Over the past few months, this property has gone downhill significantly. I've experienced several maintenance issues that have gone unresolved, including an air conditioner that hasn't been working properly, peeling paint on the ceiling, and now a refrigerator and freezer that have completely stopped working.
I've spoken with the maintenance team and submitted multiple maintenance requests. Each time, I was told the issue would be escalated to the manager. It's now been over eight hours, and no one has shown up or even called with an update. Meanwhile, my food is spoiling, and unlike the management team, I can't afford to replace it. This level of service is unprofessional and unacceptable.
The overall condition of the community has also declined. On multiple occasions, the trash compactor has overflowed for several days without being addressed. In addition, the property does not consistently enforce its own community standards regarding pets, which has become another ongoing issue.
I'm extremely disappointed with how this property has been managed recently. Based on my experience, I would not recommend living here.

I am writing this review to warn anyone considering moving into Creekside at White Oak, which is managed by Fogelman Properties. My time living here was an absolute nightmare, and the management team’s complete lack of empathy, professionalism, and integrity during a deeply difficult period in my life has been staggering.
The physical state of my apartment, Unit 1803, was completely unacceptable. I dealt with a severe, persistent pest control problem where roaches were actively crawling into my food and onto my own body. It became so bad that the property's own contracted pest control representative explicitly recommended that I exit the unit immediately. When I finally moved out, my roach traps were completely filled. Despite possessing timestamped photographic evidence of this biohazard, upper management, specifically Crystal Magee, tried to claim their vendor altered their narrative to say it wasn't severe enough to warrant leaving. They will always protect their own pockets before protecting your health. Furthermore, if you have a documented Emotional Support Animal, you should stay far away from this place. Property management actively created barriers regarding my ESA, and I even have recordings of them asking me to place my animal outside. The property also lacked proper safety materials, which directly led to my elderly ESA suffering an injury during a walkthrough, a clear Fair Housing Act violation that they completely glossed over when confronted.
When I was forced to break my lease due to these unlivable conditions, the office hit me with a mountain of predatory, bloated fees. My lease specified an early termination fee of $1,126.25, but they erroneously charged me a $2,650.00 buyout fee plus a separate $1,987.00 concession payback fee. What makes this company truly despicable is their willingness to lie to people who are already down. During this exit process, I was dealing with a serious car accident that left me hospitalized, and handling the estate affairs of my recently deceased sister while taking full-time care of her orphaned daughter.
Because of these extreme tragedies, I proposed final terms to Monya Hudson and Crystal Magee, asking them to waive the concession fee and grant an extension until August 1, 2026, to pay the remaining buyout balance. They explicitly gave me written assurance that my account would be kept in-house until that date. Instead, they went back on their word. Long before the agreed-upon date, they turned around and referred a past-due debt of to an external collection agency, National Credit Systems, Inc. Tanking a tenant's credit after giving a written promise to hold the account is deceptive, underhanded, and malicious. The onsite property manager Monya Hudson, regional management Crystal Magee, and Fogelman Properties as a whole do not care about human beings, basic safety, or housing laws. They view tenants purely as dollar signs to extract money from through predatory fees and debt collectors. Save yourself the stress, the health hazards, and the legal headache do not lease from Creekside at White Oak.
