    Progress Residential is an absolute nightmare of a rental company. They claim they do walkthroughs of their properties, but that’s hard to believe considering the condition some of these homes are in. If they actually inspected these houses properly, they would see the serious issues before tenants move in. Since their calls are recorded, they already have documentation of many of the problems residents report. Instead of sending licensed professionals out first, they send “Progress technicians” who are not certified electricians, plumbers, or specialists. Their job seems to be nothing more than confirming the tenant is telling the truth so they can note the issue on the account and then decide whether to contact an actual vendor. Meanwhile, the resident is stuck waiting while dealing with unsafe or unlivable conditions. Trying to get credits or reimbursement from this company is like pulling teeth. Communication is terrible, follow-up is inconsistent, and residents are often left in the dark. The repairs in these homes feel rushed and poorly done, like random handymen were hired off the street to patch things together as quickly and cheaply as possible. Faulty wiring, constant breaker trips, unsafe electrical issues — plugging in basic appliances shouldn’t feel like gambling with your safety. RUN and never look back. Horrible experience. Total nightmare.

    I want to know why every person I talk to on the phone says that they will fix the problem and then when the technician gets here, they say that they cant do it. Why is the person on the phone telling us they can, and then I take time off work to be here and then the person is here for 20 minutes and they leave without doing anything. I want someone to tell me the truth and not waste my time. I am now out over $1000 of my paychecks because of this. I have left work early so many times to be here for someone to not do anything that I think I can make more money working for Progress myself. I am supposed to be waiting on a call from a maintenence manager for the last week, but no one has called me. This company is the worst, and I will tell anyone and everyone to never rent from Progress if they want any peace of mind or happiness. The AC unit in my house took 14 different visits to fix. So far my dryer is at 5 visits, and the mold in my attic is at 3 visits. Unacceptable.

    I live next door to 2894 Edgewater St., SW, Atlanta, GA 30331, and have owned my home since 2007. The last two tenants in the 2894 Edgewater rental property have been most unpleasant, and were both ultimately evicted from the home. As a homeowner who takes care of my property and considers my home to be a major asset, I am disgusted with your choice of tenants and their disregard for the rental property. I have to pay for extra lawn treatment to counteract the weeds from 2894 Edgewater St. The property is an absolute eye sore and an embarrassment to me and does not reflect well for your values and ethics in how you manage your properties. Now that the most recent tenant has been evicted, I would like to sincerely ask that some major consideration be taken when selecting the next tenant. My property value should not have to be effected by the lack of care and concern you have for the properties you own. It's a disgrace.

    Dealing with them has been an absolute headache and I'm not even renting from them yet. A lot of their properties are dirty, smelly and expensive. I found one i liked and applied, they automatically denied due to a name discrepancy because I've been divorced. I called and they said I could send my divorce paperwork and they would review it in 3 days. I wanted the house so I paid the application again and changed the name on my bank account. I got approved but then they told me they put a transfer in front of me even though I applied first. So I waited 3 days and now they say I'm getting the house and they have sent me emails saying I need to sign my lease and pay but they haven't sent me anything to sign and when I try to login to the website it gives me an error and says my account is locked. They don't call or keep in touch with applicants at all, you just have to keep calling and they give you different information each time you call. Then I have a service dog and they said I need a doctor letter even though their website says that's only for emotional support dogs, not registered service dogs. So I paid my doctor and was seen for that letter just for them to approve my application with out it anyway. I have gotten the complete run around and still have yet to receive anything to sign. It's been a total headache and makes me question their integrity and if I want to even do business with them! Save yourself the headache and go elsewhere.

    Words cannot describe how disappointed I have been with Progress Residential since the second I moved in. I have lived in rentals my whole life and they are ALWAYS cleaned before moving in. When I arrived at this townhome it was filthy. Trash and leaves in front of my door, the floors were gross, toilets not cleaned, scuffs and scratches all over the walls, under the cabinets were covered in grease and dirt, stove was covered in crusted old food, water damage on the ceiling in the guest bedroom, all ceiling fans covered in a thick layer of dust, there was even the remains of an amazon sticky shelf left on the wall in my bathroom shower. I even found a smiley face drawn on my wall in marker. The carpet was smelly and matted. You can tell an animal lived in the house (even got confirmation from the neighbors). I was told to document the cosmetic damage and just deal with it. I had to put a work order in for them to come clean the carpets but that didn't do much. There is even a clause in the lease that says the place must be professionally cleaned and when I brought this to their attention I was told "well they must not have done that and it would have been deducted from their deposit" but the place was never cleaned?! I submitted over 100 pictures. Then flash forward a couple months there is black mold growing on the ceiling of my guest bathroom and half bathroom downstairs. When I put the work order in they sent two men who used a translator app on their phone to speak to me and all they did was clean the ceiling with some chemicals and paint all my bathrooms white. I am not convinced the mold is gone just covered until it comes back. Save yourself the hassle and find a different rental company.
