Lived here for 1 year. I love the layout of the 2x2 and I felt like I was getting a lot of space for the amount I paid for in rent. I had a few issues with the appliances here and there but nothing that couldn't be fixed by maintenance who by the way were amazing and responsive when something needed to be done. I felt relatively safe in the location. Now with that being said, the leasing office is adamant about letting people know that the gates in the community is NOT for safety and rather to control traffic and did a trial period of keeping the gates open during business during the week. I wasn't sure what that was about but okay. There is valet trash, HOWEVER it's the standard people driving by in a truck and hauling off your trash. These people are great mind you, HOWEVER the leasing office planned on being strict about how people put their trash out (fair). They wanted you to have the bins back in the apartment by 9 am the next morning or you'd get a fine. Now I know so people didn't have that bin in their apartment because it's for trash so not sure how the complex will deal with this. Those were just some thing I noticed they were trying to enforce which was difficult for me at times since I worked nights or wouldn't be home multiple days at a time due to work. But again, not sure how harshly they are enforcing the rule. There were days that trash wasn't picked up either so...again, not sure what they plan to do about that. One thing that I wished they made clear on the lease was the $150 carpet cleaning fee at move out. It wasn't brought to my attention until I was getting ready to move. They also won't replace lightbulbs when they go out and say that's the resident's responsibility which was the first I've dealt with while living in an apartment. Overall, I liked it here, but it seems like there were some new changes towards the end of my lease and some minor things that were a bit annoying. So if you plan on living here just ask as many questions as you can about rules in the community, what's the responsibility of the tenant, and what move out is like.
I enjoyed my time living at Wembly at Overlook and generally had a positive experience during my residency. The community was quiet, well-maintained, and I always felt safe. The staff was friendly, and I appreciated the overall environment.
Unfortunately, my move-out experience left me disappointed. I was charged a $150 carpet cleaning fee that management stated is automatically applied unless residents provide documentation of professional carpet cleaning before move-out. The issue is that I was never provided the move-out instructions or documents outlining this requirement. After reviewing my original leasing email, I confirmed those documents were not included in the materials I received.
Had I been informed of this policy, I would have had my carpet professionally cleaned before moving out. I even have family members who own a cleaning business and could have easily complied with the requirement. Instead, I was never given the opportunity to do so and was surprised by the charge afterward.
As a single parent, $150 is not an insignificant amount of money, and I was counting on receiving that portion of my deposit back. My concern is less about the fee itself and more about the lack of communication regarding a policy that directly affected my move-out charges.
I still enjoyed living here, but I hope management improves communication with residents regarding move-out expectations and fees so future residents can make informed decisions and avoid unexpected charges.

Living here has truly been a wonderful experience. The community is peaceful, well-maintained, and feels like home the moment you walk in. The staff and management team are always professional, friendly, and quick to help whenever needed, which makes such a big difference.
The property is clean, safe, and beautifully kept, and I really appreciate how comfortable and welcoming the atmosphere is. Maintenance requests are handled in a timely manner, and the overall environment makes it easy to relax and enjoy being home.
I’m genuinely happy to call this community my home and would definitely recommend it to anyone looking for a great place to live! ⭐⭐⭐⭐⭐
Since moving here, I can say my experience has been pretty good. Maintenance is spot on and the customer service of the staff is great. However, I do wish that the playground offered more items for the kids to play on.
Everything is dirty, there’s no swings, only two slides and some 3 or four little riding things. If that’s upgraded, i think it would make the community better as well.
The move-in and move-out process was easy, management was always professional, and I had no issues during my stay. Wembly is a clean community, and I really enjoyed my time there.
