  ⭐⭐⭐⭐⭐ I’m a current resident at Folksong Apartments in Flowery Branch. The community is clean, quiet, and very well maintained. The staff (Stephanie , Jessie , Amanda & Malea) are professional, friendly, and always quick to respond to any questions or maintenance requests. The luxury apartments are spacious, and the amenities make living here even more enjoyable. The location is also excellent—close to shopping, restaurants, and everything you need while still offering a peaceful atmosphere. I highly recommend Folksong Apartments to anyone looking for a comfortable, welcoming place to call home!

  If you value peace and quiet after working 12-hour shifts or work from home, please do yourself a favor and rent one of the apartments on the top floor. Otherwise, you’ll be stuck with Mr. & Mrs. Heavy-Foot living above you. There’s no insulation or sound dampening of any kind between the floors or walls here. At least not in our unit. My wife and I can hear quite literally everything the couple above us say and do. Every movement, every dropped phone, every bark at 1:00am from their anxious dog during the many thunderstorms we have here, every time they slide a barstool across the floor, every step taken with boots or heels, the dog and cat running around everywhere around the entire apartment above, every closed door/cabinet… everything. We’ve lived in apartments before where the noise was not this egregious. We absolutely love it here… so this has us feeling pretty bummed 🥲 That’s not to mention the burst pipe we experienced back in March from the unit above us as well. But the onsite maintenance guy helped get everything fixed ASAP so they get bonus points for that. Especially since it happened late at night. If you’re looking to rent here, please apply because it’s a wonderful community and the leasing staff/courtesy officer are awesome. Just choose your unit carefully or you’ll end up like us for the next 12-15 months.

  Shout out to Amanda and team !My mom and I toured with Amanda today, and she exceeded with excellent customer service answering every single question as well as making sure we saw every inch and corner of this property without any pressure. She truly made us feel like this is the place to call home.We looking forward to seeing you soon and becoming a future resident with Folksong.

  Went to visit some of our friends over the weekend at these apartments. The grounds and gardens look well maintained. The landscaping is clean and neat. One really unfortunate thing we encountered was the swimming pool. The water was cloudy. There were bugs and debris floating all over the pool. It just was dirty and didn’t appear to be well maintained. Several of the umbrellas were torn and dirty and need replacing. I actually had a bad skin reaction from the pool. Not sure if it was from the chemicals or perhaps the pee pee in the water? Otherwise nice apartment building and we enjoyed spending time with our good friends!
