    ⚠️Home seekers, beware!⚠️ Don't come here without reading this entire review and hopefully, moving here is your last resort. I’ve lived here for many years and have seen the property change owners and management teams, but there has never been a management team as incompetent as the current one! -First of all, they have no respect for your privacy. Even though I’ve asked them a thousand times in every way possible not to enter my home when I’m not there, they keep coming in as if it were their own home. It seems like they always have something new to inspect more frequently than normal, which is very uncomfortable. - They don't care about fixing anything. I renewed my lease in June and let them know my bathtub needed urgent repairs, I’m diabetic, and the tub is very rusty and full of holes. I’ve spoken to about three different people about this (since staff turnover is frequent), yet to this day, they still haven't fixed it. -They are so money-hungry that they might tow your car 40 miles away on any given day, violating Sandy Springs towing regulations (which state vehicles shouldn't be towed more than 10 miles). They do this on weekends without any prior notice, even if your car is registered in their system as a tenant's vehicle. I assume they get some sort of commission from the towing company because their practices are very shady. -They never answer emails claiming they didn't receive them and calls go straight to an automated system. The office is only open every once in a while and when it's closed, no one even comes to clean the property, and sometimes the garbage truck takes a while to show up. All this and I haven’t even mentioned the laundry room, which is always filthy. - They allow overcrowding in the apartments, yet there isn't enough parking for everyone. When they tell you that you're entitled to two parking spots, please take the time to drive around the property and count the units versus the parking spaces you'll see for yourself! -They don't separate professional behavior from personal, lately, they’ve been sending a couple to work together the woman in the office and the guy in maintenance. The issue is that the guy stopped me twice before I could even reach the office and blocked me from getting there, he just said the woman was in a meeting and couldn't be disturbed, and that I should tell *him* what I wanted. I doubt that was true, because if she were in a meeting, she would have just closed the office but the office was open! - Their service costs are never fixed, they fluctuate, and it’s never clear to me how they calculate the water charges. I have clients who pay less for water at their houses than I do in my apartment! I’ve heard from other residents that they seem to take the total bill for the property and divide it by the number of units to get the cost. That’s incredibly unfair, since I live alone while they allow for many people to live in other units, obviously, my water consumption is lower than that of an apartment which houses, a married couple with three kids, or four or five adults! Now they’re pushing tenants to sign ridiculously long renewal contracts (18 + months). They hike up the cost for a 12 month renewal to an absurd level while keeping the 18 month renewal increase within a reasonable range, leaving you with no other real choice. You need to know this if you're planning to sign with them for the first time! *just take a look on the kitchen cabinet’s conditions, with 100 coats of paint melting on them *holes on the pavement all around the property, be prepared to get new tires on your car every year if you comes to live here *I hope that just as they pretend never to receive my emails, they also pretend not to have read my review! **The only good news is that this is Sandy Springs, and the city's Code Enforcement department is very efficient! *EDIT: a week later I haven’t heard anything from them about fixing my bath tube, they haven’t even opened the leasing office in 2 weeks

    ⚠️ Home seekers, beware! ⚠️ Take the time to read all the negative reviews before coming here; I can easily spot names among the positive reviews belonging to current or former staff members and people who have never even lived here! I don't know how they aren't ashamed to publicly lie, claiming they towed my car for safety reasons and tried to find the owner before hauling it off to an impound lot 40 miles away on a weekend. My car is registered in my name in their system; not only did I register it in person at the office when required, but two days before it was towed, I actually offered to sell it to their maintenance guy. When he said he wasn't interested, I even offered him a commission if he helped me find a buyer, and he said, "Yeah, okay." And who called the tow truck almost immediately? Yes, his wife! So don't try to tell me you didn't know who the owner was, and don't tell me the car was a safety hazard, because that simply isn't true! You’re just money hungry —I’m almost certain you do this just for the few dollars the tow companies likely pay you in kickbacks. I hope more people speak up about their bad experiences with you so others read those instead of your fake positive reviews! If the energy you put into doing mean things to people were put into fixing up the property, it would be a different story, That hole at the top of the entrance has been there for months—but *that* is the one thing they can't seem to see?! *** The easiest way to realize their good reviews are fake—and come from the company itself—is to look at the attached photo and see how everyone has left the exact same goods reviews for the same properties! But if you're reading this, don't take my word for it—go and verify it yourself! EDIT: I had to edit my review after they responded to me... at first, they claimed they didn't know whose car it was because it wasn't registered—saying they had tried to find the owner but couldn't—but when I insisted that I had registered the car in person at their office, they switched their story and claimed they had placed prior notices on the vehicle, which is false. It was nothing but contradictions; they are simply people with no ethics! **im so glad that they informed me that we can share reviews in all their properties

    ⭐⭐⭐⭐⭐ I’ve had a great experience at 505 Collection! The community is beautiful, well-maintained, and has a great atmosphere. The team is always friendly, professional, and willing to help whenever needed. I really appreciate how responsive and welcoming everyone is.
