I’ve lived at The Baxly for about a year, and my biggest issue isn’t that problems happen—it’s how incredibly difficult it has been to get management to actually address them.
My most serious concern has been visible dark/black mold-like growth in my bathroom. I provided management with photos and repeatedly expressed my concerns, but I feel like I’ve received empty promises and dismissal rather than a meaningful investigation or resolution. During this time, I became extremely sick with bronchitis, pneumonia, and a sinus infection simultaneously, and I’ve experienced frequent headaches while in my apartment. I cannot say what caused these illnesses, but experiencing them while also seeing suspected mold growing in my bathroom was obviously concerning, and I expected management to take it seriously.
The trash situation has been ridiculous as well. My lease charges me $25/month specifically for valet trash, plus another $12 monthly trash fee. I have repeatedly reported my trash not being collected. Most recently, I left town for two weeks and came home to find the trash I had left for collection still outside my apartment, attracting flies that were getting inside my apartment.
I had previously contacted management MANY times about missed trash collection and was told they would contact the valet company because my apartment was being missed. I was later suddenly told the problem was that my bags weren’t inside the valet container—and then was charged $75 in trash violations. My account says I had been “warned several times,” despite the only trash warning I received being a general community-wide email.
When I tried to resolve this, I called the office 7 times between 11 a.m. and 5 p.m. in one day with no answer, sent another email, and continued getting voicemail the following day. The trash was eventually removed (after 2 and a half weeks), but my written dispute of the $75 charge has still gone unanswered.
I’ve also gotten three flat tires since moving here, which I believe came from construction debris from the site next door. The construction is also extremely loud throughout the day. I understand management may not control construction on neighboring property, but it has significantly affected my experience living here.
For what residents pay to live here, I expected much better communication and responsiveness. I have tried repeatedly to handle these problems privately through calls, emails, photos, and conversations with management. Instead, I constantly feel like I have to chase the office just to get serious concerns acknowledged, let alone resolved.

Really bad management team. When I lived there they did not fix the gate to the garage for over 9 months after saying it would be fixed in 6 weeks. This led to break ins where they then blamed guests on leaving valuables in cars despite paying $100 a month in parking. They also forgot to send back security deposit for 4 months and I had to call to remind them. I would move elsewhere as the management team is really poor here. Better off paying slightly more to avoid the hassle.

I was lucky enough to have Jewels be me and my SCAD student's tour guide for the Baxly. Jewels went above and beyond to answer all of our questions as well as show genuine pride in all the thoughtful touches the Baxly has to offer residents. This review is primarily regarding the tour as my rising Senior has not moved in yet. I feel assured that the Baxly has considered many details and amenities that not only provides convenience, safety and comfortability, but also offers a good deal of opportunities for fun and leisure. It's clear that a good deal of planning goes into the offering of a community feel, via various social mixers and thoughtful touches such as the "coffee chats", special events and working community "library" with available gifted books. So far, 10 out of 10 for the Baxly and 11 out of 10 for our tour guide Jewels.

I used to live in this building a few years ago and it’s honestly sad to see how much it’s declined.
Back then, things were well-maintained and quiet. Now, every time I visit a friend who still lives here, the elevator is broken (and has been for months), there’s constant construction noise from the surrounding area, and management doesn’t seem to be doing anything about it.
It’s not the same place it used to be. Definitely not worth what they’re charging now.
2021:Im moving to the Baxly in March and the team has helped me A LOT with all the procedures needed to move in. Since requesting information and the start of the application Veronica in the management team has been the best help I could've received, answering all my questions and doubts (which were a lot to be honest). I feel so welcomed by the team :) super excited!!
