    Koko, the manager, was very attentive and helped us with our problems! She is a great listener. I highly recommend that if you call up here or talk to anyone at this property that you speak with her, she is a delight 🫶

    This is a wonderful place to live. I highly recommend applying here. It’s a wonderful complex. Lived here for 2 years! Koko the manager is amazing and always goes above and beyond!

    I lived at Edison Sugarloaf from September 2020 until moving out in May 2026. During that time, I saw several different management companies come and go. Overall, it was a good place to live. There were occasional issues with noise and overflowing trash, but I always felt safe in the community. When I moved out, I did everything I was supposed to do. I hired a professional cleaning service, documented the condition of my apartment with videos, and paid my final statement. Throughout my entire tenancy, I maintained an excellent payment history. The only time my rent was ever late was by one day because my bank account had been compromised. Unfortunately, my move-out experience was handled very poorly. After I moved out, I was notified of charges that I questioned. I have a chain of emails showing that I reached out for clarification, but I never received the information I needed to pay the balance before they submitted to collections. Instead of providing me with the correct amount due at that time and giving me the opportunity to pay it, the account was sent to collections. I later discovered this only after receiving a credit alert showing that my credit score had dropped significantly because a collection account had been reported. By the time I finally received notice of over $1500 balance that was incorrect , the damage to my credit had already been done, and collection calls had already begun. As of today I just got a collections call for $467 which has been turned in to collections as well even though 30 days have not passed. This situation has been incredibly frustrating and emotionally draining. After nearly six years as a resident who consistently paid rent on time, I expected clear communication and the opportunity to resolve any legitimate balance before it was reported to collections. Instead, I was left dealing with a damaged credit score without first being provided the correct amount to pay.

    Expect a new maintenance issue to come up every single month. For me it was the water leak in the ceiling first, next the leaking fridge that caused all of my frozen food to melt, then it was multiple plumbing issues. This month is a broken ac during July. I've spent the past two days begging them to fix my ac as the temperature has been consistently 90 degrees outside and it's 80 degrees in my apartment. No communication, no answers, nothing. I wonder what next month's issue will be! Side note: the pool is constantly closed without any prior communication. Valet trash service comes 30% percent of the time otherwise you can expect your trash to be left out all night and get charged $30 every month for fun.

    The whole team from the office to maintenance is very nice, polite, and knowledgeable. The apartments look very good along with the grounds. If you are looking for a nice place to live in Gwinnett County, I highly recommend The Edison at Sugarloaf Apartments.
