I give it two stars because the community itself was well kept and the leasing staff were quick to respond to inquiries. However, these are older apartments and have issues. Had an issue where HUGE roaches were coming out of the bathtub drain consistently from the moment I got there. These were Oriental roaches that normally dwell outside not German, you don't have to worry about an infestation here. But it was obvious that they were coming in through the drain from outside. I suspect due to old pipes with a leak somewhere that allowed them entry. This went on for 6 months! Every 2 days there would be a huge black roach in the bathtub. Scariest time I've ever spent in an apartment.
In my unit, there were huge gaps between the floor and baseboards all around the living room and dining room area.
My kitchen floor started to cave in significantly, to the point that it actually felt dangerous. The response was quick and maintenance got the contractors to come fix it the very next day. But still, there were weak spots all throughout the apartment, that was just the worse one.
So just be wary, these apartments are old and chances are the unit hasn't been fixed up in a couple of years.

I am writing to share a review of my family's stay at the Reserve at Sugarloaf Apartments in Duluth, GA, where we lived for over two years after relocating from Texas.
Office Staff:
Initially, the staff was very pleasant. However, our experience changed significantly after we moved out. We have not yet received a refund for the additional key card for the gate entry we paid a $75 deposit for and returned. Additionally, after being notified that a UPS package had arrived for us, my spouse went to retrieve it but was treated rudely, and the package could not be found as if she was making stuff up. Office Staff can make a big difference not sure if she was tired, overwhelmed or what but good customer service can go along ways.
Maintenance Team:
The maintenance team is hardworking and was always a pleasure to deal with. They consistently addressed issues the same or next day, resolving them in a timely and professional manner.
Noise:
Our primary issue during our stay was the noise level from the upstairs neighbors. I believe this is due to poor wall and ceiling insulation rather than the neighbors themselves, as normal walking sounded like heavy stomping. Despite multiple complaints and calls to the courtesy officer, this issue was never resolved.
Amenities:
The swimming pool, occasional community events, coffee station, and gym were all very nice.

We love living at the Reserve at Sugarloaf. It is so quiet, the community is kept up nicely, and all the staff members are incredibly kind. We have only had one issue requiring maintenance since moving in and they came immediately and had the issue addressed within a few days. This is the nicest community I have lived in.

Yes I have recently moved at the reserve at sugarloaf I have to say that this place is a hidden gem it’s very nice and quiet out here And Aubrie is amazing she was very detailed about the community she gave us a tour of the apartment which is by the way beautiful inside and outside and she even made the entire moving process very easy basically she is one of the nicest person we ever met also the staff and maintenance are very pleasant they always giving a smile and waving and that’s awesome this Community is well maintained and in all we are satisfied thank you!!
