There is so much more I could add, but this has been one of the worst rental experiences of my life since moving here in August 2025. I’m a real estate agent and know how properties should be managed, and this company does not care about tenants at all — only money. My front door was broken when I moved in, maintenance issues have been nonstop, and they leave tenants in unsafe conditions because they refuse to pay for emergency maintenance. I’ve been told my home ‘doesn’t meet criteria’ even when it’s 80° inside during 92° Georgia heat, charged $110 for missing an appointment due to a stomach infection while their maintenance no‑showed four times, and they’ve sent creepy workers after I said not to. I received an email saying the AC repair ‘exceeded the amount’ they were willing to spend, yet the manager keeps repeating the same message three times while I’ve begged for another HVAC tech. My AC got worse immediately after the last tech left, and I honestly feel like it was tampered with because now they refuse to fix it. I’m six months pregnant, the AC reads 69° but feels like 80°, and after taking off work for an appointment. This place is cheaply built, neglected, unsafe, unprofessional, and absolutely not worth the stress — do NOT trust the fake reviews, and owner! There’s so much but the biggest problem now is the AC! It’s been almost 6 days and I’ve been living in 80 degree temperature. They gave me an ac portable but, it’s only for One bedroom!! (Let’s be real, I live in an two level home just imagine)
They asked me if I want to terminate my lease without penalty, knowing it’s too much to move and do all this while pregnant. Just fix the d*mn AC and bring your tech out!!!

The maintenance team is AWESOME. They respond at such a timely matter and are so willing to help. During a hot summer evening, our AC went out, I put in a request, and they responded with minutes.
Overall, DK Rentals always strives to be fair and efficient. With so many slumlords, this is a major plus for my family and I. I’m confident in their ability to serve their tenants.

I rarely leave negative reviews, but after not even a full year of dealing with DK Rentals, I feel like other renters deserve to know what they’re getting into.
We’ve lived here for less than a year and have already dealt with 8+ maintenance issues, including electrical problems, plumbing issues, and an ongoing leak in our bathroom ceiling. I understand that things break—I actually work in the property management industry myself, so I know maintenance requests happen. But this has gone far beyond normal.
Our bathroom ceiling has been leaking for months. It’s been looked at multiple times, and in June they finally cut into the ceiling to try to find the source of the leak. Instead of actually fixing the problem, they simply patched the ceiling on June 3rd. By the end of the month, the leak was back and the ceiling looked just as bad as before. Since then, we’ve gotten nothing but excuses. They continue saying the HOA has to repair the roof, even though the roof work was supposedly completed. My daughter has asthma and I watched when they repairs the ceiling and it was still wet inside and your supposed to properly dry everything before patching which they did not do. My daughters asthma has been acting up very badly and I believe this is due to now mold accumulating in the ceiling.
To make matters worse, after the HOA came out to work on the roof, they left nails sticking up throughout our backyard. My 3-year-old ended up stepping on one. I reported it immediately, and all I was told was that they would “make a note of it.” Nothing has been done.
At this point, I have respectfully asked to be released from my lease with a 60-day notice and no penalty because of the constant unresolved issues and the lack of proper repairs. Instead of working with us, my requests have been ignored, and I’ve been unable to speak with anyone in management who has the authority to help because they refuse to answer back to emails.
I understand that no rental company is perfect, but the lack of communication, accountability, and urgency has been incredibly disappointing. If you’re considering renting through DK Rentals, I would strongly encourage you to do your research and think twice.
