This apartment complex is overpriced, definitely NOT luxury, and is subpar and neglected. This is NO maintenance team at all, and has not been for at least 2 weeks. The water has been shut off for 6 hours today. 1 of my toilets has been clogged for 10+ days now, which is was NOT clogged when I left to travel 16 days ago. While I was gone, maintenance entered my apartment unrequested and spent 16 min inside changing an air filter unrequested, and perhaps used my toilet and clogged it? I sent a maintenance request April 8. Unanswered. Went in office April 10 and the Hispanic lady did not care at all and said they are short staffed. There was a light skinned black woman just staring with a blank expression on her face. I sent another maintenance request April 15. Unanswered. Today the 2nd toilet no longer works, on top of the water being cut off. People are very loud at the pool blasting loud thumping music. The gates are always malfunctioning. The water is always being shut off for 6-14 hours at a time here. None of the apts are ever move-in ready. Old paint spray painted onto the floors. Extremely thin walls. Heavy weed smoke in the walkways (nothing ever done about it). Large dog #2 waste left on the sidewalks, not picked up by the owners (nothing ever done about it; time to implement PoopScoops Poop aren’t DNA testing and fines to dog owners), which is fun to smell in this heat (or such a pleasant surprise to step on under crunchy fall leaves).
Even before this whole entire maintenance team quit April 2026, pest control requests would go ignored, and maintenance requests would go ignored but fraudulently marked as “work completed” (despite me working from home and having cameras). If you like overpaying for rent, your air not working in the summer for 4-6 weeks before they finally take you serious to address it, the water always being shut off for whatever excuses they give (and they never send out email notices until it’s already been off for several hours), mold growing in the windows and walls, and your bathtubs and bath walls peeling looking awful… then you’ve found your new home! The 5-star recent reviews are definitely all fraudulent. Willowest in Vinings, the office staff, and the parent/corporate company Waterton Residential are negligent, unresponsive, and do NOT care about you once you sign a lease to move in. You will move in to see dirty floors, old worn carpet, holes in the walls, molded wood under the sink, peeling bathtubs and walls, spray paint on the floors, your air running nonstop without ever cooling your unit because the HVAC system is so old and the windows are so thin with zero insulation, and inconsiderate neighbors. The cherry on the top is the ai-robot agent “Brooke” who answers the phone when you call, doesn’t give you an option to ever speak to a live human being/real person, and there’s no emergency maintenance phone number. The office is only open Tues-Fri 10a-6p which you may go and the doors will be locked with no one visible. Saturdays is 10a-5p IF they decide to open. This is not a resident-friendly company, they are only here to fill the many empty units. One you’re locked into the lease, you will not get any answers nor any work done. A piece of my stove hood has been broken for 10 months now; a window covering has been down since I moved in and they never came to fix it/put it back up. Very luxurious indeed!

We’ve only been in this apartment for a little over seven months, and it has been one unresolved issue after another. They moved us into a unit that not move-in ready, and the conditions have only gotten worse over time.Within the first week of moving in, we experienced a major leak from the upstairs dishwasher. Water was actively seeping through the floorboards, and fungus began growing along the baseboards near the A/C unit; a clear sign of ongoing moisture and mold. We had to place towels along the floor just to manage the water coming through. Management was notified, came to look, and downplayed the severity. No meaningful action was taken.
The bathtubs has been resurfaced twice since we moved in and is already peeling again — a recurring issue that should have been properly repaired from the start.
The property is currently down to a single maintenance person after the entire maintenance staff quit at the same time. This is on top of having gone through four different property managers in under a year. the most recent of whom quit without notice and without escalating an active health and safety emergency.
Most critically, we have now discovered extensive microbial growth, severe water damage, a structurally compromised and rotting subfloor with visible holes, and significant ceiling and wall deterioration inside our water heater closet. A property specialist came out, confirmed the conditions were serious, and still no remediation plan or written response has been provided to us.
There is a child in this home with asthma who was seen by a pulmonologist for worsening respiratory symptoms. We believe these conditions have directly contributed to her declining health.
We have filed a formal complaint with Cobb County Code Enforcement. This is now a documented health and safety emergency that management has failed to address at every level.
If you are considering moving here, please think twice. These are not minor maintenance issues, this is a pattern of negligence affecting the health and safety of residents.
