  Moved in two weeks ago and only have positive things to say about Folksong! Malea, Amanda, and the entire leasing team made everything seamless and have been very helpful during my time here so far. The complex is very clean and the amenities really make Folksong stand out. The units themselves have more than enough space/storage and are top of the line. If you are moving to the Flowery Branch area, I strongly recommend checking out Folksong!

  Ver nice, safe environment with all the amenities. Door trash pickup, state of the art gym and excellent clubhouse accommodations!!

  This is my second apartment that I've stayed in and I absolutely love it. I love everything about this place but it all starts off from the very beginning and the service. Our leasing agent Mrs.Amanda was WONDERFUL from the jump. She was so attentive and super clear about absolutely everything. I had so many questions and she answered all of them. The location is great. The apartment is super clean and new. It's quiet and beautiful. The pool and gym is awesome. But the staff is what will make you stay. Everyone's super kind and professional. I can't wait to see what else this place brings me but it wouldn't have been possible without Mrs.Amanda. Mrs.Amanda if you're reading this THANK YOU!!!

  My mom lives there and at first it was nice. Lately they have made the residents pay the water bills for the entire complex including refilling the pool multiple times in the summer and watering the roundabout in front of the apartment entrance. The current management does not respond to issues for maintenance, dogs pooping all over the place and the owner's not cleaning up, and mailroom package delivery issues. Rather than the management checking out the video of the room and calling the police, the residents had to call the police themselves a 73-year-old lady and a teenager were arrested for stealing 5,000 worth packages from the mailroom and the management did not respond. They've had multiple management changes and frequently the management is in hiding but they're always passing the issues to someone else rather than handling them. The gate that is supposed to be for their security hasn't worked in many months either. I would think twice before moving here.

  I moved here last June and honestly have had a terrible experience with management. When I first moved in it took 3+ weeks for them to fix my fob for amenity access and for them to give me my mailbox key. The gate has never been closed despite multiple emails that it would officially close. When I filed a maintenance request I received a call saying they “lost” my key on file and asked to make a copy of my key which I refused. Then failed to answer any of my questions about how and when my key was lost and how they had accessed my unit for other services that they had supposedly done. My ceiling is falling apart and they came and began repairs but said it would take multiple days and never returned despite me reaching out multiple times. The grounds itself is disgusting. There is animal feces everywhere and there are clearly no regulations on cleaning up after animals. I am leaving as soon as my lease is up and would not recommend Folksong to anyone.
