My move-in experience was not pleasant. The management informed us just a day before move-in that the unit needed an additional 2 weeks. After waiting, when I finally entered the unit, I found many dead bugs and it did not appear to be properly pest-treated. I raised my concern, and they offered to switch me to another unit. Fortunately, I still had time before my current lease ended, so I waited another two weeks and moved into a different unit.
The main concern is that move-in dates mentioned in the welcome letter may not always be accurate, which can lead to unexpected delays. I’ve heard similar experiences from a few other families who moved in recently, and some were left with no choice, often having to move in with whatever unit is available.
On a positive note, the community does have near by good school , convenient stores, indoor pickle ball court , responsive maintenance team, and friendly staffs.

⚠️ WARNING ⚠️ Don't be fooled by the model apartment: A nightmare of unhealthy living conditions and negligence.
I'm writing this review to warn future residents: don't make the same mistake we did.
Bait-and-switch with the model unit: They show you a decent-looking model apartment, but the one you actually get is completely different, old, rusty, and dirty. They paint over cobwebs and dust just to make it look "renovated." The level of filth between the wall and the toilet is disturbing.
Moisture and mold problems: The apartment smells like wet cardboard. When we reported it, maintenance told us they "couldn't see any moisture" and that since the buildings are old, they had no idea what was behind the walls, and suggested we buy our own dehumidifier. We did. A high-capacity one. We had to empty its 2.2-gallon tank every single day. Even after the manager personally acknowledged the smell, nothing structural was done. Pink and black mold appears in the shower within three days of cleaning it. My wife's respiratory issues consistently disappeared when we traveled and returned the moment we came back to the apartment.
Severe pest infestation: No matter how often they fumigate, cockroaches are always present because the building has a large-scale infestation. I've found slugs in the bathrooms. Large cockroaches come out through the air ducts, and German roaches literally live inside the walls and appliances. They were coming out of the stove's electronic clock panel. Only when we announced we were leaving did they bother to disassemble the stove and remove the nest inside. To this day they keep appearing because the entire building is infested.
Leaks and lack of maintenance: We had leaks that flooded the walls and dripped over the TV. When the ceiling turns yellow from new leaks, they spray it and paint over it without fixing the root cause. During Rosa Valencia's own inspection, she personally saw and photographed active water leaks in the living room and both bathrooms.
Common areas: They advertise as "smoke-free," but marijuana smoke comes through the air ducts constantly. We reported it repeatedly. Nothing was done. We were forced to burn candles and air fresheners all day just to tolerate the smell, which is itself not healthy.
Management and the Buy-Out fee - the most telling part: We sent a detailed email on March 13th requesting a buy-out fee waiver due to all of the above. We followed up on March 17th, March 26th, and March 29th, four emails over 16 days without a single written response. Instead, a staff member called us by phone to verbally tell us the waiver was denied. When Carol finally responded in writing on March 31st, her response dismissed every concern: she claimed there had been "no active leaks since January 2025" which was a complete lie, despite Rosa's own photos from March 13th, called the pest situation manageable with routine treatments, and cited "fair housing regulations" as the reason she couldn't make exceptions, as if uninhabitable conditions are just a policy matter. They tried to avoid putting things in writing because they know they're in the wrong.
Bottom line: Do not rent here. If the price is low or they offer free lease days, it's because people don't stay. The negative reviews you see are REAL, I wish I had read them before signing.
