Better options in the area for better value and Property Manager
FYI for anyone relying on reviews when considering this building: in my experience, residents were encouraged to leave reviews in connection with pricing incentives. Our approximately $3,500 two bedroom apartment ultimately went down to around $2,900 after we wrote reviews. Prospective residents should know that when evaluating the ratings here.
After living here for 2 years, I had several experiences I believe prospective residents and upper management should know about, particularly regarding security and the property manager, Dashonna.
SECURITY: This is a 23 floor building, yet the parking gate was frequently broken or left open. I have personally seen shattered car windows and the aftermath of car break ins.
One evening, my roommate and I saw someone attempting to open multiple car doors in the garage, including mine. We reported it and were essentially told by Dashonna, “Well, did you call the police? There’s nothing we can do.” Nothing had been stolen yet, which left us questioning what residents are supposed to do when they witness suspicious activity before a crime actually occurs. No courtesy officer or on-site daily security?
COMMON AREA SAFETY: My guest and I were using a common area when another resident arrived around 9 PM with 30+ people and loud speakers. My understanding of the building rules was that only one guest was permitted when the space was not reserved. When the group attempted to push us out, I contacted concierge rather than escalating the situation. The confrontation became aggressive enough that I felt physically threatened.
PROPERTY MANAGER RESPONSE: What concerned me almost as much was Dashonna’s response afterward. Instead of feeling that my safety concern was taken seriously, I was questioned about involving concierge and made to feel that I should have simply left. I was also told, in substance, that the incident disrupted her sleep. After I began pushing back on issues like these, my interactions with her became increasingly uncomfortable. I cannot speak to her intentions, but I felt singled out rather than supported as a resident.
UNANNOUNCED APARTMENT ENTRY: My roommate and I repeatedly requested help with a refrigerator that was not properly freezing food. During that process, Dashonna entered our apartment without advance notice when we were not expecting an inspection, took photographs, and commented on the condition of our home. I found this extremely unsettling considering our request was simply about a malfunctioning refrigerator.
PET FEES: I watched a friend’s dog for approximately four days and did not realize temporary pet sitting needed to be reported. I take responsibility for that. However, I was accused of animal abuse, which I strongly dispute, and felt I was spoken to in a demeaning manner. After an accident involving the dog, I was ultimately charged approximately $650 despite my understanding of the lease referencing a substantially lower $75 pet related cleaning fee.
SURROUNDING SAFETY: I personally witnessed what appeared to be gunfire outside the property and later saw police responding. Obviously, the building cannot control crime outside its property. My concern was the lack of meaningful communication to residents following serious incidents around the building.
QUALITY OF LIFE ISSUES: The parking gate frequently malfunctioned, the package room was frustrating and I experienced missing or difficult to locate packages, and lower floors can experience significant weekend noise from the surrounding nightlife.
The location is convenient, and I recognize that some concerns involve the surrounding neighborhood rather than the property itself. My issue is how resident concerns were handled.
For Daniel Realty, I sincerely hope these experiences are reviewed. Residents should be able to report safety concerns, question charges, and advocate for themselves without feeling dismissed or singled out by their property manager.
I had the pleasure of touring 77 12th Midtown yesterday with Da’Shauna Dallas, and she was absolutely amazing! From the moment I arrived, she was warm, welcoming, professional, and genuinely attentive. She took her time showing me around, answered all of my questions, and made sure I had a clear understanding of the property and everything it has to offer. I never felt rushed or pressured, which made the entire experience even better.
What stood out most was Da’Shauna’s personality and the way she made the tour feel personal rather than just another appointment. She was knowledgeable, personable, and incredibly easy to talk to. You can tell she genuinely cares about providing a great experience to prospective residents.
The property itself was beautiful, but Da’Shauna truly made the experience exceptional. If you’re considering 77 12th Midtown, I highly recommend asking for her. 10/10 experience! ⭐️⭐️⭐️⭐️⭐️
77th & 12th Midtown is truly one of the best apartment communities in Atlanta and offers an incredible luxury living experience from the moment you walk through the doors. From the beautiful fitness center and resort style spaces to the social areas and thoughtfully designed resident amenities, there is always somewhere to relax, work, entertain, or unwind. The area is extremely walkable, which makes it so easy to step outside and enjoy everything Midtown has to offer without constantly having to get in your car.
If you are looking for luxury living in Midtown Atlanta with beautiful amenities, a stunning community, and a team that genuinely cares about the residents, I highly recommend 77th & 12th Midtown. Kentrell and Dashonna truly go above and beyond, and their customer service is what makes this community stand out!!!!

Before writing this review, I noticed that someone wrote something similar just a month ago:
“I toured 18 apartments, but as soon as I walked into 77 on 12th, I knew this was the one.”
That was our feeling too—except we were unable to tour the building in person. We had to do the research remotely and take as many virtual tours as possible, which was not easy. Everything can look perfect on a website or Zillow, but in this case, I’m glad we did not make a mistake.
What really made the difference was Kentrell’s willingness to patiently and thoroughly show us everything using his phone and camera—feature by feature, step by step, and question by question. We received all the answers we needed, and the decision was easy after that.
It is a great place to be—at least, that is what I can say after exactly one day. The people who work here are wonderful to deal with. I already mentioned Kentrell, but the concierge staff—especially Philip, Pam, and Cedric—also made us feel welcome from the very first minute.
A great place, good people, and a wonderful city. What more could you ask for?
