    Very unorganized. Customer care does not know what they are doing. Every step has a different department that handles something that the other department does not know about. They charge for everything ( very money hungry ) even if they are in the wrong you don’t get refunded. I’ve paid 4 application fee I. The last 3 months because my application is getting cancelled for mistakes on there behalf. I was told I didn’t have to pay a new application fee which is a lie. You do have to pay they credit it to your move in cost. They also have expectations for you to complete something in 48 hours max and they take 7+ days to complete. Highly unsatisfying. I will be filing a Better Business Bureau Complaint. They kept my last deposit because I didn’t turn in a move out request but I did a home to home transfer which is the same thing as stating that you will be moving out the home into another home they own.

    I had such a great experience with Leona Word, Resident Experience Coordinator at Progress Residential. From the very beginning, Leona was kind, professional, accommodating, and genuinely considerate throughout the entire process. What really stood out to me was that she actually followed up after I moved in just to see how everything was going and to make sure there wasn’t anything else in the home that needed attention. I honestly wasn’t expecting that, and it meant a lot. Moving is stressful enough, and having someone who genuinely seems to care whether you’re happy and settled makes a huge difference. Leona has been an absolute pleasure to work with and is a wonderful representation of Progress Residential. Excellent customer service like hers deserves to be recognized!

    I do not know where to start, the nasty customer service or the using AI as an excuse to get you to keep applying for a home. No matter how many times you call, its always an attitude, no one can tell you about your application, but they can tell you to keep applying because AI has not been set up in Ga in order to give your application time to get approved, less than a month and they want you to keep applying and any money you spend will be credited back during your signing the lease. The children supervisors think everything is funny and I am so grateful to read the horrible post to know, I avoid a bullet, this company customer service is a representation how the service will be if you rent from them, so I am going a private owner.

    I had ongoing issues with my HVAC and utility reimbursement that were frustrating and took multiple service requests to address. However, once Leona Word, Resident Experience Coordinator, became involved, she was extremely helpful and actually took the time to review everything and get involved. Leona was able to resolve not one, but two of my open cases, including my HVAC-related utility reimbursement. After reviewing the situation, Progress Residential ultimately reimbursed me. I really appreciate Leona taking the time to listen to my concerns, look into the details, and actually follow through instead of just giving me another generic response. The issues themselves were frustrating, but Leona’s customer service made a huge difference. She was responsive, professional, and most importantly, she got things handled. I definitely appreciate her going above and beyond to help resolve my concerns.

    My experience with Progress Residential has been one of the most frustrating rental experiences I have ever encountered. On July 25, 2026, I applied for a rental property in Acworth, Georgia, and paid the required application fee. After completing the application process and going through the approval review, I was informed that the property had already been leased to another applicant. While this was disappointing, I was told that if I found another property, Progress Residential would transfer my application so I would not have to start the process over again. I followed their instructions exactly. I selected another property, contacted Progress Residential, and was assured that my application had been successfully transferred. My application was approved for the new property, I signed the required documents, and I received instructions to pay the holding fee. Unfortunately, this is where the process completely broke down. When I attempted to pay the holding fee through the online portal, the system continued to display information for the original property that had already been canceled rather than the new property I had been approved for. As a result, I was unable to submit the holding fee and move forward with securing the home. Since then, I have spent countless hours on the phone with multiple representatives, opened case tickets, and repeatedly followed up in an effort to get this issue resolved. The property selection process is first-come, first-served, so every day that this issue remains unresolved creates additional stress and uncertainty. Despite numerous conversations and assurances that the matter was being addressed, the problem still exists. The most disappointing part of this experience has been the lack of communication and follow-through. During my most recent conversation on July 29, 2026, I specifically requested to speak with a supervisor regarding the ongoing issue. I was told that a supervisor would contact me. As of today, no one has reached out to me, provided an update, or offered any meaningful resolution. I have done everything that was asked of me throughout this process. I paid the application fee, completed the application, provided the required documentation, signed the necessary paperwork, and followed every instruction given to me by Progress Residential. Yet I remain unable to complete the process because of what appears to be an internal system or administrative issue that the company has failed to resolve. This level of customer service is unacceptable. The lack of urgency, communication, accountability, and follow-through has been extremely unprofessional. For a company managing residential rentals, prospective tenants should be able to expect accurate information, functioning systems, and timely support when problems arise. Unfortunately, that has not been my experience. Based on the way my application and transfer were handled, I cannot recommend Progress Residential. This experience has cost me time, caused unnecessary stress, and left me questioning whether the company values its customers at all.
