My family and I moved into this apartment complex in September 2025, after living here for nearly 10 months, I can confidently say we will not be renewing our lease when it ends.
The biggest issue has been an ongoing wildlife problem, particularly raccoons. To management's credit, some progress has been made in removing the animals after reports of aggressive behavior and incidents involving residents. However, management has consistently failed to clean up the feces, trash, and mess left behind. Residents and their pets are regularly forced to either walk through feces-stained breezeways and stairwells or clean up the mess themselves. This is a serious health and safety concern that has gone largely unaddressed.
Despite multiple emails, phone calls, and portal messages beginning on May 28, management has failed to adequately resolve the issue. We have been verbally assured several times that cleanup would be handled, yet the problem persists. More concerning, management refuses to respond to these concerns in writing despite repeated documented requests, choosing instead to make verbal promises that have not been fulfilled.
Another major frustration is the mandatory Valet Living trash service. Residents are required to pay for it, but the service frequently fails to run as scheduled or misses pickups without notice. There is no option to opt out, even when the service is not being provided as outlined in the lease.
When we first moved in, management and maintenance were responsive. Over time, however, communication, accountability, and overall property management have noticeably declined. There has also been an increase in vehicle thefts, vandalism, wildlife issues, and disruptive neighbors. While not every issue is directly management's fault, their failure to address ongoing problems, maintain common areas, and communicate transparently has made living here increasingly frustrating.
