I normally do not leave negative reviews, but after dealing with this issue for months, I feel people should know. The AC in this apartment has been broken for over 6 months. Multiple maintenance requests and complaints were made to the leasing office, but the issue was never permanently fixed. Instead, a small portable AC unit was placed in the bedroom while management continued marking the issue as “resolved.” What is even more concerning is that after reading other reviews, it seems other residents are experiencing similar maintenance problems as well. Residents should not have to live for months without proper air conditioning, especially during hot weather. I strongly encourage anyone experiencing similar issues to: • Contact Fogelman Properties corporate directly • Leave honest reviews • File a complaint with Cobb County Code Enforcement Tenants deserve safe and properly maintained living conditions.

I was considering renting an apartment here, but after seeing what my friend has been dealing with for over 6 months, I honestly changed my mind. The AC issue in her apartment has still not been properly fixed despite multiple complaints to the leasing office. A small portable AC unit was provided, but the main problem remains unresolved. What concerns me even more is seeing other residents online reporting similar maintenance issues. As someone looking for a place to live, management responsiveness and maintenance matter a lot. I truly hope corporate management takes these complaints seriously and improves conditions for current residents.

This rating is for the new maintenance man, Ryan. Our air went out right as the weather started heating up, so we put in a maintenance request and he came right over and fixed it with no problem. We even learned a few things in the process. He definitely knows what he’s doing, is very knowledgeable, and whenever we have an issue, he always assures us that he’ll get it fixed — which is greatly appreciated. On top of that, he’s also getting the pool ready! We’re so glad to finally have a great maintenance man who truly cares and gets the job done.

One thing people should know is that maintenance often asks residents to leave a review while they’re standing in your apartment. That’s probably why there are good reviews here. What they don’t tell you is that many times the problem is not actually fixed. They come once, ask you to leave a review right away, and then the issue continues or they never follow up again. So don’t be fooled by all the positive reviews. Many of them are written in the moment because residents are asked to post them, not because the problems were truly solved. Our experience living here has been extremely frustrating, and the maintenance response has been very disappointing.

I’m extremely frustrated and disappointed with our experience at The Barrett, and honestly I wish I didn’t have to write a review like this. There are things we like about the property itself — the building and amenities are nice — but the way management and maintenance treat residents has been incredibly disrespectful and stressful. We have been without air conditioning for about three weeks. The temperature inside our apartment has reached 85°F, and sometimes it feels even hotter, especially when we cook. At this point it’s honestly more comfortable to be outside than inside our own home. The most upsetting part is that we have a five-month-old baby, and she has been waking up soaking wet in sweat because of how hot the apartment gets. None of us are sleeping well. It’s extremely frustrating and concerning as parents to be put in this situation while paying full rent. We have called the office multiple times and submitted maintenance requests during these three weeks. Maintenance came once, said they would fix the issue, and then never came back. There has been no follow-up, no update, no temporary solution, and not even the courtesy of offering a portable air conditioner while we wait. We feel completely ignored. What makes this even worse is that this is not the first time we’ve dealt with serious maintenance issues here. Our dishwasher was broken for almost two years before it was finally repaired. - only 6 months before our lease ends. We pay our rent on time and fulfill our responsibilities as tenants, yet it feels like management has zero consideration for the residents who live here. Meanwhile, rent is still expected as if everything is perfectly fine while we’re living in an apartment that feels like an oven. At this point, the situation has been so stressful and disappointing that we will absolutely not be renewing our lease. I’m writing this review because residents deserve to know what the reality of dealing with maintenance here is like. The property itself might look nice, but if something goes wrong in your apartment, don’t expect urgency, communication, or real solutions. That has been our experience.
