Donesha is a magnificent employee. I want to see her there at all times. As long as she is there, this complex is wonderful, and when I return, I will definitely rent a home here again. Donesha is very intelligent and has a great understanding of people; she is incredibly helpful to everyone, always cheerful, and highly solution-oriented. She single-handedly resolved every issue I had. Your complex is truly wonderful thanks to this woman. Furthermore, the location is excellent, and the complex's amenities are top-notch. The schools are magnificent. I definitely recommend it.

Wonderful place to live and grow. The amenities are top-notch. My fourth year here and it's surely a very safe area with everything within a short drive. Beautiful and scenic places abound.

I first toured these apartments and everything seemed okay outside of the gate that had been broken for at least 2 months prior (I know because I had scoped the place out as a future home of residence). The assistant manager Donneisha assured me that they’d be getting it fixed shortly. It’s now been 8 months to my knowledge could be even longer that the gate has been down with no timeline of being fixed. Prior to moving into my apartment we agreed upon a few things in the apartment being fixed about 3 different times. They were not fixed until after I moved in and I had to bring them up again. To begin with you’ll be paying for a luxury apartment and it’s nothing luxury about it. Cheap contractor work and cheap paint jobs are done. They’ve painted over trash and bugs and the paint is cheap and constantly peeling. You pay for valet trash mandatory and sometimes they come, sometimes they don’t but you’d better make sure your trashcan is in by 9am regardless or you’re charged a fine. The neighborhood is mostly Indian, and by mostly I’d guess around 80% and that’s being generous. My apartment absolutely reeks at all times. Especially throughout the day due to my neighbors cooking their smelly food, there is no way around it. To the point where I don’t even hang my clothes up because they will smell. Your apartment will stink and the breezeways getting to your apartment will stink also. The smell is so strong it lingers outside the windows so opening them does not help the awful stench, but makes it worse instead. This would have been a deal breaker for me had I known, it stinks so bad. Now to the most important part — there is a review on apartments.com that states you have to pay a few extra hundred a month on top of rent. I asked the assistant property manager Donneisha about this review specifically, she said the only thing I’d have to pay for is base rent, valet trash, water and a small third party billing service fee to them (electricity billed separate by Sawnee) and that the specific review was written by someone who was of a different ethic background and did not understand that varying water usage month to month could cause the bill to increase or decrease. That was a lie. They charge you additionally for community sewer, trash (on top of valet trash), and an electricity fee for vacant apartments! They will say this was in your lease and they try their best to communicate the extra fees, they do not. When you look at the lease it states that those things are billed separately through a third party using “this specific formula” and there is no formula present, the line is basically blank making it appear to be 0. And due to the assistant manager BLATANTLY lying and telling me there were no other fees I believed it to be 0. This is misleading, don’t fall for it. I am paying an additional $100 monthly minimum due to these extra fees and it varies month to month. If you ever need a refund for anything because they charged you incorrectly (this WILL happen) you will have to constantly follow up on it. This has been a terrible experience. They nickel and dime you for everything here and it is not worth it. These people are not honest and are extremely greedy. Do not believe any of their responses to the bad reviews, it is for appearances to make it look like they care. These apartments in John’s Creek are cheaper than the others for a reason, but as it turns out they’re not actually cheaper at all, you just get surprised with the extra fees on top of rent later on. Additionally, they do not offer 12 month leases. Their minimum lease is 15 months. My theory is they know you’ll be unhappy here and most likely won’t renew so they try to squeeze as much out of you as they can before you depart. I do not recommend. Keep looking, I can assure you that you can find better. For the price of living here you can find a much better complex. I absolutely hate it here and cannot wait until my lease is over.

We have lived here for 19 years. We have a new manager, Sam, who is an absolute blessing. She is so approachable, kind, professional and takes care of business. When I email her, she gets back to me immediately. In the past, I was used to having my emails ignored. Nick, head of maintenance, is the best we've had in years. Robert is excellent as well. Kayla is a sweetheart. Things have changed over the years. We've been through some rough management at times but now head of Management (Sam) is the best in a very long time. It's such a relief. There's only one bad apple in the bunch who thinks she owns the place, threatens residents, and treats residents as if they are beneath her. But I will leave her nameless for now. I will say in all 19 years, she's by far the absolute worst. I'm just thankful for Sam and everybody else. I just can't in good conscious lie and say the entire team is excellent.
