    I want to start by saying i enjoyed living at this location based off Location this place is perfect if you work in Alpharetta dunwoody Marietta Atlanta etc great location to live but when i toured this place i was told the gates would work when i move in They still dont work the pool was closed for 1year just opened this summer pool is dirty tho it looks green but suppsedly its the paint. I was told they have a gym BUT NO TREDMILLS which is weird . The car wash station i could never use in the mornings because residents park there due to no parking spaces after 9pm dont believe me drive through after 9 nobody can park next to building its literally no parking. BUT FORGET THE GYM FORGET THE GATES FORGET THE OTHER STUFF my problem is the random inspections that happened over 15times since i moved in i have had 8 fire inspections i have had multiple window inspections random dryer inspection random inspections from the city of sandy springs i have cameras and i have over 30 recordings of maintenance and city of sandy springs and a seperate window inspection teams etc its been horrible living in a place that has absolutely no privacy. One day i woke up on the couch to the maintenance guy standing in my kitchen holding a vent saying to me that he has to replace my vent i was sooooo confused because what if i was naked on my couch legs wide open and just didnt hear the knock they will literally just walk in i swear and since he was my color i didnt trip but still my anxiety has been messed up since that day i wish they would have said maam wake up or anything it literally took me hearing noises to know someone was there to change my filter to the ac. What if i head headphones on washing dishes and someone walks in because i cant hear the door. Its unacceptable to email me a date like tue inspections but then they show up 1 day early and catch u off gaurd when u have company or simply minding your business. I would have stayed and resigned my lease but the multiple random inspections crossed the line for me . But i called sandy springs to complain about it and was told this complex has failed multiple inspections and until they pass inspections for this community the random inspections will keep happening. So move here at your own risk. But if you like privacy this is not the place for you. When people wash clothes or flush or run dishwasher be prepared to hear water in the walls all night long its so annoying. This place was great for working but i love my new place now in Alpharetta and guess what they dont do the random inspections and they dont charge 154$ in fees per month . My rent for 1br was 1,224$ but when you pay online it comes out to 1554$ but dont bother complaining to the front office thwy will tell u the fees are mandatory so dont say i didnt warn you ! If you dont want fees move somewhere else . This property charges 30$ valet trash 34$ concession fee 40$ rent plus 17$ for the utility bill at the front office . Yes u get 2 electric bills one is in the rent and one is from georgia power and u get a water bill plus a gas bill . I pay 1554 for rent and 490$ for utilities. Im so glad to be free from this place . I currently pay 1150 in Alpharetta and 215 utilities thats it no hidden fees . Hawthorne gates needs alot of attention. Good luck getting anyone on the phone after you move in

    We were denied on our application and have been waiting for 3 months to recieve our return for the rent we paid in advance. Terrible customer service and I cannot warn people enough to stay far away from here.

    The owner of this complex doesn't have pride in these apartments and it shows. It is definetely the weakest compared to the other complexes (to include next door) on the same street. Constant issue with the residents mail boxes being broken into. There is no dropbox for packages, because of that issue. You are dependent on the office being open in order for you to get packages which anyone has access to. The dumpsters have not been picked up in weeks they all have overflowing trash and it looks embarassing. Literally years the front gate has been open due to someone actually crashing a vehicle into them in order to break into the complex. Anyone can come in and out and there have been cars broken into because of that issue. Constant shifting management. Office is rarely open during business hours. Front desk "staff" (1 person) only takes the job in order to live free on the premises and then quit about 6 months to a year. Pegasus Residential is a slum company that only cares about profits. You can't even get in touch with a Senior Property Manager for any issues. Amos, the maintanance worker is the only good and consistant thing going for these apartments. He ensures that things actually get fixed and done but he is only one person for a whole complex. Do not believe the dressed up pictures for this complex, go there IN PERSON. That is if you can even schedule an actual appointment! Don't waste your hard earn money on a subpar complex!

    Just became a resident here at Hawthorne gates. Thanks to Jhocelin, the move in process was simple and easy, she was very helpful with everything.

    I would not recommend Hawthorne Gates to anyone. This has been one of the worst apartment experiences I've ever had. The property is clearly neglected. There is a recurring rat problem around the dumpster area, and the overall maintenance of the complex has gone downhill. We experienced numerous maintenance issues that should never happen in a rental property. Every time it rains, water comes into our apartment, causing flooding. We've had broken toilets, electrical outlets that don't work, and several other maintenance problems that either took too long to fix or were never properly addressed. The property is also dirty. Management said they were going to pressure wash the walkways and common areas, but it never happened. We also had to deal with a persistent marijuana smell coming into our apartment, which made living there very unpleasant. Safety has become a major concern. Police are at the property far too often, including late at night, and the front entrance gate is almost always left open, making this "gated" community feel anything but secure. It seems like there is always some kind of issue or disturbance happening. Things took a turn for the worse after the new management took over. Since Jhocelin Hernandez became manager, the customer service has been disappointing. Instead of listening to residents and helping resolve concerns, she is often rude, argumentative, and dismissive. She even hung up on me simply because I asked a question. She frequently tries to change or reinterpret the rules, even when residents signed leases and agreements under the previous management, using the management change as an excuse. She doesn't seem interested in listening to residents' concerns, and many of my neighbors have expressed similar frustrations. I can't wait to move out. The only positive thing about this property is its location. Other than that, I would not recommend living here. If you're looking for apartments in this area, I believe 1000 Spalding is a much better option.
