  UPDATE: This issue has STILL NOT been resolved, and I am honestly over it. These walls are so thin that you can literally hear your neighbor sneeze or cough. Now imagine a soundbar mounted directly to the wall with the bass turned all the way up. You can hear the bass, the action movies, everything — from sunup to sundown. It feels like living next to an AMC movie theater 24/7. Ms. Kashmere has already come into my apartment and personally heard the bass. After hearing it, I was told that it was “normal apartment living” and that there was nothing she could do about it. Management and the courtesy officer have already observed the noise, yet I’m now being told they need to do MORE observations. I work from home, and the constant bass has gotten so disruptive that I’ve had to go back into the office just to concentrate. I emailed Monday and finally received a response Wednesday about doing more observations. I’m tired of the observations. The issue is simple: please ask the downstairs neighbor to turn the bass down. That’s it. That’s all. The response to my review is extremely misleading because the issue has NOT been resolved. This neighborhood is extremely noisy, and at this point, I’m exhausted. My downstairs neighbors have sound bars throughout their home, and you can clearly hear their TVs and constant bass. Their kids are constantly running back and forth, and the noise carries throughout my apartment. I work from home, so dealing with this every day, all day, has become ridiculous. I’ve had to contact the courtesy officers multiple times just to ask them to turn down the bass out of respect for their neighbors. The leasing office is also extremely frustrating. You can submit complaints and not receive any response or follow-up, leaving you feeling completely ignored. The breezeways are another issue. They are covered in cobwebs and spiders, and I’m constantly having to knock down webs just to walk down the stairs. For the amount of rent residents are paying, there should be a reasonable level of peace, cleanliness, and responsiveness. Instead, the rent keeps increasing while the quality of living continues to be frustrating. There is no peace here, and I’m simply over it.

  i moved here a little over a year ago with less than two weeks to find an apartment before starting a new job, despite wanting to live in the city since i work from home. at the time, the one month free special with prorated rent made it seem like a good deal, especially since i wouldn’t be getting my first paycheck immediately. after actually living here for over a year, i can confidently say the deal was probably the best part of the experience. there are roaches and other bugs throughout the property, elevators are almost always broken, fire alarms randomly go off at all hours of the day and night, and the front gate seems to break almost every week, sometimes leaving a line of 10+ cars waiting to get in. the pet situation is especially ironic. management has the time to swab dogs’ mouths and threaten residents with charges over poop, yet there is dog poop everywhere and the building halls and stairs constantly smell like dog urine. the property also frequently smells like weed. the package room is regularly broken, meaning you don’t get package notifications, and even when you do, it’s a 50/50 chance your package is actually there. packages are often left outside the gate or mysteriously disappear. i also couldn’t pay rent directly from my bank account for six months due to an issue on their end, forcing me to use a credit card and pay additional processing fees. there are also constant issues with loud music, people speeding/revving engines through the property, kids running around, throwing firecrackers off patios, and making a mess around the pool and complex. i was honestly willing to let most of this slide because no apartment is perfect. but then my rent was significantly increased at renewal. i originally paid around $1,435 plus utilities with a 13-month lease and a month free, while the advertised rent was around $1,370 (prorated for one month free). when i renewed for 12 months, instead of the rent decreasing after the promotional period or only increasing slightly, it jumped to nearly $1,700. so after a year of roaches, broken elevators and gates, middle-of-the-night fire alarms, unreliable packages, payment issues, weed smells, dog poop and urine, noise, and no noticeable improvements, the reward for renewing was apparently paying significantly more with no improvements to the resident experience. for nearly $1,700, i could just live in atlanta, where i actually want to be. unfortunately, breaking the lease costs almost $4,000, so i’m essentially stuck paying for an experience that no longer justifies the price, though i plan to still do it soon. what’s especially disappointing is that i originally loved the management here enough to convince two other people to move in. one has already broken their lease, and the other plans to do the same. i’m sure there are plenty of other residents who feel the same way. at this price point, i expect better management, maintenance, cleanliness, security, and overall living conditions. instead, the rent keeps going up while the problems stay the same, if not get worse. apparently, “luxury” means whatever management wants it to mean.

  We were hustled out of $300. Our leasing agent Edward was blowing my phone up about rental opportunities. As soon as we applied everything went dark. Two weeks and……nothing. Who do I talk to about a refund on my funds? This place is a joke

  these people are a scam! edward- one of the leasing agents- started off very nice and accommodating with our process of moving. daily, he called to see how far we’re were with applying. once we applied, the calls and updates stopped. when we would reach out to see how the process was going- then no one would answer basically leaving us confused!! i’ve also never heard of a company doing rental verification & will deny you basically if your current lease will not verify your rental history. do not apply to rent here!

  DO NOT MOVE HERE IF YOU VALUE YOUR LIFE OR YOUR PACKAGES‼️ Some things are the property managements fault, but some things are truly just how bad this area of Norcross is in general. People have no home training here despite it being such an expensive place to rent at. I don’t understand how these people are being vetted and allowed in here. I don’t know how they can afford this place and be so out of control. 2 years ago this place was quieter and had young attractive people only at the gym and pool. Now there’s 50 kids and people at the pool, random men at the grill hitting on me while I’m swimming alone and I KNOW they don’t all live here. It’s basically family central here but I can’t lie this is an issue that every complex has in this area. The PACKAGE ROOM IS THE WORST THING ON THE PLANET!! DO NOT MOVE HERE JUST BASED ON THIS ALONE!!!! They have a package room which in theory sounds amazing, one place where all packages go and u enter a code from the app to enter the door. THE PACKAGE ROOM IS SMALL, PACKAGES CAN EASILY BE STOLEN EVEN THO THEY HAVE CAMERAS, ANYBODY WITH A CODE CAN GET IN. WORSE PART IS THAT THE AMAZON DRIVERS DONT EVEN SCAN YOUR PACKAGE AND U GET NO CODE AND YOU CANT GET YOUR PACKAGE UNTIL THE LEASING OFFICE IS OPEN TO ASK THEM TO OPEN THE DOOR. I EVEN ASKED AMAZON TO ONLY DELIVER AT MY DOOR AND ALL DRIVERS IGNORED MY REQUEST THEY DONT CARE. A PACKAGE ROOM IS THE WORST CRAP IVE EVER EXPERIENCED. YOU WILL REGRET LIVING HERE Besides how terrible the package room and community is. for some reason, people want to shoot out in the middle of the complex. They were screaming and fighting and shoot right in front of my window. I was shaking and on the floor peeking out the window on the phone with police. While yes this is an issue with the area in general, leasing office should be more selective with tenants and have better measures to know WHO IS LIVING here to make sure we don’t get crazies who want to shoot out the place for SUCH AN EXPENSIVE PRICE!!! ARE YOU KIDDING ME!!! 1700$ FOR A 1 BEDROOM AFTER ALL FEES INCLUDING A 50$ FEE JUST TO PAY UR RENT MONTHLY!!! This place is not luxury, don’t be deceived by the looks, the leasing office people are actually super nice and helpful. But the emails are not it.
