    St. Andrew’s Apartments – Great Amenities, But Maintenance Needs Attention I have been living at St. Andrew’s Apartments in Johns Creek, and I actually appreciate many of the amenities this community offers. Having a swimming pool, tennis court, dog park, car wash area, walking trails and fitness facilities is a real advantage, and I am happy that these amenities are available to residents. However, the amenities only have value when they are properly maintained and when residents are reminded to follow basic community rules. My biggest concern is the condition and maintenance of the pool. I understand that the community is surrounded by nature, so leaves and insects are unavoidable. But natural surroundings do not excuse poor pool maintenance. The filtration/vacuum system does not appear to operate consistently. On Saturday at 9:30 AM, I went to the pool to exercise and found it in an unacceptable condition. Leaves, insects and organic debris were visible, and the pool and surrounding areas did not appear properly cleaned. The skimming/vacuum system also appears to work properly on only part of the pool, while other sections either do not function or push debris back into the water. Another concern is that I frequently see residents entering the pool without showering first. Management should provide clear reminders and signage that residents must shower before entering the pool. This is a basic hygiene practice and should be consistently enforced. This is not simply a cosmetic issue. Pool water quality and sanitation are directly related to residents’ health. Proper chlorine/bromine and pH levels, filtration, cleaning and basic swimmer hygiene all contribute to reducing the risk of germs spreading. I would like to see consistent attention to: • Proper pool filtration and vacuum operation • Regular chlorine/bromine and pH monitoring • Removal of leaves, insects and debris • Properly functioning skimmers • Clean pool and surrounding areas • Clear reminders to shower before entering the pool • Proper maintenance and water-testing records There is also a major issue for families: there is no proper children’s playground and no basketball court. For a family-oriented community in Johns Creek, this is disappointing. Children and teenagers need safe places to play, exercise and socialize. A swimming pool alone is not enough. Where is the playground? Where is the basketball court? I am not asking management to add unnecessary luxury amenities. I am asking them to properly maintain the amenities we already have and to provide basic recreational spaces for children and teenagers. Management should understand that these issues concern health, safety and quality of life, not simply appearance. If a resident develops a serious illness that can reasonably be connected to inadequate pool maintenance, maintenance records, water-testing records and previous complaints could become important in determining responsibility and potential legal or compensation-related consequences. I genuinely like many things about St. Andrew’s and appreciate the amenities that make this community attractive. I simply want those amenities to be maintained at the standard residents deserve. Please take these concerns seriously before someone gets sick or a safety incident occurs.

    I like it here the staff is nice and the community is lovely. I think it’s a great family neighborhood. Maintenance is fairly quick as well. To be very transparent though, our first rent raise to renew our lease was over $150+ per month after only living here a year. I’ve been renting for about a decade and this is by far the most intense rent increase I’ve ever experienced. It was really rough to find that information out, as it has put us in a limbo! In addition you do also pay for all amenity fees as a community ~$15-20 per apartment per month, as well as a monthly $30 trash fee but often times it gets cancelled or our trash like broken down cardboard is left behind, even when following the rules to a T! So it would be nice to discontinue this or let it be optional as it’s a lot of money! The laundry amenities need some work, I’ve lost a handful of money to non draining washers and poorly maintained dryers. This is just information I would’ve liked to have before moving here! I still think it is a great place to live, and am not trying to be negative; however this is the transparency I like - so I want to lend this information to future renters!

    Initially was supposed to move in on June 8 - the unit was infested with German cockroaches. Shoiban insisted she checked the unit thoroughly so she either lied, or just doesn’t care about the health of residents she moves in. We have a child and two animals so this was taken extra seriously by us. We demanded pest control and because of my husbands background in pest control - he was able to successfully advocate for us. Fast forward to the 20th - our new move in date. The cleaning service that was promised never cleaned because I had gone in the day prior to place a rubber band on the counter to see if it was moved at all. It wasn’t. Not only that, but they still didn’t fix the areas that needed replacement due to the infestation. I am understandably upset, I have tried for many days to get in contact to see the update and I’ve been completely ignored. I would NEVER suggest this complex to anyone. They do not care at ALL. Shoiban - shame on you!!
