New management has significantly over-billed me for water usage for months. I had to pay for 100 gallons of water per day (3,100 gallons) for a single-person one-bedroom, despite using far less.
Over several weeks, I asked the office for answers and only received conflicting responses and deflection.
After I escalated past the leasing office, I was told they will replace the water meter (which they still have not done). In the meantime, I'm still being billed in a way that doesn't reflect my actual metered usage - which goes against what is in my lease.
On top of that, the fire alarm goes off all the time.
I would not recommend this complex. Future residents beware. Current residents, pay close attention to your bills.

The building often feels as though it is being held together by chewing gum, paper clips, and positive thinking.
The leasing office staff are generally pleasant\. Austin and Racquel have been nice, but when it comes to resolving problems, be prepared to follow up repeatedly and make sure your concerns do not get lost in the shuffle.At times, it feels like you have taken on a part-time job in the leasing office.
The fire alarm goes off so frequently that it almost feels like an amenity. Despite this, the issue does not seem to be permanently resolved. On the bright side, the lobby has sparkling water. ✨ Nothing says luxury living quite like enjoying complimentary bubbles while wondering whether the building is actually on fire.
The walls, ceilings, and floors seem to be approximately the thickness of a Post\-it note\. Privacy is limited, and you may occasionally hear conversations, footsteps, or furniture moving from neighboring apartments.
For more than $2,000 a month, I expected a comfortable apartment. Instead, I received an immersive community living experience with complimentary sparkling water.
I have loved having Porter Brookhaven (formerly Alta Porter) as my home for the past year. After touring 10+ metro Atlanta apartments in the few years I have lived here, rarely anything has compared to Porter Brookhaven. The units are cozy and welcoming, and I really love the layout of my 2 bed 2 bath. They always host community events WITH food, which is very nice to know they care about fostering a strong community. Recently, there was a shift to new management, as the other reviews have noted. The fire alarms did go off like crazy for a while, which led to some sleepless nights, but I think that issue is squared away now. Unfortunately for the new management, it was not the best first impression, but realistically speaking, just a case of bad timing. We did recently receive a handwritten apology letter with a gift card from management, so I do appreciate the gesture to try to remedy the situation. I always appreciated how clean and nice-smelling the apartment complex was, and I implore the new management to try to continue that as well. I do sometimes notice a weird smell outside the package room, overfilled trash cans in the parking garage, and new stains on the carpet and walls that I hadn’t seen before. I hope that is something that will get fixed as the new management settles in.
What I loved best of all about Porter Brookhaven is the people. Austin has been truly amazing, and as long as he works here, you will be in good hands. One time, my partner and I were on a trip out of town, and my cat’s automatic feeder stopped working. I called and emailed the leasing office right before closing, FREAKING out, and Austin quickly came to the rescue, filling his bowl with kibble to the brim and replenishing his water.
Even with the new management shift and the recent fire alarm issues, I still loved living here, and I will cherish my time at Porter Brookhaven. Thank you Austin and team !!

