I lived at Mariner Grove from September 2024 until recently, and it’s disappointing to say that my experience changed dramatically after the management transition. When I first moved in, the property was clean, well maintained, and management was responsive. Unfortunately, that changed over time. The grounds quickly deteriorated after the groundskeeper was let go. Hallways were covered in cobwebs and spiderwebs, and when residents brought it up, we were told that if it bothered us, we could grab a broom and clean it ourselves. That’s not the level of service anyone should expect while paying nearly $2,000 a month in rent. Maintenance became increasingly slow. I once returned from being out of town to find my kitchen sink completely backed up with standing water, and it still took two days for someone to come fix it. The entrance gates regularly malfunctioned, there were frequent vehicle break-ins, a vehicle was stolen from the property, and package theft became a recurring issue. Even after security cameras were installed near the package lockers, management was unable to provide any answers when my package was stolen despite Amazon providing a delivery photo. The mosquito infestation became so severe that many residents ended up contacting the city because management failed to adequately address the problem. As a dog owner, this was especially concerning because I worried about my pet every time we went outside. Communication was another major issue. Apartment inspections were frequently scheduled but never happened during the announced timeframes, only for staff to show up on different days with little notice. This became difficult because I have a large dog and couldn’t reasonably leave him crated all day waiting for an inspection that might not happen. My move-out experience was just as frustrating. I requested a walkthrough, completed the repairs I was instructed to make, and no concerns were mentioned when I turned in my keys. Later, I was suddenly notified of a $500 damage charge without receiving any itemized statement or explanation. I’ve called the leasing office nearly 20 times over the past week trying to resolve it, but no one has answered or returned my calls. It’s unfortunate because this community had so much potential and was genuinely a great place to live when I first moved in. I hope ownership takes a serious look at the current management because many residents shared the same frustrations. Based on my experience, I cannot recommend Mariner Grove in its current state.

I began my search months ago for a new home and met Rosemary at Mariner Grove. She patiently answered questions, built out total cost sheets, and allowed me to return and review the choices. I signed my lease a few months earlier than move in and again Rosemary was always gracious and accommodating as new queries arose ( including measurements of the apartment). Move in day arrived and Rosemary made certain my apartment was prepared and even had a personalized welcome home gift for me. She knows residents and their four legged fur children by name . She takes the time to greet each one. One of my sons dropped by and told his wife it was like being in the Barbie movie. The ENTIRE staff had been welcoming since I entered my new home❣️

Daughter has lived in the complex for three years with no complaints and nothing but a good experience. Last month, a new family moved in above her. Since then there is constant stomping and jumping to the point that my daughter has has to take down pictures and things off of shelves for fear that they will fall off due to all of the vibrations. The pounding on her ceiling has broken one light fixture, causing the globe to crack, and caused another fixture to become dislodged. Management has done nothing. Despite multiple emails and phone calls, the property manager will not respond - AT ALL. My daughter is a student and works from home, but has to leave to get any work done. She was supposed to have a roommate move in next month, but due to the unlivable conditions they have now backed out. I have even been there to experience it, and it is worse than anything I have ever experienced in my apartment living. If you decide to move here just know that management & customer service is nonexistent. They are happy to get you to sign a lease, but don’t expect much after that. Since new management was just brought in two months ago, I wouldn’t expect it to improve anytime soon either. Also, the gate is a facade. It is always broken and the code hasn’t changed the entire time we have been here, so pretty much anyone can get in at anytime.

⭐ – Has Significantly Gone Downhill. Do Not Move Here. As a current resident, I can say with complete confidence that this apartment complex is not worth the $1,800/month you'll pay for a one bed, one bath — and that's before utilities. If you're drawn in by the word "luxury" on the sign out front, keep looking, because that word has no business being here. Solure Group took over this property and immediately showed their true colors. They treated the previous office staff with such disrespect and dismissiveness that every single one of them had to leave for their own mental health. That alone should tell you everything. To make matters worse, during the ownership transition, our leases were lost for a period of time — which, to be clear, is illegal. Shortly after, rent was raised to these unreasonable prices with little to no proper notice to tenants. Here's what our rent money actually goes toward: a pressure washing service that did a visibly poor job with virtually no results. Meanwhile, the security gates have been broken for years. The brief window when they were "fixed" ended with management bolting them wide open again. The result? A serious and ongoing wave of car break-ins and at least one stolen vehicle on the property. Their response was to install cameras — cameras that don't work and have not helped identify or catch a single person responsible. Fire inspections were handled so poorly it was almost laughable — residents were repeatedly given wrong dates, certain apartments were skipped entirely, and proper notification never happened. On top of that, a neighbor had a brand new AC unit installed incorrectly by their maintenance team, and it caught fire. That same resident was left without working heat during the winter freeze. If you think management is held accountable for any of this — think again. They hired someone who was reportedly letting people live on the property for free, without background checks, while ignoring phone calls and blocking maintenance requests from going through. They cannot keep a property manager for more than a few months at a time, yet they keep making promises: better security, fixed gates, an on-site resource officer, no more broken glass in the dog park. None of it has materialized. Not one promise kept. Now, on top of everything else, they've stopped pest control services entirely. Mosquitoes have become completely unbearable — swarming residents and our pets to a level that is genuinely unacceptable. We pay for pest control as part of our agreement. They simply stopped providing it. They also fired the groundskeeper — the one person who was consistently picking up trash and dog waste left behind by irresponsible residents. Now that waste just sits. And those irresponsible residents? Never fined, never approached, never held accountable. There's regularly a small dog running off-leash with an owner who couldn't care less. Solure Group does not view this as a community. They have made it crystal clear, through every decision and every broken promise, that we are nothing more than a revenue source. My advice: avoid this complex, and frankly, avoid any property under the Solure Group name. We deserve better than this. Do better.

Has significantly gone down hill. Current resident here and I can tell you with 100% certainty that this place is not worth the $1,800 a month you will pay in rent for a one bed one bath no including utilities. And if you’re looking for “luxury” like the name on the sign out front suggests, I’d look somewhere else because it’s definitely not here. Solure group bought out this apartment complex and treated all of the previous office managers with such misogyny and ignorance that they all had to leave for mental health reasons. Then they lost all of our leases for a few months during the switch between companies (illegal btw) raised rent exponentially to unreasonable prices without notifying tenants. Spent exorbitant amounts of OUR money we pay them in rent for a pressure washing service that did a terrible job and didn’t have good results. Refused to fix the gates for YEARS now and the second they were “fixed” bolted them open again. Leading to a severe amount of break ins to cars and even a stolen vehicle. But that’s okay because they spent even more money on cameras that don’t work and have not done anything to catch any of the trespassers and the thieves that broke into cars. They did not properly notify residents when fire inspections were happening and kept giving us the wrong dates and skipped certain apartments as well. They installed a residents new ac unit wrong at it caught fire, leading to them not having heat during the freeze earlier this year. They hired a scammer that was letting people live here for free without background checks and refused to answer the phones and refused to push maintenance requests through. They haven’t been able to keep a property manager for more than a few months. They keep promising changes like better security and fixed gates, an on site resource officer, no more broken glass in the dog park, and they have delivered on none of these things. Our latest grievance has been the fact that they have just stopped spraying for mosquitoes and they have been swarming us and our animals to the point where it’s unacceptable. We pay for pest control and they have stopped using it. My advice is to stay away if you can, frankly stay away from any property that Solure group owns because they do not see this place as a community. They have proven to us that they see us as a means for profit only. Do better.
