    This place is a total scam. They will charge you extra for the dumbest stuff and cant even figure out how to keep the grass from flooding. Will put tow stickers on your car even if your in your designated spot. It's just a mess. Ohh and they will double your damage deposit fee when you leave because they replace the carpets no matter what. Even if you were there for 5 days lol

    Worst management I have ever dealt with! They go out of their way to make everything harder than it needs to be. They are rude and unhelpful to deal with.

    I been a property manager professionally for 40+ years. I moved in early 2026. Move in was fine. Parking is challenging but I calculated about 50/50 assigned parking v open. I guy has had his non- running car parked for 5 months in an open spot I'd love- I'm disabled. I'm usually able to find parking beyond my single assigned spot. Lots of dogs, most on leash- not enforced. Staff is ok, but they are nit- picky about things they don't need to be nit- picky about - like conseige trash pickup. Sent me a picture saying I left my bagged trash in can outside of hours 5pm. Give me a break. But, they're good about misdirected mail😁 I hate the 1.25 gal toilets - they require 3+ flushing while you are on top of the stool. I bought my own snake and use plunger a lot. Ceiling is paper thin- I hear kid running all over- all hours. I just turn up my music. I'm waiting for a garage. Apparently, they only want you to park a car in garages - nothing more. Long, long, wait! Again - too nitpicky!

    They trick you on paying so much other stuff that we don't even use. So you rent may say this but it will be another 500 more ever rent

    Horrible experience and really bad management. I lived here from December 2024 to February 2026 in Unit C102. The property is managed by Avenue5 Residential and Greystar. At move-in, a staff member told me not to fill out the move-in condition form and said maintenance would take care of pre-existing issues. Maintenance never came. This means there is no documented record of what the unit looked like when I moved in. At move-out, the front desk confirmed I had no balance and owed nothing as long as I cleaned the unit. I cleaned it thoroughly. Then I received a bill for $298.47 in cleaning and carpet cleaning fees. When I contacted Avenue5 Billing to dispute the charges, they admitted in writing that my account did show a zero balance at move-out, the charges had been transferred internally to a corporate billing department after I left, without any notice to me. The staff member who told me I owed nothing was reading their own system correctly. I was simply never told about the internal transfer. I had already paid a $500 non-refundable pet fee plus $80 per month in pet rent to cover pet-related wear including carpet cleaning. Being charged again for carpet cleaning on top of that is double billing. I submitted a formal written dispute. No response. They are now threatening to send the account to IQ Data International collections. If you live here or are considering renting here, DON'T! but if you do, document everything. Photograph every inch of the unit at move-in and move-out. Get everything in writing. Never rely on verbal assurances from staff.
