  DO NOT MOVE HERE!! I do not recommend Arbours at Villa Rica. The leasing office lacks professionalism and communication. The information they give residents is inconsistent. Leasing agents say they don't accept partial payments unless you use Flex or Rent apps, but higher management says partial payments are accepted. If you're only one month behind on rent, they're quick to send the sheriff to your door. In today's economy, you'd expect more willingness to work with residents facing temporary hardships. Customer service and communication need major improvement.

  Lived here for two years. Nice apartments, maintenance always came in a timely manner. Never had any problems here. Only thing is people don’t watch their kids so kids will be running around trashing the playground, ding dong ditching, etc.. But that’s something the property can’t necessarily have control over. Maintenance/staff tries their best to keep the place clean & pick up after people who can’t seem to pick up after themselves. People just need to watch their kids and be actual parents! My only complaint living here tbh.

  Laundry area never open, I literally have to call the maintenance man or knock on the manager door that stays in the complex to open it. It doesn’t matter if it’s 2pm I still have to call on the weekends. Definitely need to do better, nobody wants to spend their whole off day washing clothes because you all can’t open the laundry area at the time yall came up with!!!

  Despite what you may hear about leasing agents, this crew is professional and are very good people. They will work with you if a problem arises. I was scammed on a transaction that affected my ability to be on time with my rent. Of course, I paid the late fees, but the office gave me no direct pressure. They followed the procedures that they adhere to while still allowing me to catch up where I needed. It took a minute, but they stayed consistent. I am very appreciative of Arbours Villa Rica. The apartments are very nice, as well. 1/12/26
