Great complex, nice apartments, way overpriced but hey, that's the current economy. Would be nice not to have to sell a kidney for rent.
I had high hopes for this place. I live there for two years before I moved into a new build home. The electric bill alone was ridiculous because the buildings there are not properly insulated. Many times my electric bill was $280-310. I now live in a home and the highest my bill has been is $128 on the high-end but usually around $68. My home square footage is 1,800 sq ft. and the building I was renting at black cat was a little over 1,100 sq ft. Just keep in mind living there you're going to need to put a lot of weatherstripping around the door and heavy curtains to keep in the cool. The really concerning part was the ant situation. I moved in when it was a new build, so no prior tenant and we had ants under the bathroom sink. Once we got our stuff moved in we sprayed for ants. They would return often and carry off the cats food. Just a side note the traffic around the complex on Sundays is rough. Due to the Rock Harbor Church which is walking distance of the complex, the traffic would be heavy. So just keep that in mind when leaving for work. It is quit annoying that they charge for "valet trash, pick up " which this service is mandatory and you are charged monthly, even if you live right next to the dumpster and don't use the service.
The pros of renting there is covered parking that you pay for monthly and the Beautiful trees and sidewalks. The complex is always aesthetically pleasing and the maintenance people are amazing. Be aware my rent cost $3100 a month there with the covered parking for two cars. For this price we should have rented a home instead, at least the electric bill would have been better and maybe no ants and I could've picked my own Internet provider instead of being stuck with Smartaira.

We had a multitude of issues and were treated with very little respect. First, they did not plow, even during bad snow storms in 23/24, leaving a neighbor and myself to shovel ourselves out a handful of times. We even shoveled sidewalks around us so people could get to the dumpster.
Second, the front office and management showed little regard for tenants. We lost power in our living room on a Wednesday night and called the front office first thing in the morning. Maintenance came in Thursday and Friday and tried to fix it but where unable to so they called an electrician to come fix it. We were told the electrician would be there Monday morning at 8:00 or 9:00, no one showed up. My wife, who has now lost 3 days of work being home waiting for a fix, called the front office at 10 when they open. No answer, she left a voice mail. After an hour with no response, she called again. They finally answered and proceeded to tell my wife that she was standing with the maintenance staff, I guess just shooting the breeze because she couldn’t be bothered to answer the phone or even check the voicemails. She then proceeded to tell my wife to use the portal to contact them. We are waiting on your electrician. The interaction and disregard was rude and disrespectful. No apology or explanation, no care at all that a tenant was missing work, or went 6 days with no power in there living room.
We received a notice the complex was updating the internet on that day. Our internet went off and did not come back on. We called the office and told them we had no internet and we were told we needed to call Smartaira, the internet provider Modern Craftsman of choice, who we pay monthly for service. So we called Smartaira and got a run around for a few days only to discover that Smartaira is not in Idaho and have no techs in the Boise area! Finally Smartaira authorized a tech to come, they sub out from a local internet company. He could not figure it out and called Smartaira and they had him try some things and still no luck. I used the portal like directed and let them know we have been without internet for 6 days and can they get involved to get this fixed. No response! Finally, I get a call from the office 2 days later but it isn’t about the internet it was about checking our mail box to see if we received a package for someone with a similar address so while I had her on the phone I said, “Did you get my message I sent through your portal?” Oh yes, I am reading it now. 2 days later? What a joke. Finally it got fixed, apparently it was an issue with a device in the front office.
We did not renew and told them that we had a home. Following this we received a call on a Saturday and said, “Hey, we know you have a house and there is a couple here that would like to see the unit right now.” We were 85% out and just need to do little cleaning and get some stuff out still, but said sure go ahead and show them. Just trying to be helpful! We said yes to one couple. Well next thing you know over the next few days they had walked about 8 different interested groups through with no permission. It is absolutely stunning there blatant lack of respect and care for there tenants.

Highly wouldn’t suggest renting at this place if you have a ev car,
They will lie to you to get you to sign a lease.
If they would’ve been upfront and I had this information I would’ve rented from their sister property which is closer to my commute
I was told I would have a garage to charge my car come to find out they’re not meant for Tesla’s ended up scratching my brand new car 3rd time trying to fit in the garage not having a choice because my car was about to die . Her assistant manager should have never gave it to me not having knowledge about Their ev But sold it to me like she did and they only offered me $100 When the damages are far over that..
update estimates over 1000 I have to have my car re clear coated and rims fix my car got scratched along the whole bottom scraping my clearcoat on my doors.. Most damage took where I had a protective film by my back tires and my rim actually I have photos when it happens to now.
the chargers take 24 hours in the garage for non Tesla .. at the office 10hr for non Tesla
3 hours for Tesla they don’t offer the fast charger.
They offer one charging Station but are putting too many EV in the community.. Not understanding that we can ruin our battery or caring for that matter.
They said for going on two weeks they put another station up and they haven’t started nothing’s changed.. They won’t even email to help with the issue that people are staying overnight and longer than they’re charging Needed. I spoke with other tenants and had to educate them the other cars do take longer. So it’d be nice for the community to get an email most cars are inconsiderate and leave their cars overnight instead of having everyone frustrated trying to charge their vehicle.
The homes are nice and Community is quiet.
Love living here and the property is very nice, However they use Smartaira as their Internet service provider which has been a total pain to deal with, Almost no control over your router/modem and forced to manually input MAC addresses into the service to connect new devices. Have had to call support 4 times now for stuff as simple as hooking up a TV since I don't have access to any of the router settings myself.
