I am currently renting from this company. Please beware of renting from them my bill is currently not making sense I have filed tickets and work orders with this company that claims it has been taken care of however every month I am getting a $400 water bill and I have only 2 bathrooms. I have complained and asked nicely over and over again about my toilets and how they squeak. I’ve had several work orders put in include one person that told me that it comes with the house it’s going to make noise like that. I am seriously at a loss because I also keep getting hit with violations that don’t pertain to my house. I have someone that comes and cuts my grass and yet I’m also getting charged for an HOA violation which I actually think belongs to my neighbor. In addition to the 5 cats that rome around the outside of my house because she feeds them. I am looking to break my lease with this company if it comes down to it. The charges that are on my account are ridiculous and I have been here a little over 3 months. #hateithere #horrible DO NOT rent at progress residential PLEASE THIS IS A TRAP 👎🏾

RENT AT YOUR OWN RISK: Appealing Rent Prices, Predatory Backend Fees!
My wife and I have rented with Progress Residential for over a year in an HOA community, and we now fully understand why this company suffers from such massive tenant turnover & negative online reviews. While the initial monthly rent looks appealing, they more than make up for it on the backend by passing down predatory HOA fines and refusing to advocate for their tenants.
We are meticulous tenants. We mow every single weekend, weed, and have spent thousands of dollars of our own money on two different professional lawn treatment companies. Despite this, we are being financially squeezed due to Progress's systemic negligence and abysmal communication. Through weaponized communication delays, Progress staff takes weeks to notify tenants of HOA notices. By the time we receive the warning, presumed deadlines have passed, and an arbitrary fine is assessed. We were charged $400 for a single untrimmed bush solely because Progress sat on the paperwork. Additionally we have been threatened with fines for their own contractors' poor work. We were slapped with an HOA violation for a mulch installation performed by Progress’s own contractors. Instead of fixing it, Progress left us to spend our own time and money to bring their vendor's substandard work up to HOA code. After changing from one lawn care company to a more effective one, our new company has documented that this yard suffers from severe underlying issues including major water runoff, erosion, and rock-filled soil. They went on to state that a structural landscaping overhaul was likely needed to improve our lawn conditions (which were already a concern when we moved in). Progress has refused to fix these foundational property flaws, choosing instead to let the HOA target us with fines for "bare spots" or "weeds" that we cannot control.
Initially, Progress acknowledged that certain lawn issues predated our lease. Now, they have completely stopped advocating for us. It is cheaper for them to let the HOA extort us for fines than it is for them to actually maintain the structural integrity of their own property.
If you rent with Progress, prepare to burn the candle at both ends: you will pay for your own landscaping supplies and professional treatments, and still get slapped with hundreds in fines because Progress won't fix their property or answer emails in a timely manner. Document everything, and rent elsewhere.

BUGS, BROKEN DISHWASHER, NOT CLEANED BEFORE MOVE-IN, LEAKS, DENIED ACESS TO HOA AMENITIES, UNHELPFUL.
The day after moving in, I woke up to ants all over the kitchen counters and pantry. Progressive Residential would only authorize basic pest control service of spraying harsh chemicals on the counters and floors (toxic for children/pets). The spray would work for about a week, and ants would take over again. Pest Control came out over and over again doing the same exact thing, issue never resolved.
Dishwasher didn’t work from day 1 and wasn’t fixed for 45+ days. Refrigerator leaked water all over the floor, wasn’t fixed for 21+ days. House was not cleaned AT ALL before moving in. Dog hair in all in the carpet, yuck inside the microwave, on cabinets, door handles, all disgusting.
The house is in a neighborhood that has HOA amenities including a pool (advertised in listing)… BUT Progressive says they can’t provide the pool pass because Progressive has unpaid HOA fees! So our children can’t use the pool that our rent should give us access to.
Notified Progressive at day 30 that we are not pleased and want to move out. They told me “the policy doesn’t allow termination of lease under these circumstances”. Policy aside, what happened to providing a product as advertised? Not even a discount or credit given for our troubles.
I expect a lot better for the price we are paying. Progress Residential is a terrible business.

