywhere else would have been a nightmare. Maintenance is just awesome!
I'm a little skeptical and don't like people getting into my apartment when I'm not there, but I never felt uncomfortable with maintenance entering to fix things even when we were not present. In fact, they sometimes showed up when I was there, and I left the apartment to let them do their thing, which I probably wouldn't do anywhere else.
Apartment size:
You're not getting an apartment that size, in the same condition, for the same price in Rexburg.
Clubhouse:
The clubhouse is beautiful and we were privileged to get to use it. Something unique about University Village is that you don't need to pay to reserve the clubhouse. They have a game room which has a nice pool table (which I used quite a bit) and they recently added board games. There's also a grill outside of the clubhouse. The only issue with the grill, which was outside of management's control, is that some people weren't responsible enough to follow the rules and clean up after themselves, but if you don't mind a bit of cleaning before and after, it's a nice thing to have access to.
There is also a printer in the clubhouse, which was very convenient. At some point I had to scan a ton of documents, and having a printer a 20 second walk from my apartment, especially when I only had a few minutes or when I needed something scanned when everything is closed, was really nice.
Gym:
There is also a gym, which is pretty small, and unfortunately there are no barbells, and the dumbbells only go to 55, but you can still improvise and get just about any workout done.
Pantry (One of my favorite things):
If you like to cook/bake, you will love the pantry. Our pantry was pretty spacious, but if you move into a flat, the pantry there is enormous!
Closets:
Guys, if your wife has a lot of clothes, you can show her that you love her by applying to University Village. That's all I can say.
Cost breakdown:
We lived in a townhouse (end) and paid around $1,055 in 2026, which is $1,025 rent + $15 parking pass (it's $45 a semester) + renter's insurance for under $15 (I think it was actually around $12). But that's all your costs. YOU DON'T PAY FOR ANY UTILITIES. Just to put that into perspective, we moved into a different complex in Rexburg and are paying $1,200 base rent + $150-$200 in other monthly charges for a place that's not nearly as nice and doesn't have half the perks that UV does.
Last but not least - the WARD!!!
Since I graduated and we had to move out, one of the saddest things for us was having to leave the ward. They are literally the best.
Downsides:
The downside is that once you live there, you'll never be satisfied with other apartments around here, unless you're willing to pay around 50% more.
So, if you apply and get in, consider it a huge blessing. We would have never moved out if it weren't restricted to students.