I have lived here for more than a year, and unfortunately the property has noticeably gone downhill during that time.
The biggest issue for me has been the fire alarm system. Since around July, the alarms have become increasingly frequent and unpredictable, including during late-night and early-morning hours. We have had repeated alarms over multiple nights, sometimes waking residents up in the middle of the night.
At first, you try to treat it as an inconvenience. After it happens again and again, it becomes exhausting. Being suddenly woken up by an extremely loud alarm, then trying to fall asleep again, only for it to potentially happen another time, creates a lot of unnecessary stress.
Of course, a fire alarm system is essential for safety. But when alarms repeatedly go off without an obvious emergency, residents can eventually start questioning whether the next alarm is real. That is not a situation I would want to deal with in a place I am paying a significant amount of money to live in.
We had similar fire alarm issues about a year ago, but they were nowhere near as bad as what we have experienced this year.
I would especially think twice before moving here if you have small children, pets, elderly family members, work early mornings, are a light sleeper, or simply value being able to sleep through the night without being unexpectedly awakened by alarms.
There are also smaller problems that, taken individually, may not seem like a big deal, but together make the property feel less well maintained than it used to.
The building and common areas have gradually started to feel dirtier, especially the hallways and walkways on the residential floors. Over time, I have noticed that these areas simply do not feel as clean or as well maintained as they did when I first moved in. For a property at this price point, I would expect the common areas to be kept consistently clean.
Trash cans have also been removed from some areas of the parking lot, which has made something as basic as throwing away trash less convenient than before.
The grills are another recurring frustration. If you want to use them after around 5–6 p.m., there is a good chance they will already be dirty, and some of them do not always work properly. Clean grill brushes are often unavailable as well.
During the summer, the pool dining area can also become unpleasant. If you leave food out for even 10–15 minutes, flies can quickly gather around it.
Soundproofing is another thing I would seriously consider before signing a lease. Your experience will depend heavily on who lives around and above you. I was actually relatively lucky with my neighbors, but even then I could regularly hear someone walking or pacing in the apartment above me late at night, sometimes after 11 p.m. or midnight, right when I was trying to sleep.
The staff themselves have generally been friendly, and my personal interactions with them have been pleasant. I do not have an issue with the people working here.
The problem is that friendly staff cannot compensate for recurring issues with the property itself.
After living here for more than a year, I personally would not choose this property again. The combination of repeated nighttime fire alarms, declining cleanliness in the common areas, noise, poorly maintained grills, and other small inconveniences has made the overall experience progressively worse.

The fire alarm goes off constantly… 7 times in the past 9 hours. Evacuating 7 times is ridiculous!? The management team just sends out a friendly reminder not to vape!! This is more than vaping and you should let your residents know what is going on.
This happens every holiday weekend! Every holiday weekend is ruined by this and management doesn’t seem to care!
The fire alarm goes off often, the trash is backed up into the hall weekly, vomits left in the hallway for days, The carpets in the hallway are stained and smell. The hallways used to be clean and smelled fresh with the old management company, the new company?! Not so much…
The office never answers and then you walk down there and they are just sitting at the desk with no cares in the world.
The trash cans in the parking garage are overflowing constantly.
The new management company is not impressing anybody… being shady and not keeping your residents informed with why they have to evacuate every damn day and multiple times a day is horrible!
Update, it’s gone off two more times while typing this review.
It’s now 3:40 pm. Fire alarm is still going off and still zero updates from management. It’s a shit show around here…
4:15 finally got an update. 16 hours later… absolutely ridiculous! Saying they won’t be out to look at it until Wednesday (it’s currently Monday) and it’s not the new management company’s fault, that the system had issues before them. Okay, but it is the new management company’s fault of how you are communicating to your paying residents! Absolutely ridiculous and makes me very upset to even live here and pay my hard earned dollars to be treated like shit and disregarded.
Tuesday morning update - fire alarm went off all night long terrorizing residents, pets and children. No fix in sight… where’s management? I guess offsite sleeping peacefully.
3:20 update. Alarm still going off… same email being sent out over and over, stating that someone will come out today if they can. Completely unacceptable! I’m trying to work to pay to live somewhere I’m not appreciated or given a shit about! Multiple meetings interrupted due to fire alarm. Exhausted beyond belief and sick and tired of this! There’s literally no end in site and I feel like management doesn’t give a shit about us residents paying high dollar to live in “luxury apartments” the fire alarms and lack of management really screams luxury…
9/19 fire alarms still messed up and currently going off non stop. We still aren’t getting updates on if the major issue has been fixed or not. Clearly it hasn’t… a comment was left here to reach out to the property manager Raquel. Ive been in the elevator with her multiple times and she won’t even look my way… she’s very rude. She jingles her keys and acts like she’s high and mighty! News flash honey, we are all paying your salary. So a nice “hello, how are you?!” Would go a long long way! It honestly feels like she doesn’t care about residents happiness at all! Hard earned money paid to feel unsafe and unwanted…
All we get is a sorry. What about a percentage off a months rent?!?
It would be nice to live somewhere that property management actually cares about you and wants you there.
