DO NOT MOVE HERE! My daughter moved in 8/14/26 and there have already been roach sightings her apartment. The inside of the kitchen cabinets were filthy to the point that I wasn't comfortable with her storing anything in them. It's advertised a having on site security, I was there for 3 days and I never saw anyone patrolling the property. The upkeep of the property appears to be nonexistent. The hallways stink and are dirty. It appears that the hallways are never cleaned. The trashcans in the parking garage were overflowing with trash piled up on the side of the trashcan for days. They show you the model apartment which looks very nice but the actual unit is drastically different. If I could afford to break the lease I would. 0/10, do not recommend!

Do not live here!!!!! As a Parent of an AUC Student we did not receive housing for our child’s Sophomore year. We searched for Student Housing in Atlanta and settled on Westmar, for its proximity, price, and amenities. It was a disaster!!! Move in day we walked into a filthy, non-functional apartment. A dishwasher full of mold, smoke alarms not attached to the wall with no batteries, dead roaches in the freezer, live roaches in the cabinets, fixtures without lightbulbs, and a permeating aroma of cannabis throughout the apartment. Just a disaster!!! Throughout our child’s residence there, the roach infestation continued, even after several service calls. It’s a Roach Motel! They offered us a $250 gift hard for the issues, but we had to sign an NDA to receive the gift card…. Yes, an NDA, we politely declined. I think that should give you a sense of Leadership of the Company that owns Westmar. Moving out, our car was booted as we were moving out. Guest Parking is on the 5th floor, we initially parked there. Once we were all packed, we moved the car to the first floor for the move out. As we were going back and forth from the apartment, we received a $75 boot for not being in visitor parking. We told security we were moving out and we never were told about a move out pass. A fantastic parting gift from Westmar. The price may be enticing, but I promise, your student and you will regret moving here. And….. read the lease carefully, you can break the lease, but, you must pay out the entirety of the lease to break it. Save yourself the trauma. I am leaving out so many more failures of Westmar. Just do not live here!

⭐☆☆☆☆ – Do Not Rent Here
My experience at Westmar Student Lofts has been one of the worst renting experiences I've ever had.
After moving out, I received what I believe are unfair and excessive move-out charges. I was charged for a mattress replacement even though I was moved into an apartment with a dirty, stained mattress from day one. I also received charges for bathtub resurfacing, even though the tub appeared to have simply been painted before I moved in, and the condition reflected normal wear and tear. On top of that, maintenance had previously removed my desk chair and bed frame after I purchased my own bed, yet I was still charged as if those items were my responsibility.
The property itself has ongoing issues that management never seemed to address. There were roaches throughout the complex, the elevators were out of service for approximately four months, and the package lockers were constantly down, making it difficult to receive deliveries. The leasing office staff were often unfriendly and would simply stare at residents instead of greeting or assisting them.
The leasing process was also frustrating. I applied for another apartment at this community about a month before my lease ended and was approved without any issues. Then, on my lease end date, I was suddenly told I had "15 late payments." That made no sense considering the rental verification from my previous apartment did not reflect that history, and nothing had changed in that one-month period. It felt inconsistent and raised serious concerns about how resident records are handled.
I also have a full video of my apartment during Westmar's clean-out inspection. From what I observed, the unit received only a very basic cleaning before new residents moved in. Because of that, I strongly recommend that anyone moving into Westmar take detailed photos and videos of absolutely everything before unpacking. Document the mattress, walls, floors, bathroom, appliances, furniture, and every corner of the apartment. It could save you from being charged for damage or conditions that were already there when you moved in.
In my opinion, this complex does not treat residents fairly when it comes to move-out charges. Between the maintenance issues, poor communication, cleanliness concerns, and billing disputes, I would not recommend living here. There are far better student housing options that value their residents and handle move-outs more professionally.

Living here caused me to develop major depressive disorder, thank you Cardinal Group!!
Worst complex ever, roach infested, reeks of garbage, car was broken into, student-led management are childish, under-qualified and think that everything is funny. Do not move your child here, the “no utilities” is how they get you, you will pay with your mental health and physical health. There was black mold in my unit, that they claimed to resolve but refused to provide paperwork, and they in fact painted over it.
Also, they do not let you tour your actual unit. So, believe me when I state that it will look extremely different. When you are dissatisfied with the living conditions, they will tell you that you can’t break the lease and if you do leave you still have to pay them because “Hunter” pays the lease in full as if it’s a loan, so you “owe him.”

If I could give Westmar zero stars, I would.
This was by far the worst apartment experience I’ve ever had. Throughout my lease, I sent countless emails about serious concerns, including unsanitary living conditions, roommate issues, and safety concerns. Many of my emails went unanswered, and when I did receive a response, it rarely resulted in anything actually being fixed.
The shared kitchen and refrigerator were constantly filthy because of my roommates. When I asked for help, I was told that since it was a shared apartment, it was also my responsibility to clean. I understand cleaning up after myself, but I’m not cleaning behind other grown adults who repeatedly left the apartment in disgusting condition. Management’s only solution was to send notices, which changed nothing.
The roommate situation became so bad that it escalated into a physical altercation that required law enforcement. Despite this, I was still denied multiple requests to be released from my lease, even after documenting everything I was experiencing.
To make matters worse, I was involved in a hit-and-run on Westmar’s property. Law enforcement requested camera footage, but I was told it couldn’t be provided. While my car was being repaired for nearly three months, I still had to pay to park my rental vehicle even though I had already purchased a parking pass. I also spent hundreds of dollars on parking boots because the parking rules were never clearly explained to me until after my vehicle had already been booted multiple times. Altogether, I ended up paying almost $600 in additional parking-related costs that could have been avoided with better communication.
Overall, I felt ignored, dismissed, and financially burdened throughout my time here. Between the lack of communication, unsafe living environment, filthy conditions, and constant runaround from management, I regret ever signing a lease at Westmar.
Do your research before moving here. I wish I had. If I could include videos I would, but I’ve definitely included some screenshots from videos I took in the apartment
