My wife and I have been very pleased with the property management services they have provided. This belief is based on the following observations.
FRPM is a Certified Residential Management Company, having earned this distinction in 2010. Their staff is highly trained to provide owners with the management services they expect. Everyone, from the President down, is available to an owner when needed. As their name suggests, the service they provide is first-rate.
Communication through the Owner Portal, established several years ago, is highly transparent. Our monthly statements are typically available mid-month and include an itemized list of revenue and expenses. Pending work orders are also available for review to ensure the owner’s needs are being met. If we need information on work orders, statements, files, or tax information, it is all available on the Owner Portal. If funds need to be transferred, there are secure ways to do so via the Owner Portal. If we need more information, the staff is very responsive, and we receive a response within 24 hours. Their pricing for administrative services is very reasonable. FRPM also publishes a quarterly newsletter that describes the rental market in ADA County.
Since we do not live in Idaho, FRPM serves as our eyes and ears. They visit our rentals regularly and provide an in-depth report on their condition. If the tenants are not meeting rental standards, FRPM ensures that the issue(s) are addressed within 10 days. If eviction is necessary, FRPM has a system in place that has proven highly effective.
On several occasions, we’ve had questions about improvements needed for the rental. We make a call, and the staff visits the site and provides the owner with options. If an estimate is required, FRPM ensures that the recommended vendors have a proven track record of fair pricing and quality work.
Minimizing a vacancy is a top priority for FRPM. As soon as a tenant indicates they are leaving, FRPM quickly advertises and begins reviewing applications. Our rental pricing is data-driven and reflects current rental trends. FRPM ensures that tenants fulfill their responsibilities before they depart. As soon as the rental is vacant, the maintenance crew prepares the site for the new tenants.
In sum, FRPM has proven effective in fulfilling its mission to provide quality service to its clients. In fact, I recently recommended FRPM to others, and they now have their homes managed by FRPM and are very pleased with the service.
