This complex is the ghetttooooooo. There’s nothing luxury about living here! The trash rooms are disgusting. It’s trash juice all in the hallways. They no longer have people come out and clean the halls. I have the neighbors from H3LL. I’ve been staying with a relative occasionally since June. because I have had 0 sleep because they blast music from sun up til sun down. I started having to sleep with ear plugs, that didn’t work. Having to vacate my own apartment so I can get some peace is so unfair! Despite my efforts of talking to the residents directly and reaching out to management. I’ve had NO peace.I literally was going insane. It’s going on 3 weeks since I’ve reached out to management about it and there has been no response/acknowledgement.

I’ve lived hear for two years and I have watched this place go down the drain. I’ve been making reports for the past 3 months about the work space room air not working. I chose this place because there was the option to have an area I can work and film, but I can’t comfortably because it’s hot enough you sweat. Additionally in my personal unit we have been having issues with our air and garbage disposal. It took someone four months to resolve this and there was no concession which we were advised we would get. I pay far too much money to accept subpar maintenance and I won’t be back

I had a very disappointing experience with the management staff at The Place at Somerset during the application process. My biggest concern was the lack of urgency, communication, and follow-through.
Throughout the process, I was repeatedly told that I would receive updates or follow-up communication, only for those promises not to be kept. I found myself having to reach out multiple times just to get basic updates on my application. When you’re making an important decision like choosing a new place to live, you expect the management team to communicate clearly and handle the process with some sense of urgency.
What made the experience especially frustrating was that I was genuinely interested in becoming a resident. Instead of feeling welcomed or valued as a prospective tenant, I felt like I was constantly chasing the management team for answers.
I can only speak about my personal experience during the application process, but I would strongly encourage future residents to pay close attention to the communication and responsiveness of the management team before committing. If communication is this difficult before becoming a resident, it naturally raises concerns about how responsive management may be once you actually live there.
I hope management takes this feedback seriously and improves their communication, accountability, and follow-through with future applicants.
My experience with Somerset Luxury Apartments was extremely disappointing and the absolute WORST. They, demonstrated a serious lack of responsiveness and accountability.
I applied for an apartment on May 20, 2026 and paid $275 in fees, including a $200 portion that was to be refunded after my application was declined. I was advised that the refund could take up to 30 days.
More than 30 days passed with no refund.
What should have been a simple $200 refund turned into weeks of repeated phone calls, emails, follow-ups, and ultimately a formal certified demand letter. Despite my efforts to resolve the matter directly and professionally, I still did not receive the money owed to me.
I eventually filed a formal consumer complaint with the Better Business Bureau who they had AC F rating with. According to the BBB they never responded to their requests. I later filed with Georgia Department of Law’s Consumer Protection Division. If no response my next step was to file suit in Henry County’s Magistrate Court. An individual from the Attorney General’s office personally contacted Pegasus Residential regarding my complaint. Not only did they play and act like they had no knowledge of this situation but they requested documentation, which I had plenty of (certified letters, text messages, emails) etc. Only after the state’s involvement and my providing documentation supporting my claim was the matter finally resolved and my $200 refund issued- 3 months
later.
I did eventually receive the full amount owed, and I appreciate that the refund was ultimately made. However, a consumer should not have to escalate a straightforward refund to the Georgia Attorney General’s office simply to receive money that a business has already acknowledged should be returned.
For prospective residents, my recommendation is simple: document everything. Keep your receipts, emails, application records, and any written representations concerning fees and refunds.
The issue isn’t that my application was declined. The issue is what I had to go through afterward to recover a refund that was already due.
Somerset/Pegasus had numerous opportunities to resolve this directly. Unfortunately, meaningful resolution came only after outside intervention.
Based on my experience, I cannot recommend Somerset Luxury Apartments.

I have lived here for going on 4yrs and it was cool at first but now it’s absolutely ridiculous, for starters the management is Rude , & Nasty especially Keshia , She speaks in a nasty tone , She will belittle you an talk you like your her child , She is very unprofessional & is always ready to argue , She has yet to resolve the extra fee on my acct when I’ve said something on 3 different occasions, Jordan is the only one tht will actually listen n try to resolve your problem , I guess because I’ve been there so long they feel like I don’t matter as a resident , The maintenance man Has been harassing ONLY ME about my dog not being on a leash but he KNOWS other residents tht walk there dog with no leash and say nothing , Call the police animal control lied and said I was abusing my dog the cops came and verified my dog was unharmed & the maintenance man Lorenzo was very upset about them not taking me to jail and every since he has been had it out for me this is the 5th interaction I have had with him SINCE JULY 11th ! THATS HARASSMENT at this point. There’s so many. Problems in the apartment but the Lorenzo has time to Ride around on Residents motorcycles while someone apartment was leaking . ( I have video proof )
THE COMMUNITY IS POORLY KEPT TO BE PAYING $2000 + more worth $1400
TRASH ROOMS ARE NASTYYYY Keshia Lied and said someone came to clean it but the same boxes have been in there for 3 weeks .i know that for a fact bc i know who put the boxes in there Eggs broken, roaches , Dog poop all on the stairs ! All they did was Leaf blow the hallways and then Mop ! I watched them do it bc I asked them are they going to finish cleaning the trash they said yes …. But trash still there How somebody cleaned it last week and it look like this CURRENT DAY !
They will clear off your maintenance request Yet only 1 thing was done which was my hot water then I was outta hot water for 2 days and I had to call the emergency hot line to get the maintenance man to come back to fix it bc it was his off day and it was not answering berry when he tried to call to let me know what was going on but bc it’s a automated line and corporate can see and hear the calls now you wanna come and fix my hot water , Yet my doors in my apartment always slam never stay open which cause my rooms to get really hot , I put in a request and he checked it off and never fixed it it’s been 3 months …..
Every was perfect and running smooth when Odyssey was running everything no problems and if it was she got it solved no attitude no nothing . Keshia on the other hand you’re better off figuring it out by your self she is so nasty and rude especially to young residents ! Save your coin find somewhere to live .
I’ve called and emailed corporate no response so maybe they will respond to this !