When it comes to Progress Residential, I don’t know where to begin… From the very beginning waiting for the move in inspection until now waiting on repairs. It has been 33 days of displeasure. We have paid right at $2800 out of pocket to get our home in a livable state. We absolutely love the home and we love the location, we just didn’t love the neglected state the property and landscaping was left in. The front yard was a mini forest. Pictures were sent, request were made…. Crickets… We had to hire landscapers, rent equipment, buy tools, and solicit the help of a neighbor to get our yard semipresentable. The debilitated state of the yard brought out nasty pest that made themselves at home in our home. We had to hire a pest control company to come out and treat the house, inside and outside. Then 2 weeks later Progress Residential sends someone out to spray. Unbelievable… Shelves in the closet were old and dry rotted. Boot leg maintenance repairs that caused me to get a leg injury. I must admit my fiancé told me that the reviews were horrible. I told him, I didn’t care what others said, your experience is what you make it. For probably the first time in my life I have set my pride aside because this is the ABSOLUTE WORST COMPANY I have ever had the displeasure to do business with. Every conversation I have had has started out pleasant but ended horribly. I have never met a group of adults who take zero accountability for their actions. They defend this company to the end. They go by their own rules. Some of the most unprofessional people I have ever met. The last one I spoke with, Kelley, hung up on me. She had the nerve to send a follow up email saying it was a pleasure speaking with me and for me to leave a google review. Of course after the real conversation that she and I had, she didn’t include the link to the review. I politely requested it. Twice. Now I’m responding to her rude, unprofessional, and ratchet behavior. I must say I’m one of the most easygoing, generous, forgiving people I know. Complaining is not me but this company has brought the speak up, out of me…. All I ask is please do better. Reimburse us for all that has been done. It’s rent time again. Stay up on your responsibilities and do right by your tenants. This company has the potential to be awesome but, even being in business this long, can hit rock bottom with all of this negative publicity.

Horrible maintenance department and customer service within the maintenance department. My dishwasher broke two weeks ago. The guy comes to fix it and disconnects the drain line from the input of the garbage disposal. He leaves saying not to use the dishwasher because we need to wait for parts. He did not however, tell me that the sink would then just dump basically everything that went into the kitchen sink down into the cabinet below, causing water damage to the cabinetry, carpet behind the kitchen island, and hardwood flooring in the kitchen (warped wood). Their solution to this as of now is to replace the carpet, but I have no idea about the other water damage. Today they sent a vendor to replace the carpet, but the carpet doesn't even match and makes the house look trash (pictures attached). In addition, they treated my furniture poorly and did not move it back correctly. How difficult is it to take pictures of the room beforehand so you can put everything back correctly? And, yes, I could talk to the vendor but quite frankly I didn't hire the vendor, I doin't want to talk to them and I don't have time to talk to them. Meanwhile I still don't have a dishwasher because we are waiting for parts for a throwaway base model GE dishwaser - all of this damage and staff driving to and from the property over a cheap dishwasher.
While dealing with this, I reported that there is a hole in the concrete slab foundation of the home. Keep in mind that this is of no concern to me because honestly it's not my property I just live here. But I know foundation damage is a serious issue for a property. Instead of coming to take a look, they ask for more pictures. I had already sent pictures so I responded that they have members of the team in and out of the home all week - why not have one of them do it because I really don't have the time and I've already spent so much time communicating with maintenance regarding the dishwasher.
The icing on the cake, however, was when they sent a vendor out to take care of some live bird nests on the property but all the vendor did was take the nest down - they did not clean at all. I know I can probably just get out there with a ladder and a hose and maybe wipe it down, but the company hired to remove the bird nest should have cleaned up so they can properly handle the bird waste. It is inappropriate to ask a tenant to clean up that kind of mess because it's not sanitary and I could get sick. Again, I could call the vendor but it's not my responsibility as I did not hire the vendor.
I've already spent multiple hours on the phone with them, spending much of the time on hold, trying to give them a chance to do this right but they do not care to. In fact, when I told them about the sink draining into the cabinetry below I told the customer service agent that I had no way to prepare meals or wash dishes safely and he advised that I was dishes in the bathroom. That's incredibly unsanitary and I'm shocked at the response from that member of the team.
Progress Residential: If you'd like to make this right, I need support from management - someone from the management team to actually come to my property and make sure that things get done right. Almost every single ticket that I have opened recently has been poorly handled.
