If I could give 0 stars, I would. This has been the worst apartment experience I’ve ever had. The positive reviews are misleading—please RUN from this property. I lived with mold, roaches, gnats, and unresponsive management from day one. When I moved in (Aug 2022), there was black mold on every window. Maintenance marked my requests “complete” without fixing anything. I also had a severe gnat infestation in 2023 that made it impossible to cook, and pest control never resolved it.
The biggest issue happened in Aug 2024 when a water leak filled my hallway light with water and damaged my ceiling and walls. I reported it immediately, called emergency maintenance repeatedly, and still waited until the next afternoon for help. The leak caused visible damage (all documented), but the property manager, Brittany Mason, refused to treat it as urgent. She claimed there was “no leak” and suggested painting over the damage instead of checking for internal issues or mold. I asked to transfer units after renewing my lease, and she ignored the request.
I was also suddenly charged for two occupants for utilities in late 2024, even though nothing in my lease changed and I had only ever been billed for one person since 2022. The explanation I was given made no sense.
When I asked about early termination in Dec 2024, the process was not explained clearly. I was only sent the lease PDF with no guidance.Only thing communicated was that the fee was a total od two months rent. I later learned (from a lawyer) that the buyout fee had to be paid within 30 days of notice ON TOP of rent for Jan & Feb. When I decided to stay because I missed that window, I was told I couldn’t because someone had already applied for my unit—even though the lease states the termination should’ve been void if the fee wasn’t paid within 30 days. They forced me into early termination anyway, then didn’t even collect the fee at move‑out.
For a year I tried contacting Dayrise and Southwood Vista to correct my balance to reflect only the 3 days of March I actually owed and remove the buyout fee. They ignored every email. They took $1000 from Jetty toward the buyout fee, applied a $1420 credit without explanation, and still never responded. I only found out two days ago that they sent the incorrect balance to collections without notifying me.
This property does not care about residents—only money. Save yourself the stress and DO NOT live here.
