We lived here for nearly three years, so I want to provide a comprehensive review of our experience to inform prospective renters:
Pros:
• The location is really great. The area is beautiful with direct access to the Chattahoochee so it feels like you’re away from the city. And it’s in an ideal spot with convenient access to I-75 and I-285, especially for commutes.
• They devote a ton of time/money to the landscaping. It’s a beautiful place to take a walk in the evenings, and things like fallen trees after storms are taken care of quickly.
• I know this can vary for folks, but it was a pretty safe environment for us. We didn't experience package theft, and packages were delivered right to the doorstep.
• We lived in a two-story townhouse unit, which is not a very common feature in other apartment communities. Note - there are some recently-built units (the Riverside apartments), but they do come at a MUCH higher rent.
Cons:
• The buildings are old, and the infrastructure is VERY poor at this point. Our unit was recently renovated, so it looks great on the surface. But during our time here, we’ve had the HVAC go out ever year, multiple times (one instance took 10x visits from maintenance before it was fixed), 2x leaks under the kitchen sink, the master electrical fuse to our dryer hookup had to be replaced, the drain in a bathtub needed to be replaced (it was nearly rotted through from age), there was a water leak upstairs in our second bedroom wall, and another leak behind the kitchen cabinets (the copper pipes are all old, so we were told these kinds of pinhole leaks are super common in the property), and the front door wasn’t sealed properly so we had rainwater come in when it rained heavily – multiple times.
• Maintenance is a challenge because of the above. After submitting a maintenance request online, they’ll show up on their own time without communicating in advance. And given there’s so many requests for the team to handle and the infrastructure is so old, there’s not a sense of urgency even if it’s things like water leaks soaking your wall/carpet, no heat in the winter, no AC in the summer, etc. I’ve lived at other apartment buildings including other older properties, and I’ve never had to deal with maintenance as much as here.
• It’s a challenge to work from home if you have a kind of job that has a lot of video meetings. They’ve moved to doing quarterly “preventative maintenance,” in addition to annual fire inspections, dryer vent cleanings, etc. For all of these, they’ll assign a day to your building, and then the expectation is that they can show up at any time between 9-5pm to your unit on that day. It’s been challenging to work with them on scheduling an exact time if you need further clarity on timing that day to shift things on your work calendar. These visits are on top of all the other maintenance visits.
• Cockroaches are common in general on the property, particularly in the summer. It’s located literally right by the river, and if you walk around at night, you can even see them on the sidewalks outside. It can be a fight to keep them out of your unit even if you keep it super clean. I bought Home Defense spray and sprayed the outside of our unit which was effective as long as I reapplied after heavy rains.
• The walls are SUPER thin. It’s really luck of the draw on your neighbor situation and how much noise they will make. We’ve had a few really great neighbors who are courteous. And we’ve also had some that are not – one blasted video games at 3AM with a subwoofer, one slammed the front door when leaving for work in the morning (to the point our whole unit shook). When we moved in, the old manager verbally told us that there was a three-strike noise policy. However, over writing in an email she later said that there wasn’t an official noise policy and it’s at the discretion of the manager. I have no idea what the current management will tell you. If you’re sensitive to noise, I would not suggest this property, even if you live in a top-floor unit.
