    Extremely frustrating experience I have been extremely disappointed with my experience at IBEX at Uptown. This has gone far beyond a single maintenance issue. My apartment’s air conditioning has been an ongoing problem for approximately a month. Despite submitting maintenance requests and repeatedly communicating with management, the issue remains unresolved. My apartment has reached approximately 87–88°F indoors. Management provided a portable AC unit, but it has not adequately cooled the apartment or fixed the underlying problem. What makes this even more concerning is that management is aware that I have a 5-month-old child living in the apartment. Having my home reach these temperatures for an extended period while management knows there is an infant living here has been extremely frustrating. Unfortunately, the AC isn’t the only issue. I have also dealt with roaches and multiple other maintenance problems that have remained unresolved for 30 days or more. At this point, the pattern is what concerns me most: submit a maintenance request, communicate the problem, wait weeks, and still not have the issue properly resolved. I understand that maintenance issues can happen in any apartment community. What I don’t understand is why serious and ongoing problems are allowed to remain unresolved for weeks at a time. I have tried to be patient and give management an opportunity to address these issues, but 30+ days is far too long to leave multiple problems unresolved, especially when one of those problems involves the apartment’s cooling system during Georgia’s summer heat. If you’re considering moving into IBEX at Uptown, I would strongly recommend asking detailed questions about maintenance response times, HVAC repairs, pest control, and how unresolved work orders are handled before signing a lease. This has been an extremely frustrating experience, and I hope management takes these concerns seriously and actually resolves the outstanding issues rather than continuing to provide temporary solutions.

    I am writing to formally request a review of my account and the rent concessions associated with the ongoing maintenance issues I have experienced since moving into IBEX Apartments. When I first moved into my apartment, I immediately notified the leasing office that the air conditioning was not functioning properly and that the circuit breaker was repeatedly tripping. My intention was to make IBEX my long-term home, and I anticipated living here for at least six years. Since moving in, I have also referred several new residents to the community and was informed that I would receive $750 in referral credits toward my rent. Unfortunately, during the first several months of my tenancy, I experienced significant maintenance issues that greatly affected my family’s quality of life. These included: * No functioning air conditioning for approximately five months, despite repeated reports. * My son passing out due to the extreme heat inside the apartment. * A 48-hour power outage that caused us to lose food stored in our refrigerator. * A stove that was inoperable for approximately 10 days, requiring me to purchase breakfast, lunch, and dinner for my children every day during that period. I also contacted the City of Atlanta Code Enforcement regarding my situation. I explained that the apartment had provided referral credits toward my rent. I was informed that referral credits and rent concessions for habitability issues are two separate matters and should not be treated as the same. The air conditioning was finally repaired on July 31, 2026. When I visited the leasing office today to obtain my account ledger, I was surprised to see that my July 2026 balance still reflected $1,698.75 due. I did not see any rent concession applied for the entire month of July, during which my apartment remained without working air conditioning until the final day of the month. During this period, indoor temperatures became extremely high, making the apartment very difficult to live in. Based on these circumstances, I respectfully request the following: 1. A rent concession for the month of July 2026 due to the prolonged lack of air conditioning. 2. Application of any outstanding referral credits that have not yet been posted to my account. 3. A review of any additional concessions that may be appropriate for the months during which my family endured these ongoing maintenance issues and loss of essential services. Given the severity and duration of these conditions, I believe it would be reasonable to credit the full month of July’s rent after accounting for the applicable concessions and referral credits, with my rent returning to the normal amount beginning in August 2026, provided the apartment remains in a safe and habitable condition. I appreciate your time and consideration of this request. I look forward to working together toward a fair resolution. Also this serves as a public notice in case Ibex at Uptown staff, manager, management, employees and owners, tries to retaliate Against myself or my family in present or future.     I would never recommend this apartment complex. The property is reportedly around $200,000 in debt and trying to recover $90,000, and it shows. The hallways smell terrible, the property is poorly maintained, and there are roaches everywhere. The staff is rude, unprofessional, and completely unhelpful when you have legitimate concerns. Instead of investing in fixing the property and taking care of the residents, it feels like all the focus is on collecting money while basic maintenance is ignored. Living here has been frustrating from start to finish. Save yourself the stress and look elsewhere. There are far better apartment communities that actually care about their residents and maintain their property.

    I would strongly encourage anyone considering moving to Ibex at Uptown to do their research before signing a lease. On July 3, a leak started in my bathroom ceiling. Despite reporting it immediately, I was without the use of my bathroom for about 10 days while waiting for repairs. Living without a functioning restroom in your own apartment is unacceptable, especially when you’re paying rent. As time went on, an unbearable odor spread throughout my apartment, making it difficult to be comfortable in my own home. I was also given conflicting information about the repairs. I was initially told that damaged materials would be removed to help prevent mold, but later learned they were only going to be sanded. That left me with serious concerns about whether the issue was being addressed properly. The most frustrating part was the lack of urgency and communication throughout the process. I had to repeatedly follow up for updates while continuing to live in unhealthy and inconvenient conditions. No resident should have to fight this hard to have a major maintenance issue resolved. I hope management takes these concerns seriously and improves its response to emergencies. Every resident deserves a safe, clean, and habitable place to live, and my experience unfortunately did not reflect that. This is day 20 of dealing with this
