Stay far, for away from these crooks. I made it clear I was a veteran when I signed a lease, and got NOTHING for it. I lived in an apartment run by them that had a wall furnace with no filter, a window A/C with no filter, and still got charged 35/mo for nothing. They billed me for light bulbs that didn't need replaced, a shower head that I reported broken and was told to buy my own, blinds that weren't broken, cleaning that was already done, batteries that were new, the list goes on. Even the contractors were mostly unlicensed that came to do repairs. Garbage people.
Really great experience working with this office. Everyone has been professional, helpful, and easy to communicate with. Nique has been especially amazing — very responsive, kind, and proactive whenever anything comes up. You can tell they truly care about providing good service and making things easy for tenants. Definitely recommend!

Do not rent from 1st rate property. The only people with positive reviews are company's, not actual people renting from them. They will charge for ridiculous things like a screen being popped out a tiny bit. On move out they will make up crazy charges to make sure you dont get your deposit back, in fact every neighbor I've spoken with said they had to pay at move out. They charged 1250 for a move out clean. When I disputed they said "oh oops, that was only supposed to be 600" but that with tiny things the entire time I lived there. They will find a reason to enter your apartment damn near every month. I rented from a private owner the first year and loved the apartment, once first rate property took over they were like control and money hungry feans. They charged for things that were there upon move in, like broken door and child locks.
Don't plan to clean at all when you move out because they'll charge like crazy for it anyway. They chatgpt reply to all the reviews "oh im sorry you are sad, that sucks and actually you are wrong" I wouldn't wish this company on my worst enemy.
The worst property management i have ever dealt with. They have hidden fees for everything. If you think rent is going to be 1600. Plan on 1700 because of all their fees. They enter apartments monthly for "check up" and fine for the smallest things, like not replacing a battery or bulb or filter. The fine is $60 and if you dont pay that on time, theres a late fee. They are slimy at move out taking entire deposit and 1k+ claiming to fix things that are not broken. Even put "carpet cleaning" on a charge when the apartment had 0 carpets, and "cleaning the lawn" which is their responsibility in the first place.I would steer clear from them unless you want your money stolen.

I’m very frustrated with the lack of communication and follow-through from this apartment management team, especially regarding maintenance issues.
I reported a problem with my windows way back in February. Pictures are below to show the broken window seals and resulting caked on, opaque grime. It was like pulling teeth for maintenance to confirm the windows were faulty and needed to be replaced. While attempting to just fix the seal on my leaky bedroom window, one of the employees actually dropped and cracked the glass. He duct taped it and assured me the window would be promptly replaced within a week. That was five, going on six, weeks ago.
I finally learned that the delay is due to waiting on the building owner, who has received at least one quote for replacements, but will not approve the work. In other words, the owner is too cheap and lazy to care about the comfort of their tenants who are sleeping with broken windows. We live in a desert climate, with nightly outdoor temperatures dipping into the 30’s.
As a former manager myself, I understand that managerial roles must be able to facilitate communication in all directions to maintain a successful business. This often includes managing those in superior roles, such as owners. Clearly that is not being done by First Rate. If you’re considering living here, be aware that everything (parking passes, maintenance, communication) is far more difficult than it should be.
