I’ve lived at Bradford Gwinnett through the affordable housing program for a few years now, and overall my experience has been positive. One thing I really appreciate is how responsive the leasing office and maintenance team are. Anytime I submit a work order, someone is usually at my apartment the same day or by the next business day.
I know bugs can be a concern in a lot of apartment communities, especially affordable housing, but that honestly hasn’t been an issue for me here. In the time I’ve lived here, I’ve maybe had 2 small instances total — things like what I think was a moth nest on my porch or a pest attempting to become an issue. Each time, I informed the leasing office and pest control came out immediately, usually the very next day, and handled it. I keep my home very clean and haven’t had any ongoing bug problems, which I know can be a concern in some communities, but it has not been a problem here.
The community is also relatively quiet and conveniently located right on the cusp of Norcross and Duluth, with plenty of shopping centers, grocery stores, and restaurants nearby. There’s also a bus stop directly in front of the complex, which makes transportation a lot more accessible for residents who may not have a car. Overall, I appreciate how quickly concerns are addressed and how convenient the area is.

This place doesn’t deserve a one star! Find somewhere else to lease! I sent a message to schedule a tour and I get a response from an agent name Diego to give him my name and email to put me down. A whole hour goes by and I don’t get any response. I text again wanting to know if it’s confirmed no response. So I decided to go either way. As soon as you enter the leasing office there is this old white lady to your right that doesn’t even acknowledge you after you said hi! Could be the manager but if she actually is the manager the only thing you’re doing is driving people away. Don’t get acknowledged as a prospect don’t want to imagine what would happen if I had any issue as a tenant at your community. Got the information which is way to many requirements for these apartments compared to other five star apartments I’ve toured. The person that toured me didn’t bother to take me see an apartment. They also don’t let you have the apartment you want they pick you the apartment as soon as they hear the number of people. Mind you I don’t need no extra room because I have two toddlers, a newborn and my husband and I. A two bedroom is enough space considering my newborn doesn’t sleep in her own room. Just a very unpleasant experience overall. Prices are good but the whole experience from the initial text to being at the community was not it. Considering that I’ve been an assistant community manager before all these people need retraining on sales and especially customer service because you’re selling a potential prospect future home which ya’ll get commission from which you would think would be a better experience but these people act like the app and admin fees or move-in fees is coming out of their pocket that they just don’t care.
Total waste of time. I also see on these reviews its not the first time. Which I don’t understand why no regional manager has done something about it because I also know every community has to have a rating they need.

So far not a very good impression of you. You’re hard to get in touch with on the phone, and after driving almost 5 hours to get to your you’re late for our 2pm tour AFTER it was confirmed the morning of is not sitting well with me as a prospective tenant and the people need to know: That’s not cool. Playing with people’s time and money is never a good idea whether I’m your tenant or not.
